I’ve lived here 5 months and I regret every bit of it. The summers are horrible if you live anywhere near the pool because the other people that live here have no respect for other people. They treat the pool like a vegas pool party until all times of the night. Then the fire alarms go off so often you wouldn’t know when there’s a real fire to evacuate or not. And they keep going for at least a hour. The last time they started sounding at 1:35 am and didn’t get turned off until past 5 am! That’s insane. The water is constantly getting shut off and management does absolutely nothing. Do yourself a favor and keep driving past this place.
Fire alarm goes off for hours. Water was off for days.
Be aware that the buildings have fire alarm problems!! They are going off once in a while. Before Christmas from Dec 22-24 they have gone off for three days in a row! So you could imagine fire alarm would be constantly beeping for a couple of hours! And nobody will turn it off!!! Kids get scared and alert! It may happen during the day or night you never know! I was about to invite guests over to celebrate Christmas and New Year, but now I have to cancel the parties because I don’t want the loud beeping sound fail my plans and make everybody down! During the summer you won’t be able to enjoy the pools due to loud music and it’s over crowded. Another bummer is that pools are open till 8 pm, so there isn’t an opportunity to swim after 8 pm when it’s not that hot during summer days.
I have been leaving here for 1 year Over the last 2 months many cars have been left on bricks because of stolen wheels. It’s very frustrating and aggravating feeling waking up in the morning getting ready to go to work and seeing my truck on bricks. It has happened twice to me already in the course of 2 months. Security is not doing their job and management does nothing about it. We have seen security sleeping on the job. I am so over these apartments that can’t keep the safety of my vehicle protected. Sleeping at night has become impossible with the feeling that my truck is going to get hit again. DO NOT MOVE TO THESE APARTMENTS !!!
Lived here only a few months and it has been a nightmare. If you work from home, this place is not for you. If you want a good night's sleep, this place is not for you. Loud doesn't even begin to describe this complex. The complaints are not taking serious and you will be ignored. Winter Storm - Was without water for 8 days. Fire alarms went off continuing for hours. Forced to leave on Monday night and drive in winter conditions to get away from the noise. Returned on Wed at 9am and sure enough they went off again. Returned that evening to find building 2 breezeways flooding and residents have to sweep the water themselves. Several apts were flooded as well. Left and returned on Sunday where I had to retrieve water from the pool to flush commode. Not once did I receive communication from Apt managers. Gates left open for close to two weeks. Have sent several emails about noise to the office about and it has yet to be resolved. I just give up at this point. Walls are paper thin and neighbors just don't care here. Super loud at all hours of the night. If you live facing Westheimer, you will get the pleasure of hearing cars coming and going all night blaring music. If you want peace and quiet, this place is not for you. Dog are never leashed and owners do not pick up after them. When out walking all I hear is "My dog doesn't bit" as the owner goes back to talking on their phones. Packages have been stolen. Parking in the garage is a nightmare. Friend's car got towed for parking in a marked Reserved spot. The spots are painted but is fading so you can't see it's reserved. Save your money and go elsewhere!

Unfortunately, our network, equipment and normal communications methods failed due to the extended freeze that we experienced. The management and its staff do not care about their residents at all. The crime is so high. They don’t inform you about any of the crimes. If you are a victim of a crime, they will not provide any support, sympathy, or assurances to resolve for future residents. It really isn’t worth it to live here. It is the worst management I have ever experienced. Biggest thing is there is no communication with the residents about anything, especially emergencies, which seem to be a lot at this place.

Horrible management, took two months to get a room transfer done to the point where I ended up not doing it. I’m not going to re-sign my lease unless there is a new management. Throughout the entire freeze we lost power and water and we never received emails, calls, or updates as to what the situation was. It’s been over a week now and still no water and no communication. Unless management changes, don’t move here. The prices may seem attractive but it’s not worth the stress.
The apartments are lovely inside and in a great location. However, management has something left to be desired. In the single year I've lived here, the fire alarms have gone off throughout the complex four times. Because they require the alarm company to come onsite and turn them off physically - they have stayed on at least 1.5 hours - up to 6 hours. These are high, piercing alarms inside the apartments; traumatizing my cat. The water system is on electric pumps with no generator back up. Every time the electric goes off, so does the water system. During the February 2021 winter storm, we were without water for 7 full days, while we had electric after 3. Management communication lacks severely. We never know exactly what's going on - for how long we can anticipate it to be that way - or anything of note to convey to the tenants. Horrible.
There have been several car break ins. I had a package stolen at my door recently and management was no help and treated me as if they could care less. I wouldn’t recommend this place to anyone. Also, extremely dirty. All maintenance does is drive around in golf carts all day, talking on the phone. And security sits in common area watching tv.
I have lived at this property for 3 years. The property management and staff are great. The are on top of it with any maintenance requests and other requests that I've had. The property management and staff work with integrity and understanding. The property is well taken care off with onsite security. Portico at West 8 is a great place to live !
Had a 13month lease with them. Had 50 cars broken into in their garage and didnt do anything about it but finally add security there. (really after a break in in westhimer they did that, they should've had somthing already in place for that area they didnt even have camera for their closed garage.) Also they have some of the weakest bathtubs available I have a 1 year old that I give bath in the tub while me and my wife use the shower. When cleaning our child we usually lean against the bath tub the wash him and somehow my knee was able to crack the side. We told the maintenance and reported it to them but nothing happened. Also when you go to the office and report anything you need most of the time they will write it on a sticky note and forget about it I had my filter changed twice in the entire stay and if you didnt know the filter are suppose to be part of your rent. Towards the end of our lease I figure my deposit was gonna be gone since the bath tub was cracked and my son snapped one of the blinds .just so you know the DEPOSIT IS 500. I must make that clear for anyone that thinks about staying here.i move out and about 1 month later I get a letter from them saying I owe them 300 towards damage and cleaning. They already took 500 from me now they are asking for a additional 300 that's 800. Now this isnt the first time I lived in a apartment usually if they take the deposit that's the end of it. But NOPE not portico they want all the cheese plus extra. I never experience such a shake down from a place before. I lived in a bad area before and when I had my place broken into they were kind enough to just take my deposit and wasnt gonna charge me for broken windows or anything when the break in happened. Portico will charge you 800 for cleaning and repair of a side of the bath tub and also a warped floor that was there before your move in . Dont live here theres a reason it was vacant for so long.
I have been a tenant since august 2016. I had some house keeping issues initially and was on the verge of moving but Daniel took care of it. The place started to grow on me. However I have noticed the quality has changed drastically. There is what sounds like a family of at least 6 living above me and constantly playing loud music. I actually called the sound police folks and after they left the people started making even louder noise. There seems to be abandoned cars in the lot these days. Then the business center has been down for over a week. I mean and no body seems to care. I spoke to Clarence twice now at both ends of my being in the business center. I am not sure what is going on but quality is lacking. I mean part of your selling point is having a functional business center yet it has not been functional with scans, printers and faxing. The nonchalance kills me and I doubt that I will be renewing my lease or recommending this place to anyone. It is quite unfortunate.
I have lived here over seven years. I am thrilled to say the management doesn't turn over nor the maintenance team. Even on Sundays like if the air conditioning goes out, the office and maintenance respond within thirty minutes. Most of the renters are the same ones as when I moved in. I simply won't live anywhere else. I feel extremely safe here. The security people are always visible.
Very Unsafe. I have been living here for about 10 months and there has been couple of breakins even as assault. Security people are just for formality to check how many guests are in pool and all but not to look out for burglars. My car got broken into, somebody jacked the lock and took quite sometime while security did nothing. Even somebody reported a suspicious activity to leasing ppl and they did nothing. All the stuff was in my trunk, so somebody was watching me around 8pm in daylight. Police was saying they have quite few cases of bulglary in this apartment complex while leasing office didn't informed the residents. First response of the leasng office to me was that thefts happens everywhere. Zero commitment to safety of residents by leasing office management. Not at all worth for the money you pay for being safe.
i have lived here over five years and am getting ready to sign another lease. i wouldn't live anywhere else. portico isn't "just another apartment". i sold my four bedroom home and had never lived in an apartment before portico. what impresses me the most is that the same management team is here since the day i moved in. clarence is family to me. the maintenance people are so friendly and efficient. IF something goes wrong, it is fixed immediately....even on a sunday! i even have the same neighbors i have had for years. this says a lot.

What can I say? There's a guy named Clarence in the office and he makes everything better! Not everything can be perfect all the time but solving it is the way to handle your tenants. We knew going in that when they were doubling the size of the complex, we would be living next to construction for a while. With the construction almost complete, which didn't start until after I left for work, the patio was a little dirty from dust and debris. I mentioned it one time and he had people come and clean it up for me. Washer was a little loud? We got a new one. You just want to chat him up? Good at that too! Salt swimming pool, great gym, plenty of free covered parking ON THE FLOOR YOU LIVE ON! Best apartment complex I could have asked for, all 2 blocks from my work in Westchase/energy sector. Ask for Clarence!
