Do not rent here Management is a joke and do not communicate. Whenever I would go up there to talk to Dylan or Mary Kate they where never there and would never answer a phone call or a message. I don’t even know where to begin. I wasted my whole summer waiting for maintenance to show up and fix my dishwasher and toilet they never showed up time and time again never a call or anything. When I tried to call no one would answer the phone even if I called multiple times back to back. I would always have to go up to the office or call them to find out what is going on. Air conditioning never really worked the whole time we lived here. October was the breaking point when my husband and brother took off time to be there for maintenance to fix our unit. On October 30th unit was not working and he came right away. However on November 8th it was not working again and I made a call right away. They showed up on November 9th and said they “fixed” the problem. However it was not fixed because it was almost 79 degrees when I got home and it was almost 90 degrees outside. They said that someone was going to be there on November 10th so my brother took of work to be there and NO ONE showed up he went up to the office twice and was told someone would be there. The third time he went up there he was told they won’t be coming till Saturday. When I called to speak to Mary Kate she said that someone had to be there to let the maintenance guy in because they don’t have a key anymore for my apartment anymore since I had not given permission for them to enter the apartment without me being home. He was supposed to be there around 12 but did not show up till after 6!! This place is the absolute worse and I really hope if you are going to rent there read these reviews
Dumpster Fire everything is broke and no one fixes anything. Mold everywhere.
Please do not move here and safe yourself a nightmare. My AC was never fixed last summer and my apartment was covered in MOLD! They wanted to charge me for full rent and extra items when I stayed 17 days (the days until my lease would end) and they could have just moved in w my security deposit. Yet they contacted a debt collector for expenses over 2k? DISRESPECTFUL. Place was left clean. I have pictures of all the nightmare!
I've experienced numerous structural issues with the complex since moving in including sewage coming up through the pipes in the showers and toilets while I slept and I am currently on day 47 with no air conditioning during summer months. An HVAC leak turned into mushrooms growing out of the carpet. Both onsite and corporate management are non-responsive to issues. There have been multiple fire hazards in my unit that were not responded to until code enforcement opened cases. In addition, smoke detectors went off for 58 days and nights...the city had to make them replace the faulty detectors. Save yourself extraordinary amounts of stress and anxiety and take your business elsewhere.
By far the WORST apartment complex I have ever been associated with. Asked the front office staff to let me know what I owe since my last month was pro-rated, and if there were any issues upon move-out. Was promised I would be contacted and there would be no issues. These were LIES people. Ended up getting sent to COLLECTIONS with zero explanation, and received ZERO correspondence from the front office on how much I owed for my last month, and my water usage. I was never late for 15 months of rent. Management changed 5 times over my 15 months. Stay away people, you have been warned now. Plenty of other options out there, and the reviews here are proof that this place is HORRIBLE.

The entire application process was a hassle just so we could throw $350 away like it was nothing. It started off when I was trying to apply and the links that the apartment office was sending me, was not working (the website is confusing and made zero sense and would continuously glitch). We were lied to being told that they only look at the deposits going into your bank and as long as we met 3x the amount for rent going into our banks each month, we were fine. That was apparently false information because that's not in fact what happened. We had to resubmit bank statements and since my brother works in the serving industry, had to go to the extent of getting a written out letter from his employer (which he did) that stated he makes what he stated which was more than 3x the monthly rent (each month), so there were absolutely zero reasons for us to be denied. It was super frustrating being told one thing, and then being told another after they received money from us. ($100 per person submitting an application +$150 "reservation fee") If I would've known how things would've played out, I wouldn't have taken the time and effort to apply here. Save yourself the hassle if you're in the serving industry or make income off the stock market (or anything that isn't from a set employer from your basic 9-5 job). We're both college students who followed each step they gave us in a timely manner, providing them with everything that they had asked for and double and triple checked with them that what we were providing would be sufficient. Smack to the face.
My fiancee and I lived in a 2 bedroom apartment here at Portofino Cove from September 2019 until May 2020. During this time we had over $1,000 in damaged clothing that I brought to management attention due to the humidity in the apartment. It was routinely above 60% humidity and mold grew in our closet. After months and months of complaints with documentation nothing was done. Yes the maintenance guy came over, to look at our air filter, and then made a few suggestions, he even said he lived there and knew it got humid on the bottom floor. I was very frustrated and it got to the point I didn't want to pay rent because they weren't listening or providing $ for damaged goods that were clearly from their apartment building. They slapped a notice saying they'd evict if I didn't pay rent, which I understand they need their money, but they wouldn't even compromise. They never provided any $ for damaged goods. In discussions with neighbors, they mentioned high humidity as well, and nothing was done that fixed. On move out, this company tried to get me for not emailing with proper move out notice, damages, and more. They even sent a debt collecting law firm still seeking to take more $ from me. Live here if you must, but there are better alternative run by better people.
When I first moved in I thought this was going to be a great place to live. I was wrong. Dirty apartment. Everything was constantly closed. Bbq pits are for show not for use. Pool was always being “cleaned”. Management went through 5 different property managers in the one year I was there. And when moving out was billed for over $2500 sent straight to collections even tho the items were detailed on move in check list and photo evidence submitted. The management here honestly don’t care and as you can see on page 2 and 3 of the reviews I am not the only one who feels this way. However they do post good reviews themselves or ask residents to post good reviews in exchange for winning prizes.

I moved here in November of 2019. I was in the newest building that was built and it is super quiet! Occasionally I can hear traffic off of 884 during the busy times but that’s when I have my windows open. I don’t hear my neighbors ever and for awhile was wondering if anyone was even moved in on the other side since I wasn’t hearing usually apartment noises. The trash pickup can be sketchy sometimes as I live on the 3rd floor and I don’t know if they forget, don’t see it, or just are lazy and don’t want to grab my trash. Otherwise it is really convenient not having to haul it down the stairs everyday to take it out. Management at the leasing office is great for the most part. Sometimes you can ask them for things and it takes a bit to get back to you but usually I get a quick response. Dog park is great and the neighborhood stays clean and tidy for as many people as there is living here. I definitely would recommend this is community!

I moved here in April 2019, signed an eight month lease because I planned on purchasing a home after, but decided to wait so I was more than happy to extend my lease! I love the open feel of my apartment, the Bolero! I love the modern look; from the counter tops, cabinetry, flooring and tile in the bathroom. I love to cook and the kitchen is massive!! The landscaping is beautiful, and with them still completing the build, the additions to the pool, outdoor grill areas, gym, dog park, soon to be gated, it really is a comfortable place to live (some of which is still in the works, but seeing the transformation makes the wait worth while!). If there was a concern, it was addressed immediately, which says a lot for a complex of this size! The office staff is always available to help, quick with answering your questions and are very pleasant! Communication is key, as a renter and renter, so is patience, so if you’re looking for a brand new, beautiful and comfortable space to call home, this is it and I’m very glad I moved here! Thank you Nancy, Connor and Genesis for being rockstars!!! You guys are doing amazing!
I lived there for many years until recently and loved it! Had a 3 bedroom apartment with nice size showers and tile floors. They even replaced my carpet after so many years when it needed to be replaced. Management has always been available or calls back quickly if they are not. They work quickly to resolve any issues. If I had not had to relocate I would have stayed there for many more years! The apartments in the newer buildings just going up are gorgeous. Was a perfect place for my pets, too. Highly recommend.
I moved in the first week in June and I must say I'm very pleased. My apartment home was clean and brand new. It's very peaceful here and I have no complaints. The staff is nice and very helpful. The quality of the apartment features are a 10 out of 10 for me.
Upper management has terrible communication. Also, I’m aware of three different tenants having the EXACT same water bill amount. This means you are not just paying for your own water. They are splitting everyone’s. JUST SAYING!!
The photos you see here are of a different apartment complex, please go see them yourself before making a decision. Clubhouse still under construction, no gate, no amenities except for the pool, the pool is terrible, like a small motel pool for a large apartment complex. Walls are thin, you can hear dogs barking all day, toilet flushing and peeing, and neighbors smoke, it seeps into our apartment, where we don't smoke and have windows closed. Dirty outside, from construction. No celling fan/lighting in most of the apartment, they tell you to buy it yourself and get a person to install it because they will not. Management lies, zero accountability. I moved in, sight unseen, had I had a chance to see this place I would NOT live here. SEE FOR YOURSELF. Simply put, this place sucks.
If I had read more reviews on this place I would have stayed far away! No gate, no ceiling fan or lighting in any bedrooms or living area, thin walls (so thin I can hear the neighbor pee and their small dog bark ALL DAY), second and third floors have wood flooring so you can hear them walk all day and night. Management is terrible and corporate office does nothing to help. Clubhouse is not ready yet and it looks like it will be months still, pool area is a joke. Yes, it is cheaply priced and yes, it is new, but you get what you pay for. Worst renting experience I have ever had.
I moved in March and absolutely love it here!!! The apartments are so beautiful!! Even though they are still under construction the management always gets right back to you. I recommend PortoFino Cove to anyone!!!
When I first came to the apartment months ago, I was promised a gated community luxury living experience with a dog park, clubhouse, and a beautiful new apartment (which there are none of). I knew it was a new complex, so I expected some delays. Fast forward to over two months after signing my twelve month lease and this experience has been a total nightmare. We haven’t had lights or fans in our living room or bedrooms for over a month and we have not been updated on when we will EVER get them, it took two weeks to receive the trash can for our not-an-option valet trash service, and to top it all off, WE DONT HAVE INTERNET! We’ve been here for well over a month and we are unable to purchase any internet service for our apartment. That’s right! Not Comcast, not ATT, not century link, nothing. Whenever you ask when the issue will be resolved you get 100 different answers and nothing measurable. That means we can be without internet for the next five months. Problem is, when you use your internet to power your tv, Alexa, and computer, you’re stuck trying to use hotspot in a building with horrible cell phone service. This apartment is the worst decision I’ve made all year. Also, you can expect to hear your neighbors loud rap music blasting from his apartment with all the windows open when you get homihe from work. I seriously fear for my safety here, and that was before I heard about the shooting. (Google it) DONT MOVE HERE.
I recently moved in and all I can say is WOW! I read reviews and was a little scared but went in anyways and I am so happy I did! The staff were welcoming, and helped me with any questions I had. Only thing was that there is no fan in the bedrooms but honestly all I had to do was buy a lamp. lol not a big issue. I knew about the construction but I work in the day and weekends I hear nothing. Also I DONT HEAR ANYONE! So glad the walls are thick enough to not hear anyone doing anything. I was always taught to not believe what other people say and go look for yourself and so glad I did! Very happy with my new home! <3
I definitely love my apartment it has the best appliances, the finishes and everything are beautiful, plus this complex it's amazing and the Staff is the best I love them all, they come back to me really fast, they are so friendly in the main office, one thing I really love is that every time I get in the car the say hi to me and wish me a good day, I'm super happy here, I LOVE IT!!
We moved here a few months ago and I have to second everything mentioned in the previous post. RUSHED - I still don't have ceiling fans or lights - even after their "final inspection" a couple of weeks ago. BAD CONSTRUCTION & SERVICE -Not so great customer service skills. They really just want you to sign a contract. I've lived in Florida for years and I've noticed the same condensation leaking down my walls! It will definitely be a problem in a few years. BUGS - Not to mention we've also seen a bunch of weird bugs that are coming through the vents. THIN WALLS - I kid you not, I can hear neighbors peeing at night. That's how thin our walls are. HORRIBLE LOCATION - Its mission impossible trying to get across the two busiest roads from 4:00 PM - 6:00 PM The leasing office will tell you anything to make you happy enough to leave and ask again in two weeks.Please - think twice. This complex is the standing example of a shinny penny. Looks good at first but after the initial excitement, you realize its worthless and cheap in the end. You get what you pay for! There are so many brand new apartments in this area, they may be a little more but this has been the worst renting experience I've every had. If I had to do it again, I would've leased five minutes away.
We are from out of state and unfortunately did not get to see the apartment until move in day. When we walked in for the first time: -condensation was leaking from the windows on to the wall, it could have completely damaged the walls, and it will, in the future, cause mold in the walls to build up, management's response: "have you ever lived in Florida, thats normal" -there was, and still is, no ceiling fan/lighting in the master bedroom, second bedroom and living room (so a good half of the apartment is dark) management's response: "wait 30 to 45 days or more" -no one bothered to wash any of the tile on the outside of the apartment once they finished this building, it all looks rushed The apartment is nice for the price and we needed a 2 bedroom for guests, but at this point I am willing to compromise space over quality. The entire apartment complex is still under construction, and as they finish a building, they are renting them out so you have large machinery coming in and out all day long and construction workers camping out on their breaks. Pros: appliances are new and nice, decent space for the price Cons: no ceiling light in half of the apartment (we use lamps), management has too much on their plate they can barely service the residents properly, no gate If I had the chance to look at this apartment before my move in date I would have NOT rented the apartment. If you are ok with waiting months for something to get resolved, I can tell you, the apartment is decent and price is nice and appliances are nice and new, but it may cause you a headache to live here. Good luck!
I could not possibly recommend any harder that you stay away from renting here. The apartments are Ok enough, they were decent for the price but that has changed with large price hikes in the last year or two. The management is awful. It took months to get our door fixed, weeks to get AC fixed as, at least at the time, there was only one person on the maintenance team. If you rent, make sure to both video record and take pictures of EVERYTHING at both move in and move out. Show yourself putting a new filter in the AC, the fridge, etc. They charged us $125 to replace the filter and clean the AC on move out and we replaced the filter the day we moved out, and an AC company had cleaned the AC a week before. The fridge filter (which they never provided us with on move in to begin with and is $20 on amazon) they charged $100 for. Around $300 or so replacing/repairing items that were in the same condition as when we moved in and marked on the move in sheet, but never repaired during 3 years of living there because again, ONE maintenance guy. Another $200-$300 for "cleaning" when we had a professional cleaning company clean it after we had our stuff moved out. $700 for carpet that had nothing but normal wear/tear from 3 years and was not new when we moved in. To top it off, they NEVER even told us they wanted this extra money. A solid year later we are in collections without ever having heard from them. Months have gone by and we have been unable to get a call back from them regarding the charges or even how we would pay. Today I have called three different people and emailed their account manager "Andrew T" at prime group us without anyone being able to give answers for the charges, the lack of contact about them, or even info on how to pay them. The answer is always the same "Someone (or Andrew) will call you back" and no one ever does.
We had an extremely difficult time contacting the landlord. Does not answer phone calls and is not in the office during "office hours". Very unprofessional. Good deal on the apartment but would recommend finding something else to make your life much easier.
I absolutely love it here, I have no complaints other than the water bill which seems outrageous for only being two people living here. Other than the water everything works great, looks great, and very nice neighbors!
