Moving from Maryland to Florida brought inherent challenges, and to my surprise, our apartment was not even close to being one of them! We connected pretty early on in the process with Ramona, and I CANNOT speak highly enough about her. Not only did she give us options and recommendations to find the right unit for us, but she guided our family through the tour months before we were able to tour in person. She ensured that we had all the necessary resources throughout the entire process and guided us through every step of the way. We were able to navigate everything from start to finish with ease, from over 1,000 miles away. Upon move in, she greeted us with a kind smile and even left us a super sweet "Welcome Home" sign with our names on it. No matter where you are looking to move from, Cortland Portofino will take care of you. And if you have the opportunity to work with Ramona, you are in the absolute best of hands.

Maintenance Wes and Ezzy has been awesome and very attentive to our request or emergencies.
The rent value should equal the experience of the unit, building and office management. The gate is always broken, pests have increased, neighbors have been obnoxious, AC has constant issues increasing electric bill, toilet leaks and hasn’t fully been repaired.
I’ve been very happy with the over all experience at Cortland, never have to wait too long for someone to respond or get the job done. Resident services are wonderful and they really try to work with you. Much appreciated!
Pleasure living here for 4 years. Small complaints that you naturally go through but overall amazing environment and staff is beyond amazing.

This is by far the worst apartment I’ve ever lived in. I am paying an astronomical amount of money for an apartment that’s falling apart and a management team that doesn’t do their job. I would never recommend this place to anyone.
Bad security, frequent damage to vehicles and no security gate for almost a year.
Not only are the grounds kept looking so beautiful, the property is serene and peaceful. I immediately felt at home when I moved in. It feels like you are at a luxury resort when lounging at the pool. And 11pm snack attacks are no problem because of the vending machines at the clubhouse where u can enjoy a cup of coffee at in the morning too. Highly recommend this new home for anyone and at any age.
Came to see a couple apartments with the hopes of it being my new home. Not only the apartments are beautiful and the whole community as well, but Jeff was outstanding with his level of professionalism and charisma! Really sold the place for me! He is very accommodating and understanding when it comes to your preferences in housing and really knows how to show you around to make it know how special this place really is! Amber has been such a help to us for whenever anything is needed I can’t stress how much she actually takes time to call you and advice you of what’s going on and let’s you know with time when will someone be out to service, definitely a five star for her. Always answers calls never leaves us guessing and that’s hard to find. I’m pleased to say I have finally found a group of genuine people at Cortland portofino place ! Amazed with how professional and kind Ramona treated my grandmother Olga and I cant forget Teresa who goes above and beyond to make everyone happy and stays so well organized with whatever matter is at hand. Living in an apartment complex after many years of residential living, this complex is able to fill many needs a family needs and is accustom to. Rapid maintenance response, and a friendly office staff made it an easy adjustment. The complex needs upgrades such as new pool furniture, front door replacements, and more access to all the wonderful amenities after normal working hours. NOT ALL RESIDENTS WORK 9-5!

Jeff was a pleasure to deal with and patiently showed me a couple different apartments. I like how spacious the complex is and the amenities are top notch as well. The inside of the apartments are nicely renovated especially the kitchens and bathroom vanities. Negatives are the old style light switches, old thermostats and showers looked older and not renovated also. I do work in the remodeling business so keep in mind I might be a bit more picky than the average person but overall think these apartments a great value.

I would not recommend living here. The gates have never worked and anyone can come in to the complex from off the street and also access the amenities. Also if you are looking to move here for the amenities, they never work and management has done nothing about either of these issues when we mention it to them

We have been testing them the last few days. This way, it gives residents a bit of time to make sure their barcodes and directory codes work, and we are all available to assist with any mishaps. We will be permanently closing them as of Monday. As of right now, the only amenity that is down are the hot tubs, which we are diligently work on getting them back up and running for all residents to enjoy. Recently relocated to WPB from NY. The staff in the leasing office has been spectacular the entire step of the process, and definitely calmed my nerves about the move! Since move in, there have been some minor things that needed attention, the maintenance team always has gone above and beyond with the repairs and my home. They even take their time letting my scared rescue dog get comfortable with them before they begin any work around him! If you’re looking for a place that just feels like home… this is the right place!

My wife and I are currently looking for a home to own but our time here has been amazing!!! The amenities are great,the office staff is present and consistent,and needless to say,the apts themselves are absolutely beautiful! I have nothing but good things to say. I have been here for almost 4 years. I haven’t had any issues other than your typical lightbulbs out. The team is always very helpful
had to move last minute and came across Cortland Portofino. My encounter with Ramona since I've entered the leasing office all the way to the completion of my application was beyond amicable!! She was very prompt with responding to my emails, calls and text in a timely manner and she was beyond patient with my 101 questions. The property itself is beautiful and the apartments are filled with natural light and the Sq footage is worth the rent. Thank you Ramona and the Cortland team for making this process as easy and quickly as possible for me.

For me, the most important aspects of a good community are: safety, cleanliness, responsiveness by staff/maintenance and cordial neighbors. I enjoy living here. Yes, there might be some issues but what place doesn’t have them? Majority of the time the amenities are available. I mainly use the gym here and it’s the best I’ve seen in a while! I truly enjoy the food trucks that are brought out.

I’ve lived at Cortland Portofino for over 5 years now and it’s one of the best communities I’ve lived in. Management is great, amenities are abundant and maintained well, any issues including maintenance have been handled quickly and efficiently since this current Manager (Camille) has been here and communication from the management and residential team is great! I always know what’s going on as far as events and even amenity maintenance. I will absolutely continue renewing my lease while it’s this good because you don’t always find a place where you’re almost 100% happy and have little to no complaints. And the great aesthetics of the community is just a perk to come home to!

I have had the privilege of living here for almost 2 years . The whole office team is amazing . They are very accommodating and attentive . I had one small shower issue and it was fixed the very same day no issue, or delays . Lovely experience .

We've engaged a new gate vendor who is diligently working to restore our telecommunications. Currently, one gate is operational, and while we await repairs on the other communication system, it will remain open for your convenience. We understand that occasional missed pickups can be frustrating. To avoid this, please ensure you are following the designated pickup rules. If, despite adherence to the rules, you experience a missed pickup, kindly reach out to our office. This allows us to contact the vendor and address the issue efficiently. Security gates are broken\open 99.9% of the time. Pools are either closed or filthy 99.9% of the time. No one works-on Service Requests; Requests stay open for months with no updates or are closed with NO updates\work done. Overcharge on utilities\water for months...even after Residents notify the "managers"; charging 40 times actual consumption with no response on refund...completely ignoring Residents.

Our pools are currently crystal clear blue though there was a short period where some chemical systems failed which took us out of commission for a weekend. Though, we do bill you for water, Cortland is not responsible for the consumption or costs associated with your bill. All utilities are monitored and billed by a 3rd party utility billing service. If there is an overage and we are advised of a necessary adjustment one will be made.
