Ghosted us for over a month while they were "preparing the unit" for us, and then moved us into an apartment with broken appliances, broken cabinets, water leaks, and extensive rot and black mold. I will update this review when/if they choose to remedy these issues. However at the moment my recommendation is that anyone considering this community go almost anywhere else.

My experience with this leasing company in Tampa, Florida, has been a nightmarish ordeal. The malfunctioning air conditioning system set the stage for a series of failures that epitomize incompetence and neglect: From June to August 2023, I submitted three work orders, all addressing the non-functional air conditioning in my apartment. Unfortunately, these cries for help fell on deaf ears as the maintenance staff's attempts to fix the system were futile. Frustrated, I took matters into my own hands, hiring an independent air conditioning company in hopes of uncovering the issue. Their findings were alarming, highlighting multiple problems contributing to the ongoing dysfunction. I relayed this crucial information to the maintenance staff, who inexplicably chose to ignore the glaring issues. The breaking point was reached when my August 2023 work order was unceremoniously closed without any solution or diagnosis. In a final attempt, I contacted the leasing office, formally expressing my intention to terminate the lease due to the persistently ineffective air conditioning system. Regrettably, this plea was met with indifference, leaving MAA's failure to address the issue unchanged. Only after months of enduring this ordeal did MAA take action, hiring a third-party air conditioning company to investigate the issue. Astonishingly, this third-party company discovered the same problems identified by the independent air conditioning company I hired months earlier, highlighting MAA's incompetence and negligence. To add insult to injury, the third-party company only managed to fix the air conditioning in early October, leaving me to question if I'd been condemned to endure the entire Florida summer without relief. Worse yet, I now grapple with dangerous black mold growing out of the walls, a testament to the risk I had repeatedly warned about, which MAA chose to ignore. Throughout this ordeal, my patience was pushed to the limit, and my pleas for damages went unanswered. This leasing company's blatant disregard for my well-being and their failure to provide even the most basic living conditions is infuriating. My experience with this company has been nothing short of a living nightmare, and I hope my testimony serves as a warning to those considering entrusting their living arrangements to MAA. Avoid this leasing company at all costs, unless you have a penchant for witnessing sheer incompetence and indifference in action.

Moved in a little over month and so far no issues with parking so far. Love the path along the bay, have seen a few dolphins in the morning. We have a dog and she enjoys the path too. Pools are very nice and the gym is never crowded. The dog park would be nice if owners would clean up after their dogs, really no reason they can’t with dog stations there. Disappointed by how poorly the apartment was painted and holes in screened in patio. Apartment is very dated for the price we pay.

Parking does get bad sometimes. I was almost hit by 4 cars already because residents park anywhere. The apartments are a hack job with pieces of the ceiling falling everywhere. They quickly try to fix issues only after you complain and not before you move in. They are very quick to fix the apartments and the location is elite. Kids are in the adult pool. It is a gated community but anyone can get in just by following cars in or entering the gate. The faculty also enter your apartment without permission and ruin your privacy. Most residents are nice and the place feels safe to live.

I have had a great experience living here so far. I have never had an issue with parking spaces and we have two cars. Very peaceful at least where our apt is located. The complex is very well kept. I have had a couple of things needing repair and maintenance took care of them the very next day.

You move here, for location only. They are not luxurious apartment, but they sure charge you for it. Everything is constantly broken, which takes months to fix. During the summer you will have roaches and centipedes in your apartment every day. They billing charges are in house services, so you will have fees, with out any justification besides common area. Management is a business lowest bidder contracts always win. Parking is garbage, not enough spaces, you will be towed. Almost all the recent reviews are accurate, and if you don’t want to believe look at the availability. As of 4/6/22 89 open units. What does that tell you about a 5 star * complex. This place has a great view of the water, and is a great location, but that’s it.

Parking is absolutely horrendous with no assigned spaces given. Unless extra paid garage space is available near your desired unit do not move here. All lots frequently and completely fill regardless of weekday or weekend forcing residents into fire lanes and illegal parking spaces; with myself being a victim of this problem after having my truck towed. According to the CTS towing rep that released my girlfriends car from impound after being towed on Thanksgiving, Rocky Point management actively calls to have vehicles towed and CTS frequently patrols and tows numerous cars from the complex regardless. I would highly advise anyone interested to take this problem into account before signing a lease. Management doesn't care to fix the issue and even seems to be promoting it, with towing companies taking full advantage. Beautiful complex with beautiful sights. Too bad you'll pay more then your rent for it. Don't make the same mistake as me!

Great location, but the AC is constantly breaking. They also don't provide enough parking for their residents. You are literally forced to park in a fire lane and then towed and forced to pay $150 (in this case $230 because it was a holiday) to get your car back all because the complex is incapable of providing sufficient parking for its own residents. They don't even call you to let you know it was towed. This happened to me on Thanksgiving. We found out when we were bringing down dishes to take to Thanksgiving dinner. They could literally not care less about their residents. It was a real happy holiday to us. We ended up parked in front of a towing company waiting for somebody to come let us in (they towed us over night and then we're closed for the holiday)instead of going to Thanksgiving dinner. If we let it stay another night, we would have had to pay even more. This complex is heartless and so is the towing company they work with.

Need to invest in some planning for better parking. Gave 2 stars because at least I lost 12 pounds walking myself halfway across town from the one space I could find at 11:00pm to my apartment.

1. No regulation of parking at all. People who own townhomes with 2 car garages can easily take away spots from people who share the area and live in an apartment. Additional note about parking is that people love to store cars with tarps over them all over the complex and they just sit there for weeks/months without moving. 2. Maintenance is extremely poor. After moving in, our toilet was not functioning correctly and they accused my girlfriend that she was using excessive toilet paper. Three maintenance requests later for the same issue, they finally brought a snake to clear the pipes from past residents. Maintenance also only works specific hours, 5 days a week. So hopefully you don't have an emergency at 7:00 PM. 3. Beautiful, but awkward location. There have been 3 times within the last 6 months where an accident has prevented me from going home. Yes, the area is beautiful, but remember that it is on a sliver of an island, that is dictated by a highway. One accident has proven numerous times that your entry to your home will be revoked. On a positive note, the dog park is nice although there is no shade. So dogs usually huddle in the corners where it is cool. The drive into the complex is beautiful and I will admit, it's what sold me on living here, not the complexes themselves. 3 pools scattered around the complex is very inviting to parties and people throughout the weekend with a market attached to the complex for additional party resources. I read one review about this place that suggest it should be a 21-30 age range for this place because on the weekends, good luck finding parking at your own home you pay for as all spots are completely taken up by all 20 of your neighbors friends who don't need a visitor's pass or any requirement to get through the gates. Overall, you're so much better off not bothering with the current MAA company that owns this property. I was under the notion that the same people who owned Post Hyde Park were in charge, and I was sadly mistakened.

Terrible customer service and no flexibility on policy. Had a washer/dryer situation which I eventually was reimbursed for but there was no apology that they were wrong on the front end. They were just defensive. Paid a $700 pet fee when I moved in the they tried to charge me another $450 fee 6 months later because I transferred units. The original fee was for a 14 month lease. No reason for them to charge an additional $450 6 months later just because it is policy. Zero flexibility. Beware of moving in.

I viewed this property and was impressed by the location and amenities. I was not impressed by the rude and impatient woman who leave me the tour. I noticed that when someone repainted the patio floor, they had painted over dead caterpillars. She actually said that the bugs happened to be the same color as the floor. They were not. It was a stupid and insulting explanation. There was also a dead roach in the apartment. She was annoyed by the fact that I wanted to walk around the sidewalks of the building where the unit that would be available for rent was located, as the model available for show was on a different part of the property. All in all, you’ll be paying for the location, so don’t expect much from the units themselves. They’re fine, but nothing special.

Gates are always broken, water constantly being shut off, can hear EVERYTHING through the walls. Got charged 130.00$ for paying my rent on the 2nd. Front staff are as bad as it gets

Proceed with caution...leasing agent's do not know their own policies. They do not own up to their own mistakes, which is now costing me over $800. I would not recommend anyone living in this neighborhood.
I had been living in a 2 bedroom apartment here at Post Rocky Point for about 3 years. Unfortunately, there were unexpected delays with the house I was purchasing and needed to add an additional month to my PRP living experience post lease completion. The management office "accommodated" my additional month with a nonnegotiable fee of $2663. Unbelievable but that's what you can expect with the management office now running this complex.

I wish I had more nice things to say other than the location is great the views are amazing that’s all I got this is a party place to live the noise is relentless, in varying forms neighbors. Noise has been aweful and I mean upstairs neighbors down stairs neighbors, drunk people wondering property waking you up in the middle of the night. And the party pool is a free for all for speakers and kareoke - stear clear of units around party pool this will ruin your weekends. I know it seems quite from the outside but from the inside the noise echoes up the walls. Animals are noisy, and some stair cases are attached to the buildings in such a way that you conviently hear every step- located right next to master bedroom wall so you can hear drunk people stumbling up and down stair wells with every step. I have even witnessed beer cans in parking lots and women’s underwear on light fixtures on path. Obviously this is all cleaned up now so if your hear for the party your in the right place.

I am choosing post rocky point because it close to where I work. The building was old however the facilities are good. Before I moved in, they changed all things brand new. I am very satisfy with them.
My fiance and I have lived at Post Rocky Point for just over a year. We love it and don't plan to move anytime soon. Whenever we have a maintenance request it is always taken care of the same or next day and we truly appreciate that. We also use all of the amenities like the pool, the gym, and the walking trail (this is our favorite aspect of living here and we go for nightly walks along the water's edge) The actual apartment is spacious and while the appliances in the kitchen are a little outdated, I overlook that because I like virtually everything else about living here. If you want the luxury of living right on the water, three pools and a nice gym all at your front door then this is the place for you. And while you do pay a little bit more to live here, it's worth every penny.
After living here for less then 5 months as our house was being completed the good folk at Post sent us a bill for $1,500 to replace the carpet. It seems their policy is total replacement for any pet damage as they call it. So yes , 1 accident from your pet and you will be given a bill for total carpet replacement. Good luck , and may the renter beware.
