Located just across Lady Bird Lake from Downtown Austin, Zilker is one of the city’s most desirable neighborhoods. Zilker’s tranquil residential streets are complemented by walkable access to an array of shops and eateries clustered along South Lamar Boulevard and Barton Springs Road. However, Zilker is perhaps most famously regarded for its easy access to some of Austin’s best outdoor recreation at Barton Springs, Barton Creek Greenbelt, and Zilker Park.

It’s truly a great place to live in from the budget/quality perspective. My apartment has a cute view of downtown and even though it’s central I don’t hear any noice, just birds outside the window. Everyone in the management office is super nice, there are community events, packages securely delivered, gym is small but clean and enjoyable, rooftop is very cute and pools are nice. I’d recommend it especially for the newbies like me who just moved to Austin and are on budget.

Also Office management left me with a portable A/C for three days when it's 100 degrees outside. Having only one device for a two-bedroom apartment is not enough. I've been living with 80 degrees in the apartment and the horrible noise from this outdated device, making it impossible to sleep due to the noise and heat. Moreover, because it's the weekend, all the staff is out of the office. AMLI provided me with hotel reimbursement when the A/C was broken. However, the MAA management isn't doing anything about it. I can't trust this place if they call it "HOME." Home is where you should feel safe and be able to rest, but I've been living in hell for the past three days.

I lived here for 3 years and it was absolutely awful. Community was the only thing that kept me but I felt extremely unsafe in this building. Homeless people sneak in all the time, so much package theft, and doors were never working. I'm posting this review because I find it comical that they rather change the name on the building than fix the problems that are causing these bad reviews.

Moved in here July 2021 and have regretted it since. Just a few highlights: - THE FIRE ALARMS. Honestly, this has been the worst issue for me. The fire alarms go off for 5-10 minutes consistently. Sometimes 3-4+ times a week, every week since I've moved here. It's relentless. In the middle of the night, middle of the day when people are working, at all hours. They are excruciatingly loud. - Car break ins daily. Not even being dramatic here. The gates don't work regularly so people are able to get in. Cops are called for this, but they often break into multiple cars and escape before the cops are able to get here. - Package thieves. Both in the locker room and in the buildings. It's become a major problem, no help from management. Security cameras and multiple security guards (one for each building + parking garage) is an easy fix that hasn't been made at all. Not even cameras (outside of one at the entrance). - Not super fun to walk pets around this area, unless you go in the neighborhoods. Had a homeless guy yell at me while walking and was throwing metal in the street at me. I won't take the dog out at night solo, my fiancé has to come with me. Someone who lives here had a homeless guy approach her with a broken lightbulb he ripped from someone's patio on the first floor. I'm tired of writing so I won't go into too much detail on these, but other issues include: dog grass area is saturated and I can smell it from my window that is multiple stories up, pool grows algae in the summer and has hoards on leaves in it, never gets cleaned up, trash shoot door/area has never been cleaned and has food/trash/garbage piled on the floor, leaks down the wallpaper in the hallway (called maintenance about this and they painted over the leak, lol), no parking available in the garage in the evenings, key fobs didn't work for a week when moved in, I could go on forever. I know the appeal of living on South Lamar sounds enticing, but we wish daily that we would have just moved a little further south (or any direction) where it's safer and more affordable. It's really not worth it.

if you are a woman do not live here. the security budget is either zero or close to it, they do not care about the many people breaking into cars and apartments nor do they care about the "guests" that roam our halls of which have no cameras and if they do why does nobody know who broke into my apartment this year

Probably the best apartment location in South Austin. Convenient to some of the best restaurants, bars and entertainment. Very secure complex. There are a few jagoffs that leave doors/entryways wedged open when they're feeling too lazy to keep security tight. The only drawback I would give is there are way too many bad dog owners. I will admit I'm not a fan of domesticated animals in general, but the amount of poop and dog pee smells is disgusting.

THE PROS: I loved our specific apartment. Gorgeous, great layout! One of those 888 sq ft ones. I loved all of the amenities here and location to downtown. The maintenance workers were extremely quick, responsive and friendly; they were great! but that's pretty much it. These are just things I would have wanted to know before moving here: THE CONS: It is incredibly complicated to have a guest visit, park and get to your apartment, even just for an hour. I had a whole paragraph typed out that I had to send every single time. The parking stripes are so faded in the garage that its impossible to see where to park at night and so people park wherever--which limits available spots and causes you to park further away. I have never seen the garage cleaned and the floor is disgusting. Broken glass left on the ground for weeks at a time. The trash chutes are not large enough for the size building and trash regularly collects in the hall--same thing with the recycling bins. Despite the fob access, non-residents regularly enter the complex and break into cars and apartments and steal things. I have never gotten the impression that the office cared at all, even when someone broke into our apartment and my husband got a concussion and broken toe from chasing him out. It took a year and a half of most of the residents complaining for them to add a camera. A lot have just purchased a Ring for their peace of mind. The pools are great, especially the circle one, but was usually dirty. They would come clean it quickly every time I asked but it just wasn't kept clean. The gyms are awesome but the Phase 1 gym was missing half of the weight our entire time here. Also, there was no ACTUAL courtesy patrol. It was an actual APD cop, but he worked night shift with APD so could only come and help if he wasn't doing anything on his actual job. Yea I don't count this as courtesy patrol. This has nothing to do with the office management but a lot of residents need to take more responsibility for certain things, such as cleaning up after their animals outside and in the hallways when they make a mess. A regular occurrence. Oh and by the way, fire alarms are a monthly occurrence in phase 1, a weekly occurrence in phase 2. Most of the time, we just hop onto the FB group and check with others to see if there's actually a fire lol. Also UPS/FedEx regularly just dumps packages in the mail room without delivering to apartments or putting packages in the secure lockers. This is ent

The front office has zero compassion for tenants once moved in. I would not recommend. There is a major construction project going, taking up 1/2 of the retail parking. They gave me zero notice that this would begin when moving me in. Then when I asked to transfer to a unit away from the construction they tried to upcharge my rent and lock me into a new 13 month lease.

I have had my friends car broken into who was staying with me and a package opened that was in front of my door as well as other security issues that effect the entire building. Each time the staff has basically said "there's no cameras so there's nothing they can do". You'll see a lot of comments about both packages and cars getting broken into. I also had a issue with the end of my lease where the staff told me that I was set up for leaving on a certain date. I was told a week later they couldn't honor that then passed over to the assistant property manager who yelled at me in a condescending tone for not knowing her staff was wrong.

Where to begin? In my brief two years there have been a number of nightmares. From homeless people living in closets, to a man with a machete chasing people in the garage, there are many complaints to be made about Post South Lamar. On top of that the management team is most condescending, unhelpful group of people I have ever had the displeasure of dealing with. They never take blame for any issues, constantly gaslighting residents for issues out of their control and trying to deflect the blame. Stay far away from Post South Lamar.

I've lived here 3 years and was draw to the location on SOLA. Walking distance to great spots. I toured and the staff was incredibly kind. Amenities were great. Lamar is not a cheap area and the place seemed reasonable compared to the others. Once I moved in it was all downhill from there. My apartment was a mess and I called to let them know. They said "It was cleaned for you to move in." Obviously not. Dark spots on the walls, crumbs all over the kitchen and bathtub dirty. The staff are the most incompetent, condescending and lazy group I've ever met. They act SOOOOO surprised when you come to them with an issue, as if they're hearing it for the first time. Yet it's all over their reviews. There are responses to the reviews that claim "We're sorry to hear of your experience. There's nothing more important than the health and well-being of our residents. We need more information to help us resolve any problems so please call or email us." Then they provide contact info that doesn't even work. Issues include: poor security (cameras never work,) pools are supposed to have a guest limit with wristbands (yet the pools are packed like Vegas with people openly doing drugs,) rowdy neighbors with thin walls, and a bunch of drunken post-college kids with no regard or respect for the people who live here. The office refuses to accept packages that don't fit in the mail room so the delivery people leave them in the hallway. Front office has the worst turnover and the property manager is incredibly rude. I do NOT recommend anyone to live here. It's cheaper because you get what you pay for, which is a poorly managed complex where the residents do whatever they want. The leasing office is not professional, respect, they lack common human decency, and ignore problems that have been prevalent for years. They have no incentive to change or fix the issues because you're locked in a lease and have your money. When you move out, some other poor soul will take your place.

On April 2, 2021, at about 12:50 pm, a catalytic converter was stolen from my car (Toyota Prius) right in the parking garage. The building administration did not take any measures to prevent the accident in the middle of the day. The building is easy to walk up to. People with special tools were able to get into the garage and come out with a catalytic converter (quite a large part). Garage cameras and other security measures were not applied. We moved to this apartment just a month ago. I have never experienced this before.

Seriously, the place would be better off if they simply fired all local employees. Going by the state of the carpets, the constantly broken elevators, and -- not making this up -- large number of discarded Juul pods and Lime scooters around the property, they don't seem to be doing much to improve the property. From what I can tell, all the leasing office does is send condescending emails and implement inane rules. It seems like every couple days, they send the entire community an email in the tone of Commandant Spangler about new pool rules or the valet trash service. It very much reads as, "we will punish the group for the actions of the individual". There are some nice perks, but they seem to be going to great lengths to diminish them. They've recently announced that they will be strictly enforcing the maximum of two guests you are allowed to have in the common areas, and no alcohol is allowed in the pool/grill area. Not just no glass, NO ALCOHOL. Want a nice cool beer while grilling? Nope, despite the fact that there are convenient mini refrigerators in the bar area by the pool. The $30/month valet trash service is compulsory -- you cannot opt out. However, if you fail to put the garbage out within the narrow window of time, excluding holidays, fridays, and saturdays that trash is picked up, and you do not use the provided cheap, ugly, small, branded plastic garbage bin that they provide, then they will charge you an additional $25. Value!
This complex is pretty on the outside and horrible on the inside. 1 word: management. The property manager's name is Cristeen and she is probably one of the rudest people I have ever met. [[Additionally, she's never in the office when I go in to meet with her--How convenient.]] Mark (her assistant manager) "couldn't" help me with any of my concerns so hopefully you never need an issue addressed! The rest of the office staff is friendly but aren't much help with anything other than picking up packages--not their fault. FYI: There is a very high turnover rate at PSL. I counted turnover of 10 people in 2018 including the property manager, leasing manager and various leasing assistants. DO NOT MOVE HERE. There are so many apartment nearby which are just as nice for the exact same price.

For a complex in a good location, there is a lot of crime. My car was broken into and the leasing office told me they are not responsible for my safety. Cars are broken into here ALL THE TIME and management has done absolutely nothing to help resolve the issue. They have a history of handling bad situations very poorly. For example, there was a shooting in the building that resulted in a death, and residents were not notified about the incident for several hours. We were all walking the hallways where there was an active shooter while they hid in a locked office safe and sound. The place is nice, but it is by no means a safe place to live. After my lease ends, I will make sure my next place of living is safer than it is nice with a company that values safety more than corporate policies.
This is by far the most inexpensive apartment complex for where it is located but having lived here for about two years, I can say with certainty that I would NOT recommend anyone to live here and will not be resigning my lease. The leasing office does not have common human decency, and are always ignoring problems that are super prominent. SO MANY CARS have been broken into and damaged in the garages and if you go to the leasing office, they will say that they haven't heard anything about it (LIES), will not send out a warning via email to other residents, and will tell you to contact APD to file a report. In addition to that, someone was murdered in this apartment complex and guess what? NONE of the cameras work and the few that do do not capture anything, so the murderer who LIVED IN THE BUILDING was able to shoot at more residents two days after they killed someone. All packages go to the leasing office for "safety" but if you can't make it home after work by 6pm you're out of luck and will have to wait until the weekend to pick it up. In addition to that, I'm sure a few of my packages were mistakenly given to other residents when they were lost as I have received other people's packages MULTIPLE times and had to return to the office to trade off after realizing. PLEASE reconsider and pay a little extra to live at a more secure and safe apartment complex.

Pro: great location and I really like my neighbors! Maintenance works quickly to resolve requests and some of the amenities are really nice. Love the herb garden! Cons: dog poop everywhere, smells strongly like urine inside and out somehow (???), have had my bike (attached with a maximum security U-lock!) stolen from inside of the "secure" garage, trash cans are consistently overflowing, I've nearly stepped in vomit a couple times, the gym never has sanitizing wipes, I've fallen on the stairs down to the gym because they were so moldy, the elevator has broken multiple times, several of the exterior doors require a solid push/kick to open because they're so stiff, and the floors in the hallways are disgusting and badly stained. I made the mistake of walking to take my trash out barefoot one time (I know, rookie move) and the bottom of my feet were BLACK. This was days after I moved in to a previously uninhabited apartment!! What's making the floors so dirty!!! Anyways! What I've learned is that you live here for the location and not for the "luxury". Walking to Zilker during ACL or Blues on the Green or Trail of Lights? THAT'S why they charge so much for rent. It's certainly not the high standards of the complex :)

Be warned: The 'new' Phase II building is already falling apartment. Paint is chipping, appliances are breaking, cracks in the stairwells are showing up and the brand new gym equipment already looks decades old. It comes down to the fact that this building was just built really cheap. On top of that, the property is dirty and not taken care of well. There are people literally living in the crawl spaces under the stairwells for crying out loud! Unfortunately, that's not a joke. Additionally, you will always be disturbed by noise #thinwalls. Don't even get me started on the management team.....or lack thereof I should say. I will not be renewing my lease.

I've lived here for two years and this place is horrible and it has only gotten worse since Post phase 2 opened. Parking is a NIGHTMARE, there is dog poop and pee EVERYWHERE outside and inside the hallways and it literally reeks of poop and pee all. the. time. (and in summer time the smell is seriously soooo much worse), don't even bother putting in a maintenance request bc they aren't going to fix it, oh and fire alarms go off at all times of the day and night for hours on end. Management is a JOKE. That is my number one complaint. They are completely incompetent and will literally never get anything done that you need. They straight up refuse to fix or address any of the issues you bring to them. Also phase 1 and 2 pay the same amount in rent and they could literally care less about phase 1. Phase 2 has valet trash and all kinds of things that they refuse to offer to phase 1 residents even though we all pay the same amount and live in the same building.... Pretty much as soon as you sign the lease they wipe their hands of you and dont care at all, and why would they? All they see you as is rent money. To top it all off, a guy was murdered inside the apartment complex like a month ago and the Post took way too long to send out an email to their residents alerting us of that. Security there is so poor that they did not have any cameras to identify the man and he probably could have gotten away with it if he hadn't attacked other people in Austin the next day. For that reason alone you should not move here or at the very least shouldn't pay this much in rent.
Dear reader, if choose to move to PSL and you ever have a noise complaint, you will be told, “Noise complaints are hard to prove” in addition to, “Noise is a part of communal living”. I should know, I’ve now been told the same generic response multiple times by various people in the office. But don’t mind me, the fact that my apartment literally vibrates and rattles from the slamming and stomping noises my upstairs neighbor causes has been deemed “not excessive.” For reference, the noises she makes are so loud that I get woken up several times per week and on some occasions, several times per night. (And I’m a deep sleeper.) It literally sounds like I live below a bowling alley most days. Regarding these noise issues, I’ve spoken to 3 different office assistants, the leasing manager, the assistant property manager and now the Property Manager, Christine, over the last 9 months. None of these 6 people have been able to help find a viable solution. Additionally, Christine and Mark, the Property Manager and Assistant Property Manager respectively, have started to ignore my emails / refuse to call me back. On an interesting side note, my loud upstairs neighbor has already received multiple lease violations against her for various reasons (mostly involving excessive noise). I know this to be true because the office has confirmed this for me in the past. Then this week I was told by management that the tenant above me will be given the option to renew her lease for next year. (Yes, despite the multiple lease violations she has already incurred.) Does that make sense to anyone reading this review? I asked management to tell me what happens when a tenant receives multiple lease violations and they were unable to provide me with a direct answer. Moving on, I have attempted to call our resident courtesy officer over 6 times in the 9 months that I’ve lived at PSL for noise concerns and never once have I received a call back from them, nor have I received any indication that they’ve ever gone to check on a noise complaint I’ve filed. Ever. I can’t stress that enough. When I asked management last week to please clarify the job description of the courtesy officer, I was told that they are in fact responsible for overseeing after-hour noise concerns but “sometimes they are off duty” or they “can’t be there immediately and might respond 30 minutes later,” etc. So there’s that. *My full review is available on other review sites. If I could give this place 0 stars I would, I DO NOT RECOMMEND LIVING HERE. What a terrible place to live in. I've had so many problems with the office. The portal is bad, the staff is okay and what they offer is terrible. The team is not helpful, their instructions are unclear and when you have a problem they get intense and rude. For example, we used to have a trashcan next to each parking door, they used to get filled up pretty quickly so the decision management took was to get rid of the trashcans, instead of having more trash pickups from staff; Now people leave trash on the floor where the trashcan used to be. Another example, you want to pay your rent online? This will be a problem, after going through various tedious channels to set it up, the day of the month to pay rent will come up and it will not be working. This happened to me every month for my first 5 months living here. The prices are expensive and you definitely do not get the treatment that you think you are paying for. Another example, big packages are handled by the front office. I had a medical necessity package delivered in the morning (I knew it had gotten to my place because of online tracker), I head down to the front office to pick it up and they were not able to find it. So they instruct me to contact my shipper to see what is happening. A couple of hours of physical pain go by and then I get the message they did actually have the package (WHICH WAS HUGE AND EASY TO SEE). Their inefficiency is outstanding and their unwillingness to help you out is very noticeable. Not a caring management team and not a good place to live in.

Do not live in this apartment complex. I have lived here for nearly 7 months and I cannot wait for my lease to be over. There is constant construction and noise disturbances, extremely thin walls (if you must live here, I recommend the top floor), poor management, and frequent fire alarms in the middle of the night that take hours to turn off.

I have now lived here just over two years and it has only gotten worse & worse. The management either doesn't walk around the complex or they just turn a blind eye to many of the glaring issues. As people have stated in other online reviews, the noise and general cleanliness is a common problem that never gets addressed. When I first moved here I didn't really consider that the hallway noise would be that big of an issue, but you hear all slamming doors, dogs barking, people talking loudly, and all from inside your apartment since the door has 0 insulation. It makes it very difficult to concentrate if you study or work from home. Plus if you live facing the pool then be prepared for outrageously loud music & yelling on the weekends along with people break-in late at night to wake everyone up with a pool party. There is an after-hours call service for security that rarely answers the phone. You can't fault the location since you're in walking distance of most hotspots and just a short ride to downtown. Along with that comes major traffic at all times of the day, especially mornings. Security and parking can be an issue because careless residents constantly let complete strangers through the security doors and parking gate. Very few cameras to catch anything and management does nothing to curb parking violations, dogs running wild throughout the complex (including pool area & gym). Residents are guilty of constantly breaking the rules but there are never notices to remind anyone of the policies. It just seems that no one cares about any disruption that occurs in this facility. I would think twice about moving here. Also, be prepared at renewal time to pay a much higher rate or if you move out, I hear they make getting your deposit back nearly impossible. Beware.

If you enjoy to sleep all night and an apartment building that isn't run down avoid this location of Post. I have lived in another Post property and enjoyed it immensely. Living here for the past 3 years has been unfortunate. From constant false fire alarms to residents who do not appreciate their neighbors or their apartment, it all happens here. The rent is as cheap as it is because of the community and problems.
for a reasonable price compared to the other "luxury apartment" complexes in Austin, Post South Lamar has the best location and amenities for your buck. Great security as well! I've had only great interactions with their leasing staff as well, the woman named Gina is great.
