we were homeless before moving here and honestly life was better at the hilton for all those months. its a shame northern virginia has companies like this to spoil it for out of towners like us assuming most companies has a sense of class. theres bugs everywhere in our apartment and our kids room has a big machine of some sort in a closet that blows cold air out which kind of counterproducts the heating for the winter. not sure whats really going on here but they could defnitely use some help
The property has a new manager who cares for the community. I enjoy living in my spacious apartment with good size rooms & the BEST part is that utilities are included.
Do not move here. Yes the rent is cheap but it is infested with roaches. Management is awful. The women in the office was useless. She spent most of her time walking the parking lot and calling the tow on people without stickers morning and afternoon. My air stopped working for an entire month DURING THE SUMMER. They ran out of AC units so I was SOL. This might be one step up from a homeless shelter. Please don’t waste your money.
We moved in exited because when we did a walk through it looked very nice and clean, at the time of the interview the manager said they have no pest, after a couple of days moved in we noticed roaches and other small insects inside the unit, she claimed our unit was new… not at all was it new, during the cold winter the heat would constantly stop working, we had our 3 small children with no heat properly working. Doors would not properly close, children even opened our apartment door, they are loud and rude, after maybe 3 months we saw mold in the corner of the shower mind you we had kids that’s unsanitary and unsafe. The fridge started to leak water like crazy and a clump of goo came out, absolutely disgusting, I’m a clean person so living in a roach infested unit was absolute hell.

We maintain an annual pest contract with a reputable pest contractor who is on-site weekly performing preventative pest control. We are happy to send the contractor to your apartment to inspect the unit and treat any issues you may have. Please call our corporate offices at 703-836-1634. Our office hours are Monday through Friday from 8:00 AM to 5:00 PM, or stop by the management office and speak with the property manager.
I lived here for a few months but had to vacate due to the roach infestation and how often the air would stop working. Lynette is the property manager and the reason she's never available is that she is too busy walking around the property getting people's cars towed. She is an entire mess! The buildings are disgusting but they always have landscapers treating the property. This makes no sense, seeing as the place is riddled with roaches. I don't know who put Lynette in this position, She's in over her head, unlikeable and careless. Please do not move here.
My unit had mold in but management denied it and refused to fix the mold and other issues
Hi I've been living at these apartments for 2 years now . And I would recommend these apartments to others.. They have a friendly Matenice that's a hard worker . The property Manager has plenty of knowledge an down to earth. All though I wish there was a washer& dryer in all the units. It's been peaceful. And I love the landscaping outside an the grill area
Potomac Ridge Apartments is the best community I have ever been apart of. Ms. Brooks, the Property Manager is the best thing that has happened to our community. She has really been the glue keeping our community in order. She is very considerate to us residents, she and our maintenance man are on top of things and follow up with us unlike the last property manager we had over a year ago. She has really turned our community back to what it used to be when I first moved here in the 90's. The new renovations helps too. I would refer anyone who is looking for an affordable and well put together property to come to Potomac Ridge Apartments. T.C

At first Potomac Ridge really didn't stand out to me, but I found that they're pretty decent. PROS: The apartments are relatively updated and didn't give off a slap-stick or rush job impression on renovations and upkeep. Appliances are also updated, their showers are really great! Heating and AC on point, their wood veneer floors are nice and easier to maintain in the living area, but the carpet in rooms are nice too. My apartment is the renovated version and cabinets and counter-tops are very attractive. Walk-in closets are pretty big, and my in-unit washer/ dryer are updated as well. No roaches or mice, They keep up with apartment inspections and pest control. You are priority when it comes to parking as a resident and only compete with other resident's and it's not that bad. Dominon Towing often checks the lots and keep things in balance, however, there's a separate lot for guest parking. The area is actually/ usually quiet for the most part and kids often play outside, plus there's a police station down the street. A big convenience is you can download their app an pay your rent online. Nothing can be more frustrating, especially as a business professional or someone who travels often to be inconvenienced by having to worry about not being in town to pay your rent and/ or a chance of your check accidentally getting lost/ mixed up. Finally, the front doors of buildings actually have key-pad entry. CONS: Trash areas can become unsightly at times. Sometimes people will tamper with the key-pads so they don't have to worry about the pass code. Although management staff are professional and courteous it seems they really don't follow up on work orders that much. Work orders can take a long while to get to if not considered an emergency. Also, you can get forgotten if you don't stay on them about it. Maintenance may come and look at an issue and then a 50/50 if it gets worked on, they are however professional and courteous. Now although no mice or roaches, you will for whatever reason get crickets in your residence every now and again in the spring and summer time. You may also find a tiny spider or two in those seasons as well. Depending on who u are, that may or may not be a deal breaker. For me, it's not that bad, but hey, that's me. I'd rather deal with crickets than mice and/ or roaches. All in all though, the place overall is actually not that bad for what you're actually spending.

Ive been living in this apartment complex since last summer. Never had any problems, its been a quiet peaceful place to live. Well now the complex is under new management. The ladies in the office have been great, however now its beginning to look like the complex is taking a turn for the worse. Theirs always trash on the ground around the dumpsters and it just looks disgusting and it smells. Yesterday it was beautiful outside kids playing on the playground, in front of my building were three men sitting,drinking beers and I had to doge their pit bull dog. My babysitter tells me she didn't want my son to go out and play in this environment which I completely agreed however how is that fair to him or me who works all day and has to come home to this outside the building I live in. The guys had to be out there for hours because my son gets home at 4 and I get home at 7. Now theirs always loud noise in my building, people getting cursed out, people yelling arguing and getting put out of apartments. And to make matters worse the parking. When I moved into the complex there was visitor parking that needed no pass. One day out the blue with no notice my friends car gets towed we had to pay 250.00 to get his car back. The I called the office because to my understanding we didn't need a pass for visitors. The lady in the office tells me visitors on longer need a pass. So im like when did they start. To make a long story short we were just out of 250.00. And now we have received notice that our visitors need a pass. Get this.. We only get two passes per week on a first come first serve basis and the office is closed on the weekends except for the first Saturday of every month. During the week the office closes at 5pm. So what that means for me is I can never have a visitor I get home from work around 7pm every day (office closed), When I leave in the morning anywhere between 5:30 and 8 (office is not open). the office is closed on the weekends so that means I can only get a pass for the first Saturday night of every month and that's only if im one of the first 12 people to ask for one. This is unacceptable. Its not that I wish I never moved into the complex but I wish these new people never took over. Im now looking for another place to live.
This apartment seems very cost efficient at first glance but once the leasing agents and property managers tug at your sleeves and sell you dreams everything goes out the window. The buildings are very outdated and un-kept, the hallways smell like you're walking through a homeless shelter. The property manager lacks simple customer service skills. She yells at paying TENANTS like they are the ones bothering her. She seems to forget that we are the people helping her pay her bills. She is very unprofessional and uneducated and that is a very big problem for Capital Investment Advisors LLC. I called them about a particular situation and the company, off course, never followed up. I am so displeased and disappointed with the managers of this dumpster apartments. I can go on and on about how terrible this apartment complex is. Off course I see room for a lot of improvement but that has to start from Capital Investment to the property managers. STOP ACTING LIKE I AM LIVING RENT FREE. THIS PLACE IS NOT WORTH IT. SPEND YOUR MONEY ELSEWHERE!
