Have been living here for 3 1/2 years. Over time and with new management it has become a nice place to live! Parking used to be an absolute nightmare but has gotten so much better! Overall Place is kept clean and parking has gotten better!

When I toured the apartments looking for a place to restart, I knew it would be home. I moved in about a month ago and so far I am loving it. The air conditioning in the unit is a little loud but not unbearable. The community is quiet and calm. Hardly anything ever happening. Quiet hours are respected and the staff has been wonderful so far! Plus the dog accommodations are wonderful!

Management is VERY unprofessional. The main manager is very rude, always had a stank face and an attitude for no reason very time I went into the office. They will look at you and speak to you as if you are stupid any time you have questions or concerns. Called multiple times to ask about the move out process not once did they pick up the phone. Left multiple voicemails in hopes of receiving a call back and never heard from them. Again, went to go speak to the manager about some questions I had regarding the moving out process was told I would have to pay x2 the rent since a notice was not given 3-2 months prior to the move out date. I gave my notice a month and a half prior to moving and was told I would still have to pay regardless. Then was told that the best option would be to renew my lease for another year, and they would be increasing the rent if we did. The apartment themselves are cheaply built. The walls are extremely thin you can hear ABSOLUTELY EVERYTHING. You can pretty much forget about privacy. The floor is cheap and started lifting a couple of days into the lease, mind you we were the first ones to have lived in our unit. New fees are constantly being announced. The parking situation is not the best. There's always dog poop everywhere. Police seem to always be around. Overall, would not recommend. You can definitely find better for the same price range and with extra amenities such as a pool, gym and kinder staff.
If you are looking for apartments in Greeley, do not consider moving here! There are numerous apartment complexes in Greeley, and the Poudre Trail area is not worth the trouble. Unfortunately, I signed a lease here, which I deeply regret. These apartments are incredibly small, only 750 square feet, and for the price, they are not worth it. There are many other apartments in Greeley that offer better value for the same price. The staff members are rude and have unpleasant attitudes. It's not my fault if they dislike their jobs. Moreover, they increase the rent by $50 every year and modify charges arbitrarily. For instance, they charge $35 per month for each pet, citing a clause in their contract that allows them to change charges at their discretion. However, when you want to move out, they demand a three-month notice in advance. The walls are so thin that you can hear even the smallest conversations. Finding parking is always a struggle, especially on long days. These apartments are situated in an area with high crime rates. I have witnessed police chases, cars being abandoned in the Poudre Lake, and even discovered gun bullets. Unfortunately, someone was murdered right next to these apartments. You can verify this information by searching online. Despite charging the same rent as other apartments, these units lack amenities. There's no pool, no gym—just dog poop areas that emit a foul odor. I'm writing this review because the new management is terrible. They keep raising the rent, making it even less worthwhile. I wish I hadn't renewed my lease. Do yourself a favor and avoid these apartments altogether.
Lived here a year, in that time a man was killed in the park next door, and the police showed up at less 10 times to deal with unruly neighbors. The worst part, in May 2023 our apartment was broken into in the middle of the night, I reached out to management to fix our front door that was irreparably damaged, a kid no older that 20 came in and “replaced” our door. The threshold of the door was breached, and the hinges were left loose. I reached out again for them to come back and actually fix the door and I did not receive a response. This is a bad area to live, crime is up and management is not responsible enough to fix issues. The door was replaced after we moved out, we know this because we were charged from our deposit for “door in poor condition”.
I feel bad for any and everyone who signs a lease with Poudre Trails. From the month-long move in delay, to the management that takes no accountability. There is trash and dog waste absolutely everywhere. They should be incarcerated for the amount of litter they're letting fly loose into the environment. Our garage flooded due to a foundation leak, and instead of helping us, they evicted us from the garage with no mention of a solution. It's ran by a small family, and they are horrible at what they do. Issuing credits, but not knowing why they issued them. Giving 24 hr notice that your vehicle will be towed if it's parked near something they want to work on. Doing a poor job, and then disrupting the tenants when they have to redo it. Extremely icy sidewalks during winter, my pregnant wife fell twice, and PILES of ice melt in the wrong spots. Every time I've submitted a maintenance request on their portal, someone calls me that has no idea why they're calling. It was incredibly easy to get into an apartment and now I understand why. They didn't even ask for our pet information. This place is a liability hell, and I highly advise anyone considering Poudre Trails to look elsewhere.

Save yourself a lease and rent somewhere else. Yeah these apartments are nice but is ran by a small family who don’t know how to run them, poor management. their is no parking at all, dog park is always full of poop, the walls are paper thin, the paint can very easily be damaged, duringthe winter it can get cold due to some windows not being sealed correctly. trying to get a hold of them is difficult they never answer same thing goes with maintenance you put a request in and maintenance never shows until you keep bugging them about it, the floors weren’t done correctly, theirs a lot of things that seemed/looked like it was rushed through. had move in complications was supposed to move in on a certain day but got bumped to a whole month after due to not “filling out the application right” application indeed was filled out right. So please look into leasing somewhere else!
Great place! Pet friendly, people friendly!! Lots of green space, Awesome community garden and outdoor kitchen area.
The units here are decent eventhough the walls are paper thin. New buildings being built with full construction on the weekends. No amenities whatsoever. The "dog park" is always full of poop. We were promised an outdoor kitchen and community garden and have gotten none of them. The property management company is a small porly run family business. They have never managed anything before. There are plenty of better complexes in greeley with pools, gyms and much more. The units have zero storage.
