Property Ratings at Powell Valley Farms
I was a resident at this property for two years and experienced numerous issues with the property and property management team. The most shocking is that I moved out in November of 2022 and received my deposit check a few months later. The deposit check was returned due to insufficient funds. Almost six months later, I haven't received my deposit despite numerous email messages, phone calls, and in-person visits to the property. The other issues are more mundane; they failed to respond to any of my maintenance requests for the entirety of the time I was at the property. The management staff was terrible at proactively communicating during times of need. Example: we had a massive snowstorm that was causing the carports to collapse and damage vehicles. We had no warnings or notifications from the property management, so proactive residents went door to door to warn those using covered parking. We had issues with vehicle break-ins. Lots of them over three or four months until they started fixing outdoor lights and patrolling the parking lots at night—no word from the management team. Last but not least, the property has RATS. I'm assuming this was because of how the property managed the trash. They have one trash compactor, and it was either broken or overflowing.
Management nightmare. They switch management all the time. The request to fix appliances have been ignored and took months. Prices are changing and high. They painted the parking spots and They towed my car after blocking off our paid for parking spot and having no guest parking available. Prior to this painting of the parking spots no car has been towed for the whole year. They just do as they please and are unhelpful to the tenets. Not to mention all the old dirty and broken pieces of the house. A broken window took 8 months to fix. Improperly “fixing” a garbage disposal then taking months to come back. I don’t recommend living here unless you just want to be frustrated and in debt
Excellent place to live, with a pleasant treatment by the managers and immediate attention to any problem, it is a quiet and pleasant place for our families ??

I’ve been here for about 5 months and Powell Valley farms is great! I love the area! My only frustration is the office hours, they usually aren’t there in the mornings even though the hours state 9am but honestly really nice staff. Very quiet on my side of the apartments. Angelica

Don't expect them to honor their verbal commitments on rent rate. Do not expect to have maintenance show up and after several weeks, do not expect them to do their job. IF you work in Portland, good luck finding time to get to see them in the office due to their bad office hours. Do not expect to get a clean and ready apartment when you move in and many more!!!

I've lived here going on 5 years first because of the staff and second because of the location. I have only needed a few maintenance items needed over the years that have been taken care of within a day of the call. All I can say about the staff is they have always been more than helpful and very kind since day one. The Spring Water Trail I use every day, and with some excellent grocery shopping and small little restaurants within walking distance from here...for me that's a win win. It has been by far the best apartment experience I could have asked for!
Such a shame, have lived here for several years and management has gone completely down hill. The apartments are great and the residents are as well but management is completely unhelpful and rude. We will not be renewing our lease when it comes time.
These were great apartments to start, as long as you are willing to jump through the paperwork hoops in the beginning. Easy access to the springwater trail, nice neighbors, and an okay dog area. However, it has been a horrible experience in renewing. My wife and I were given a renewal lease, signed and dated by all parties, for a set rate on our apartment a month before our original move out. Almost two weeks later, we were sent a new lease agreement to sign with no explanation by the front office. The new paper work had increased the rent by $100 a month, even over the advertised rates for the apartments. Then I was told by the front office we could either sign the new agreement, or be charged an outlandish month to month rate. They wouldn't honor the first lease agreement. I've felt attacked and belittled, in front of a prospective new resident, and am shocked at the sudden change in demeanor. They come off so nicely to begin with, but are taking advantage now that they have the chance.
Everything aesthetically in the apartment is current and up to date. Maintenance is quick and extremely knowledgeable. The only thing that is a "turn off" is the company that they use for security. Slow to respond. Have lived here for 1.5 years and have had an overall good experience.
