Property Ratings at Prairie Grass at Waukee
I lived at Prairie Grass for two years. The only reason I moved was that I bought a house in the area. I personally love living in Waukee. I found Prairie Grass to be affordable with the best amenities. As for the staff, they were always friendly and maintenance tickets were taken care of in a timely fashion. I never had any noise complaints, and overall I had a good experience.

I lived here for two years and the longer I was there the more frustrated I became with the property and it’s management. The apartments are okay, with basic finishes and minor issues like uneven floorboards and random stains and marks throughout my specific unit. The gym was great and so was the pool but the pool was out of commission a lot. It was virtually impossible to get ahold of office staff. Voicemails and emails often went unanswered. They change staff and managers so often, no one has any ideas what’s going on and I got a lot of mixed answers from staff throughout my time there about everything from office hours to lease renewal rates. When I moved out, I was charged for items I had listed on the condition report when I moved in, which I was told got lost during one of the management changes. After finally speaking to a manager, I was told I would not be charged for the items that I had listed when I moved in. It took them two months to get me my deposit check and when I finally received it, after numerous calls and emails, it was for the incorrect amount. The maintenance staff is great and very helpful but are very busy. Overall, these apartments didn’t meet my expectations and only got worse the longer I stayed.
You won’t find a better place. The people are great, the apartments are spacious and it’s very dog friendly! We are happy we chose here to be home

If you are on a budget, specially a tight one, DO NOT LIVE HERE! They find any and all charges to fine you with and they are not little ones either. Forgetting or not seeing your dog poop when you have two dogs at the dog park, after living there for two years and 1st time this happens you get a $150 fine, and you have no choice. No warnings or anything so your base rent just went up on top of all the other little things they force you to pay!

I have reviewed your comments and are sorry to hear that you are unhappy with your experience at our community. With regards to charges associated with pet waste, PrairieGrass at Waukee has had the Poo Print system in place since the inception of the community. This service has assisted us in keeping the grounds and especially the dog park as clean as we can for all to enjoy. We do advise our residents with dogs that testing is a requirement and the fees are listed in our lease agreement as well. We know it can be difficult with more than one dog however it is important to monitor the pet’s activity to avoid others having the unfortunate instance of themselves or their pets coming in contact with waste. We are always concerned when our residents are unhappy and would love the opportunity to meet with you to go over any financial or other items that you wish to discuss. THIS IS THE LOUDEST PLACE I'VE EVER LIVED!! Neighbours are extremely loud. I hear every footstep from everywhere. Doors SLAM from 6am to 1am. I get woke up at 6am from slamming doors, people yelling, and people stomping around and dogs barking. all the way to 1am. I am VERY unhappy with the cleaning. Nothing is clean. We are having to move everything to the bedroom and wherever we can stack everything we own so we can clean the apartment because you get blackfoot walking through it. Hair in the microwave and oven and refrigerator! Corners of the floor have piles of animal hair and dirt. There is still food and whatever in the cabinets and drawers and on the floor. The oven is greasy and the sides are not clean. There is food on the wall behind the stove. The refrigerator was not cleaned at all. The bathroom shelves have something spilled all down them. The inside of the toilet was clean but the outside was not cleaned and the floor was not cleaned at all. The cabinets and drawer in the bathroom were not cleaned and had hair and toothpaste in it. There's hair in the clothes washer and dryer. Finally got the light in the living room ceiling fan to turn on only to be met with a globe full of dead bugs and burnt out bulbs. The fan blades have not been cleaned on either fan. None of the light fixtures have been touched and the ones in the kitchen are covered in grease. Cobwebs on the ceiling and light fixtures. I actually could go on. I saw this place on Friday and commented on the fact that I found garlic in one cabinet and rice in a drawer in the kitchen to maintenance who was here with me. He even commented on how poorly the place was mopped and cleaned. I was under the impression that the cleaning crew was not even finished with the place and was going to finish over the weekend. I was very wrong. We are going on day two of cleaning this place because we have to clean than move everything we own, because we can't unpack, to one place while we clean than move everything we own to another place to continue cleaning. I wish I didn't move here.

These apartments were recently purchased by the Mandel Group (previously known as The Springs at Waukee). While the apartments have nice features (attached garages), they are outweighed by the negatives. The apartments are not well insulated so winter or summer utility bills can be upwards of $200 for a month. Additionally, there are over $30 in trash fees, there is a single internet provider (meaning their rates are not competitive), and management staff is very difficult to work with. After moving out, I would not be inclined be be a resident of this apartment complex again.
