Considered a Portland suburb, the Orchards Area of Vancouver is comprised of several distinct, small neighborhoods. Located northeast of Portland, this bedroom community is known for its affordable lifestyle, easy access to the city, ample recreational opportunities, and proximity to services and shopping.
Orchards Area marks the edge of the suburban landscape and gives way to open spaces and farmland to the east, making for a relatively quiet way of life and overall rural atmosphere. The nearby Columbia River Gorge National Scenic Area provides endless opportunities for weekends of escape and recreation for Orchards Area residents.

Property Ratings at Prairie View
Do not rent!!! Office staff LIE as bad as Car SALES people. Fairly nice apts. that are bigger than most in Vancouver. Signing a LEASE does NOT protect you from a rent increase during your lease. There is a section in the lease agreements about rent increases occurring each year at the standard market rates which usually change in Apr/May. So your lease is just a piece of paper with NO protection. Yes, they have a fenced dog park that is NOT maintained properly because of dog feces not being picked up by the resident or grounds people. Oh, also, they REFUSE to pay for bags on the p/u stations for picking up dog feces. All the kids activities are NOT paid for or sponsored by the property...all donated by local churches. Yes, they have a Head Start on property. Also, many apts. suffer from black mold issues and the office staff ALWAYS say that it is the tenant's fault for being dirty...they'll sometimes address the mold, but YOU have to pay for it over and over. Have had issues with Child Molesters being in very close proximity to even living on site by being snuck in by a resident. Latest event occurred June/July of 2016...on all local news stations. Yes, there are pet restrictions as to breeds, but somehow there are restricted breeds living on property. Even though I have been served with a move out notice, these statements are true and not malicious. I feel it is my responsibility to let future residents have some knowledge of what happens here and not the beautiful advertisement.
I love the fact there is a dog park. We also have a wonderful community here. There is community based a and esters egg hunts for the kids. I also love the fact my apt has two full bathrooms and a balcony. Oh and we have a awesome watermark. Holla
The one bedroom apartments here are partial underground. Very dark. On top of them are a 3 bedroom townhouse. So you have a noisy family of 5 to 11 adults and kids living above you. When they built the aptms. they forgot to include a dryer vent for my unit. People used a dryer with no vent and created a mold problem. To fix the mold problem the fan in the bathroom runs 24 hours a day, 365 days a year. The one window in the living-room has a dryer vent from the upstairs apartment right above it. So it blows hot air in your open window. They never show a one bedroom to potential renters, because no one would rent them. The complex is full of drugs users and smokers. Garbage everywhere, noisy. It is next to a industrial area on two sides with semi trucks racing by every minute of the day & night, plus sitting outside your window idea-ling for hours. They place is a true dump to live in.
