Property Ratings at Preakness Apartments
This apartment complex has a major security issue. My car has been broken into twice in just three months, and four times total. It's incredibly frustrating and disappointing to live in a place where you can't even feel safe leaving your vehicle. Management needs to address this problem urgently.. I think we would all like some security at night. There's also quite a few brass casings I have found outside near the pond and just right near my vehicles. There are also vehicles that clearly have been dumped here... Expired tags, flat tires, broken windows.. cars have been sitting here for months (like 6 months) no movement.. don't move here if you expect any problems to be addressed in a timely manner. Move here if you want your ceiling spray painted rattle can grey..I've been reporting issues with my unit for months, and they finally gotten fixed.(7 months at least ). It's clear that they don't prioritize the well-being and comfort of their tenants. Save yourself the headache and look elsewhere for a place to live. $700 in new windows In three months, don't move here, it's cost savings to your wallet.

Very high crime rate and the office does not care. Cars have been getting broken into every day here and the office will not fix the gate after a year of being broken. They are spending money to fix the leasing office and not the gate, shows their priorities and care of their tenants. The courtesy officer they claim to have is NEVER-EVER doing her job. People come into the apartment and stash stolen vehicles, graffiti, and vandalize property. They do not care and are very rude. If you tell them about these issues they claim "Crime has no address." If you fix the gate it will be a little harder for crime to get to this address because they won't have the access code to get in.. geniuses. They don't get that though. DO NOT FALL FOR THE LOW PRICES!! THERE IS A REASON ITS SO LOW. They will act nice, bring you on the tour, and act as if there is such a supportive office staff but that will stop as soon as they lock you into your lease. After that, every issue you bring to the front office, they brush off as if they don't care. The apartment homes themselves are very old and run down. Things are always falling apart, the pipes are terrible, and the walls are extremely thin. The last winter the pipes froze and flooded out multiple apartments. They did not care! The 200-300 discount is not worth your safety or sanity. Please take this as your warning! And to the office, I'm not coming up there to "discuss" anything if you want to leave that response, I've tried that too many times and you didn't care. Terrible management skill, absolutely awful.
Beautiful Units and nice staff. But the constant noise makes living here miserable. There's loud music coming from the pool EVERY SINGLE DAY! There's loud music now & it's 6:45 on a Wednesday evening. The last thing you want to do after a long day at work is deal with the noise from the daily pool party. It'd be much more pleasant if speakers or stereos wern't allowed in common areas but right now, there's zero management of common areas after hours and no basic consideration.

Cockroach infested, the place stinks of pot constantly, garbage everywhere, unresponsive staff. Worst year of my life. Do yourself a huge favor and stay clear of this hell-hole.
My lease started 8 March..moved to area on 11th of March but was told my apartment was infested with roaches. Management placed me in a different apt which they knew had no heat. Woke up at 2 am to a 61 degree apartment. At 9 am went back to front office and demanded to see apartment I was supposed to move in to but was refused. Cancelled my lease and found nee apartment...but what a train wreck. Hope they improve, but still have yet to be contacted my any management team member.

This place is nasty and dirty. There is trash all over, and abandoned furniture piled up by the garbage that sits for months. This buildings are falling apart, and some of the appliances of over 40 years old. There is a lot of crime. I have watched drug dealers selling in the parking lot, all the time! Muggings. A guy's bike was stolen just last week. Maintenance is slow. I have had to call and call for months to get a maintenance issue resolved. The ceiling and walls are thin, and smells from other units will drift into your apartment. Way over priced for what you get. Government housing is better than this place. Don't come here.

Terrible place to live. Very slow slow maintenance, and maintenance people are constantly quitting. Grass is mowed once a month. Way over priced apartments for what you get. If you renew, expect stick shock like you never felt before. Terrible landscaping. Dangerous to live in b/c of all the drug dealing going on all day and night. Office staff is completely unreliable and clueless. Do yourself a favor, LOOK ELSE WHERE!

We are sorry you felt the need to post such a review instead of seeking out management to discuss and resolve. I am the Regional and I have never heard of drug issues at this property from any tenant and I am there frequently. We have only had one Maintenance Supervisor leave in the year that we have managed this property and only one tech has been let go in that time. If you experienced "sticker" shock upon renewal it is likely due to your being well below market rate and we are governed by fair housing laws and everyone has to pay in the same range to be fair. If you are at market or close to it, the increase would be minimal. I would be happy to discuss this with you and your review is not typical of this property. I would love to talk to you about your experience.

At Preakness, you get what you pay for. Some of the units are newly updated, as shown to me by my neighbor. But some units, such as mine, still features old cabinets and appliances in the kitchen. The grout in my shower looks old and moldy. Speaking of mold, there are a few dots of mold on the ceiling of my shower. The interior paint is chipping and the exterior paint on the patio is terrible. So much so, the patio is a mixture of off white, green (mold), and brown (wood rot). Maintenance took two weeks to come and replace my kitchen light. So I cooked dinner in the dark for a little while. But as I said, you get what you pay for.

The staff and management are very kind and courteous. The location is near everything which makes commute very convenient. The nature trail is complete with landscaping, a pond with a sprinkler, outdoor barb pits, and some cute little ducks provide for a very serene experience. Everything about the complex is enjoyable except for the attitudes of certain other tenant neighbors, but that's anywhere.

My apartment is absolutely perfect. The management team and the maintenance team are second to none. Everyone makes me feel so special and I have seen them interact with others the same way as well. My apartment is located overlooking the pool, near the fitness center and the postal areas. I have a huge enclosed patio and utility room. I love the window in my kitchen which I have found is rare in an apartment and I have 2 sliding doors out to my patio, one in the bedroom and one in the living room area. My kitchen is equipped with all modern appliances with a disposal, ice maker, and self cleaning oven. My apartment home has been upgraded with black appliances and modern floors and lighting. I have more than adequate space for all my larger pieces of furniture, and my home is so very cozy and comfortable with the wood burning fireplace. The grounds are beautiful and is complete with a wonderful walking trail around a lake with a fountain and ducks. Some apartments even overlook the lake. Sidewalks surround the property and it is also pet friendly. There is a doggie park and tennis court. There are restaurants close by along with quick access to major interstates so other areas of Nashville and the downtown areas are only minutes away. I have been very satisfied and happy since I have been living here, and I have signed a second lease. I moved here from a huge house I was sharing with my sister who lost her battle with cancer. I love it here. I would recommend it to anyone. Thank you for your consideration.

I've been at my current residence for about 3 years. I've lived on the top floor and am now currently on the bottom floor. I absolutely love my apartment. It's spacious and open. I don't feel closed in at all. The entire staff that I've come into contact with are amazing! They take action quickly to any request and are very helpful. Their communication is topnotch, I never have any trouble reaching out to them. Even though some of my neighbors act like pigs at times, the staff does not hesitate to clean up (trash on the ground) and make the property look nice. The only thing I wish we had is an access gate to the property.
