We have lived here for 9 months and every time we put in a work order it is fixed within a couple of days. There is a large maintenance staff to meet the needs of the extra large property. i enjoy just walking the perimeter, its a lovely safe walk, and the grounds are very well kept. There is bar none no better property in the region that has better pet amenities, 3 dog parks. It makes you forget you are in Pasadena lol. Jesse that works in the office is super friendly and helpful. We toured several properties, and spoke with lots of managing staff, he is just so friendly not just before you sign the lease even after..

Kelly and Richard made this move so easy! The office staff was so sweet and helpful as well, and took care of everything. Our last experience was terrible, didn’t have AC for 3 weeks during this heat wave and they made sure our apartment was completely taken care of. 10/10 experience, made an extremely stressful situation an easy transition.

If I could give negative stars I would. The staff at this leasing office has made the application process a nightmare. There is NO communication among the office staff unless you finally get frustrated and ask to speak to management, then all of a sudden they learn how to communicate. This has been a horrible experience!!! I am just glad I found this out now, as opposed to after I signed the lease.

1. It took over a month for maintenance to fix our shower, and they kept saying orders were completed but they weren’t. So I had to keep submitting new orders. 2. We were told 30 day move out notice was enough to avoid fees. Then the office charged us over $1,700 because we didn’t give them a 60 day notice (we gave them 40ish days). So they lied, and I have to pay the consequences? 3. During the winter freeze, the power was lost for a couple days, and when the power came back, the sprinkler pipes that ran up through the apartments leaked causing 2 inches of water to pool in all 3 floors of the corner apartments. There was water coming out of all the outlets and smoke detectors that were nearest the wall that had the sprinkler pipes in them. I had to go and buy a shop-vac to suck up all the water because I was told “it’ll take us an hour to get there” yet they showed up over 5 hours later. And maintenance said they’d come back and check for mold. They checked and cleared out the mold in the patio closet, and they said “we’ll be back within the week to check for mold inside the apartment” that was over 7 months ago. We still have water stains in the ceiling, we had one guy come a month or so after the incident to take pictures, and said they’ll fix it soon. They never did. 4. This apartment complex has the worst management staff I’ve ever encountered. They never seem to answer the phone during business hours. Half the time they aren’t even in the office. 5. And they brag about how they’re the top 5% apartments in the country. Ha. What a joke. The grounds have dog crap all over the place and no one ever picks it up, so it smells like literal crap every time I step outside. Half the time the gates don’t even work, so anyone can just enter. What’s the point in having the gates then? They don’t care about the people who live here. They just want money, and they don’t care if they have to lie to get it. I will never recommend this place to anyone. This apartment complex charges too much to give such a terrible service to the people who live here

I lived at the Preserve at Baywood for 2 years. Ended up moving due to military duties. It has been over 110 days since I moved out and have yet to receive my security deposit. I have contacted the office and management on multiple occasions and keep getting told they will handle it (hasn’t happened). Apartment complex is beautiful, however, I would not recommend living here due to the staff not taking care of their tenants.
I’ve been a tenant here for nine months, the apartments appearances are nice but poorly maintained. They’ll break their contract by letting people in your apartment with out 24hr notice per lease agreement and leave your door unlocked when finished. Youll find that maintenance cleans nothing. After returning from a long work trip i was welcomed by almost 2 months of bird poop 2 inches thick blocking my door way with three dead birds that have obviously been there for over a month. When pulling up to the complex you’ll start praying your key fob will let you in and once in you hope you’ll have a parking spot near your apartment. And at the end of your lease they raise the rent $200 and add more fees. You’ll have door knocker come by that you were supposed to be informed of. They’ll be polite and nice to get you in the door but that’s about it. Highly recommend looking elsewhere.
I lived here 4yrs ago and loved it, which was the reason I moved back. Sadly, this place has gone to the dumps. Dog parks are run down, gates never work, loud music playing throughout day and night and if you like loud parties at the pool from people who don't even live here, then this is your place. Security gets an attitude if you call them late at night to report disturbances and most of the time does not respond. Management is not the best and tend to have attitudes. Still waiting for several repairs that have been requested weeks ago.
These apartments are absolutely beautiful and the grounds are very well kept up. A wonderful leasing agent by the name of Ashley showed me around. Super professional, but made me feel more like a family member rather than just a prospective tenant. I will definitely recommend anyone here and will be sure to tell them to see Ms. Ashley for a tour.
I'm a resident of almost four years and have been quite happy with the property and management. The grounds are beautiful with nice areas to walk, a great dog park, and it is in a great location. Easily the nicest property in the area, plus right next to the nature preserve.
Nicest apartments in the Pasadena area. Beautiful entrance, two dog parks, resort style swimming pool, workout room, relaxation room, pool tables, and business center. What more could you ask for? Maintenance can take a little longer to repair work orders than one would expect. Like I said " Almost Perfect"
I have been living here for 2 months and I'm in love with this complex! I have an amazing view and get to watch the deer graze from my balcony every night. It's quiet, has everything anyone could need, and very well kept. I couldn't be happier.
I've lived here for a few months, and so far haven't had any problems. Maintenance is quick about getting to repairs, the pool, gym, and other common facilities are kept up well and always clean. The apartments themselves are in great condition seeing as this is a newer complex. The "in apartment" amenities are in excellent condition and I haven't had any problems there. I don't have a pet, but this complex is super pet-friendly. They have dog stations all over the place and even a dog park! Another plus, lots of cops live here and the courtesy officer for the complex is a cop as well. The only downsides to the place are that it is definitely on the pricier side for the area, and that the walls are somewhat thin. Every once in a while I can hear my neighbors, but it hasn't been a big problem ever.
Very nice apartments! They always keep it as nice as possible and cater to your every need. Get things done fast!
These apartments are good for the price, they have a nice home living enviroment and good maintenance service. Pool is always kept up and the gym is excellent. Great living place for all ages.
Apartment are nice and quiet at night the only thing i dont like is that you can literally hear the neighbors next door not cool!
I've been here for only a couple of weeks, and so far, my experience has been less than good. Simple requests to clean pre-existing carpet stains and to finish the trim job have been met with attitude and excuses. I was treated very well until I signed my lease, and put on the back burner ever since. The grounds are amazing, but the management is far from it. For the price, there are other complexes to consider. I wish I had not moved here.
