Property Ratings at Preserve at Brentwood
This community started placing boots on peoples cars because the Front gate does not work and they did not want people parking here who do not live here. This morning I woke up with a boot on my vehicle and I pay for three spots to park. Not sure why this is and apparently it is not the first time. I hope somebody reads this comment and chooses not to live here because this is not the only problem. This place is nothing but problems.

I cannot, in good conscience, recommend anyone to live at the Preserve. Property management is generally unwilling to assist residents with issues and are both overwhelmingly inept & difficult to work with. The property is, at most, adequate in its maintenance and amenities. However, the value tenants received is overshadowed by overpriced rent and consistent nickel-and-dime type fees. For the price you pay, you can receive greater service and better facilities elsewhere. I cannot advise against living in this place more. -10/10 – would not recommend.
Average community to live in. Little overpriced. Office staff not at helpful once you have rented the unit. Maintenance and trash services highly overpriced. Parking is overpriced. Not suggesting it to any of my friends.
My family and I lived in the Preserve Apartments last year. When we moved in, we were told that new carpets would be installed prior to our arrival but that never happened. The carpets we had were very matted, crusty, and unpleasant to live with. We had to request an additional cleaning service shortly after moving in to get this issue resolved. For the most part, everything was fine after the initial carpet incident. However, moving out of the preserve is a totally different experience. We opted for an "Express Cleaning Service" offered by management to have our apartment cleaned for us before moving out. This was supposed to ensure that our unit would be cleaned so that the next tenants would hopefully have a nicer moving in experience than we did. Now, almost two months after leaving their property, they have insisted on charging us for a "carpet and pad/pet odor treatment" because of the condition of the *already worn and matted carpets inside the unit. Between the non-refundable pet fee, monthly pet fees, our entire security deposit AND and additional "cleaning service", they have accumulated over $900 to replace these carpets but continue to notify us that there is an outstanding balance for carpet treatment/replacement. I wonder how many other people have paid to have these carpets replaced and their money was taken with no intention of actually replacing them? Pet owners and current residents be warned, you will most likely be charged for carpet treatments that ultimately will not be handled until the next residents demand them to be cleaned properly. Very unsatisfied and disappointed in the management team. One Star.

Hello, I apologize for our miscommunication about your carpet at move in. Since we were able to clean and remove the stains in your carpet prior to you moving in we did not replace it. The average carpet life is 5-7 years depending on the type of carpeting. On the Inventory and Condition form that you filled out and signed at move-in, the carpet was noted as clean. The Express Clean covers a general cleaning of the apartment and does not cover any excess cleaning, carpet cleaning or damage beyond normal wear and tear. We assess the condition of the apartment at move-out compared to the condition of the apartment at move-in and apply charges for any damages beyond normal wear and tear. Your security deposit went towards your final balance due which included carpet replacement, light bulb replacement, drip pan replacement and a parking permit. We documented the damage with pictures showing the condition of the apartment when you moved out; please let me know if you would like copies of the pictures. The pet fees and pet rent do not cover any damages done to the apartment by a pet. I'm very sorry to see you had a poor experience. Such cheap management people, they charge you for cleaning and maintenance even after paying the express cleaning charges. Doesn't recommend this apartment to any one.
This places is just far enough from downtown Nashville to have some peace & quite, but just close enough to uber on a budget to get to your local honkytonk!
This is super excellent society, especially spacious balcony and well maintained outdoor space. I am living here since last 4 years and not even had single chance of complaint so far. Staff is prompt & always reachable. Granite top, ceiling fans in each room and hall 42 inch HDTV included all without any extra cost is feature stands out. Gym is uplifted and newly installed pool side tents are super cool to handout :-) Its like living in villa at the cost of apartment !!
I have been living here for about 10 months and I love it! there are almost all the amenities you could think of and they have all recently been updated as well. Maintenance makes calls in a timely manner and the management plans fun activities such as food trucks about 2-3 times a month. It is a little on the expensive side but the price it definitely worth the space, amenities, and staff.
