They didn't even take us and lied to our face when we sat down and talked to the lady she said we will get a refund if we don't get accepted we called them multiple times no help no nothing, and then they say we can't give me my refund cause know it is non-refundable, yea no, I would give it a zero if I could run away from this place please.

First, I applied four years ago for an apartment, made a reservation and visited the apartment and everything. At the last minute they call me telling me that the apartment is not available anymore even though I made a reservation and paid. When I tried multiple times to get my money back by calling them and emailing them they ignored it. They could have at-least told me I wasn’t getting my money back rather than ignoring me. Four years go by and I decide to apply again thinking it would be different this time. I call for an apartment, they tell me that the price I see online is not the correct price of the appartement. I say okay no worries, I will wait a little bit till they update the prices. I call again they tell me the same thing for a different apartment. I call a third time they tell me the prices online are not the correct prices. This apartment complex is very shady and non transparent with the prices. They have you apply for an apartment, run your credit, make you pay then tell you at the last minute that you’re not getting the apartment.
I've lived at the Preserve for going on 5 years. The staff is friendly and there are a few who have been here at least as long as I have. Its always great to continue business with familiar faces. In summary, the property and apartments are well kept. Maintenance is always prompt and efficient. The shared areas (pool, gym, dog park, etc.) are well maintained. Honestly, there are no real reoccurring complaints. I've had 5 opportunities to leave but each time I resigned here. Yes, we have to use Broadstar cable service. In the past it was terrible. It has grown to be a respectable & reliable service within the past 2 years. The internet and cable is on par with other companies imo at this point. There are car break ins sporadically. Mostly depends on where you're parking your car. I've only heard of two apartment break ins since I've been here. I've enjoyed my time here and would suggest any apartment hunter to take a look here.
We moved here back in March. The apartment is great and the office staff is wonderful--so is maintenance. However, our neighbors are very inconsiderate and have no pride in their home. We are often kept awake by disturbing yelling and screaming, crying children and loud parties in other buildings after 10 p.m. We have had to call the courtesy officer on three different occasions. We frequently find litter near our building. Our downstairs neighbors, who are very loud, actually throw their empty liquor bottles off their patio. There is frequent banging from the side of us and above. We cannot use the pool because of the uncontrollable children. It's a beautiful pool, but not a nice or pleasant environment. We had to join a health club to be able to use a pool. I have heard of frequent break-in's. I would not recommend your renting here.
I have lived here for 4 months and my car has been broken into twice. The most recent time included about 40 other cars that were also broken into overnight. When I went to the leasing office to see if there was anything that could be done they told me to "pay for a private garage". There are no cameras or security guard and the entrance and exit gates are often broken, so whats the point of having them? There is always trash everywhere and the exterior of the building is nasty. The interior looks nothing like the pictures. There were stains on the tile and paint on the carpets and they tried to cover up where the previous tenant made holes but used the wrong shade of paint. Do not move here unless you want horrible security and management.
Stay Away! They have only one internet provider Broadstar which is horrible. You can have pets but they have some stray cats that live outside of the complex that will attack you esp if your dog is small. I was walking my dog and the cat jumped out from some bushes and attacked my dog, then came after me! I spoke with other neighbors and the same cats attacked their small dogs. I complained to the office and nothing was done they are still here. To make matters even worse 30-40 cars were burglarized with the windows broken, including mine. Fort Bend County officers were all over the complex this morning, that's how many cars. The office has yet to send out anything to address this major security concern. I will be glad to get out of here!!
I have been a resident here for over a year now, I recently not only renewed my lease (in August), but I have also upgraded my apartment!! I love the area and the office staff are nice, knowledgeable, and friendly. Any time I may have had a question or concern, Linda has been quick on her feet and very knowledgeable of the information I need. The apartments have been kept up, as far as landscaping and cleanliness. If there is an issue in the unit as far as maintenance the issue has been fixed in a 24-48 hour turn around time. I LOVE that they have activities for the residents and families in the community at least once a month. I'm not sure about some people, but the fact that they accept packages is a HUGE plus for me because I shop online a lot and I don't have to worry about my package getting taken from my door step. The apartments are in a convenient and a great location. They are in a close distance to the mall (First Colony), the Town Center Shopping strip, and many restaurants. I have read other reviews and I am not too sure about the crime, that can happen anywhere, but I can personally say in the time I have been here, I haven't had any problems with that or a concern with feeling safe. I would recommend The Preserve to anyone looking for a reasonable, safe, and convenient apartment!!
Please take caution on moving here. I have been her 5 years and will be moving due to overly priced internet (you have no option of providers) Their new parking policy s a nightmare they have about 3 different color coded stickers for parking areas, I had my car towed and it cost over 300. to get out. Management and staff which changes regularly is very rude and dismissive when you have serious legit concerns or complaints.
Lived here for six years. Management changed about a year ago and things went down hill. They are very attentive to how the property looks to the outside, but the buildings halls and interiors are not taken care off. There is always trash all over the place, kids screaming and playing ball, and neighbors that are unpleasant and rude. We were sad to go but will not recommend this place to anyone. Stay away! You can get something much better for the price!
The apartment is very nice and the area is wonderful. This bad review is about their cable and internet provider. The only provider that are allowed is Broadstar which is the worst thing you will ever have in your life. The previous owners had a contract with them but I dont understand why the new owners still have not broken their relationship. The owners of this apartment need to realize that all of their tenants are not happy and Broadstar is the number reason people wont stay at this place. Broadstar is an over priced internet and cable provider that shuts off your internet multiple times a month and just provide fast internet one building at a time. They basically can do this to you because they know that they you dont have any choice but them. American Online is faster than this internet provider. The Broadstar technicians basically lives here since he fixes the internet everyday. If you are the type of person who doesnt watch tv or go to the internet then this is the perfect place for you. Other wise look for a better apartment or wait till the owners of colony lakes finally gets out of Broadstar.
These apartments and this area is very quiet. Filled with hard working individuals, respectful neighbors and a great community to raise your kids in. Everyone here is family. Community leaders have hosted numerous events over the two years I have rented here to help the residents and to bring everyone together (i.e movie nights, back to school breakfast, ice-cream Friday etc). My kids love it around here, I love it around here. There is nothing more rewarding than raising your kids around family and coming home to peace of mind and a sense of security.
I moved to this apartment complex last month. After signing the lease I went to the place only to discover that I was handed an apartment that had not been cleaned. The bottom of the tub was black. The floor was not mopped. Dishwasher was full of unclean water. Carpet had not been shampooed between residents. I was really shocked. I wrote to apartment manager and asked her to repair the situation or I was going to walk out of lease. Some repairs done but situation same. So finally wrote to the regional manger and the response was quick. Everything fixed. But spent a whole 15 days or 20 days fighting between to get it done. Also complex has a contract with some company named Broadstar for TV and internet. They charge a lot and have poor customer support. You are on hold for atleast 15- 20 minutes before anyone answers the call and then only god help. I wish I had known before moving in.
I love living here! I feel very safe and the management staff is fantastic! The property is beautiful and a great price for the location! I live alone and I am never worried about anything happening. I have a security system that comes standard with the apartment. Parking is great too, I never have trouble finding a parking spot! It's also a pretty quiet place to live and the property is very clean!
I've been living here for 7 months and it's been a great time front office staff is great apartment is nice and clean I do not have any money to pay for rent this month and we'll have to leave unless I win this contest
These apartments are very beautiful with great architecture. The staff is very friendly and nice along with maintenance crew available on sight to help with any needs that you may have. Trash is never a problem as it is very clean in the complex and the neighborhood is extremely quiet. It is just minutes from First colony metro area and interstate 59. There are numerous restaurants and grocery stores in the area so need to travel far. It is also a gated community for security. I recommend it for anybody wanting to move in the stafford/sugarland area. Two thumbs up!
