The University of Tennessee is undeniably the focal point of Knoxville, and the school’s orange and white motif is everywhere. Largely thanks to the big student population, Knoxville’s nightlife scene is among the best in the region. Traditionally, the bars and restaurants along Cumberland Avenue - or "The Strip" – have been the preferred night spots in town; while The Strip remains popular, redevelopment in downtown and in the Old City has spread out the after-hours revelry. With so many students in the mix, the local rental market is packed with affordable options as well, so it’s easy to find a budget-friendly house, condo, or apartment just about anywhere in town.
But the city is much more than your typical college town, offering a charming environment surrounded by gorgeous hills and forests, with a generous helping of Southern personality. If boating is your thing, join famous Tennessee Vol Navy as they cruise the river behind Neyland Stadium on game days.

Property Ratings at Preserve At Hardin Valley Apartments
DO NOT LIVE HERE. I have lived here for 4 years and it used to be a decent place to live but that has changed drastically. The management is rude, unprofessional , and unhelpful. We have had a problem with mice since March and have put it maintenance requests and nothing has been done except 2 sticky traps were placed and left and never checked again. The first maintenance request nothing was done at all and I was never notified if anything being done. I live on the first floor and my apartment is completely infested. I went to the office to discuss and see about ending my lease and was told it would take months of pest control coming every week to clear this. Yet they have been aware of the issue since March and I have yet to see pest control. I was told the mouse issue is due to construction happening across the street, so it is not just an issue with a single building. I cannot stress this enough..do not live here it is a health hazard. There are a number of other negative things I could say about this community but this is the biggest issue.

Maintenance is great! When I saw a mouse in my apartment, they promptly came to set up traps all over my home. We caught 6 mice in two days and I got to empty the traps myself! I was finding rat poop in closets and cabinets for weeks! Think this is bad? The office staff is even worse. When the utilities company was double billing both me and the Preserve for my utilities, I called to tell them the instructions WKUB gave me to clear up the double billing. They said they couldn’t take notes because the internet was down. I guess they have never heard of pen and paper.

We are disappointed to read your review. The concerns you describe sound frustrating and for that, we apologize. I'd like to address the issues you're experiencing with you promptly. Please contact our office so we can work towards improving your residency moving forward. Thank you. Sincerely, Sarah M., Community Manager
This place is a complete joke. The apartments aren’t luxurious at all. They have granite countertops, big whoop! The “hardwood” floors are just nasty vinyl planks. The noise is horrible. If you’re in the the bathroom the same time as your neighbor above you can here them also doing their business. The office personnel are rude. The new property manager sends emails talking to residents like we are children and makes threats. Basically, if don’t do something by the time she says, you’re just out of luck. There are radon issues in the apartments, that management hasn’t disclosed to residents. So if you live invest in your own testing kit. Radon is the 2nd leading cause to lung cancer FYI. The pool is a nightmare. It’s over ran by nonresidents every weekend. Car loads pull in the visitor parking lot to use the pool. Forget about taking your kids to the pool, because it’s nothing but a bunch of drunk people cussing and blasting music. Including management. Breezeways to apartments are disgusting. Spiders are out of control, but residents are forced to pay extra for pest control. I keep waiting for the the dryer vents to catch on fire because they are jammed packed with lint. Major fire hazard. You can hardly see out your windows because they are filthy. Second floor and above you just can’t clean the outside by yourself. Honestly, the list goes on. They obviously delete most of the bad reviews and mostly all the good reviews are from employees. They raised the rent to almost double for some residents. Why? I’ve seen the renewal notices from my former neighbors and it was outrageous. We are losing great neighbors and friends. It’s turning into a college campus complex. It is no longer a family friendly community. Which is really sad. If you complain about these problems you will become the problem resident and will be ran off. The rent is not worth it. If you want to risk your health and not enjoy the minimal amenities, then Welcome Home!
Nice apartment complex, but a major annoyance is that the apartment complex is "undeliverable" for Amazon packages. Most apartment complexes would coordinate with USPS, etc. to ensure they have access or at least can drop packages at the leasing office, but unfortunately not here. If you've ever had to deal with this on a regular basis, you know how frustrating it can be. I would encourage you to ask about this and look around at other apartment complexes in the area to see how they compare in this regard before signing a lease.

We are sorry for any miscommunication. We offer package acceptance from any company. We actually have a room designated for packages. Any resident may have any package delivered to the office for their convenience. We are also open 7 days per week so you may pick up your package anytime.
Beautiful apartment and grounds. Wood floors, 9 foot ceilings with a tray celing in living room making the apartment feel very spacious. Also has granite counter tops and stainless appliances. Very upscale. Far enough away from the hustle and bustle to live in a quiet, peaceful and safe neighborhood but close enough to eveything you need. Am enjoying my stay here. Just wish there was a little more closet space in the 1 bedroom..
This is a beautiful apartment complex with all the upgraded amenities you could hope for! Granite counter tops, wood floors and high ceilings. The location is pristine and close to great shopping. Rental staff is a little ditzy. I had not seen the apartment before moving in as I moved from out of state. I was sent pictures of the 1 bedroom 1 bath and loved it so I rented it sight unseen. The apartment complex was as described and the actual apartment quite lovely, except when I went into the bathroom, there was NO tub. Just a big shower. I called the front office and my leasing agent said, oh, do you need a tub? I forgot to tell you this unit did not have one. Well, I was all moved in by that time, but rather irritated because I woul have preferred a tub in the apartment.
