Property Ratings at Preserve at Manatee Bay
I been living here for 6 mounts staff have been great and really helpful.Ground are always clean free of trash will highly recommend living here.
Since I moved in 3 years ago, the office staff has completely changed three times. The maintenance staff has changed twice. They don’t take any maintenance request seriously and are very slow to fix anything. Our air conditioning went out several times over a 3 week period and each time they would take hours to get to the apartment and fix it. Finally after the umpteenth time of it not working, they replaced the unit. The property was bought by new owners a year ago and since then they just don’t care about anything. Took them about 5 weeks to fix water damage after a hurricane. The office staff doesn’t answer the phone even though they are in the office. You have to go to the office in person to speak with them. Parking is ridiculous. You get 1 assigned spot and there are a couple of guest spots at each building. Some residents have 3-4 cars so you fight over a guest spot every single day. There is not enough parking for residents, never mind if you have a guest park too. They raised rent $400 one year and they now charge you for valet trash. The valet trash is mandatory fee whether or not you use the valet trash bin they give each apartment. Mind you the valet box holds ONE 13 gallon trash bag and the won’t empty it if the lid is not closed. There is dog poop everywhere since some residents don’t clean up after their dog. Rats run around outside. Roaches in apartments. I would not recommend living here. There are much better places to live in Bradenton.
My rent has gone up 40+ percent in two years. They cosmetically cover serious building flaws. Cheap renovations and repairs. Rude management. No help when or consideration for tenant inconveniences. Landscaping is old and half dead. They slap paint on buildings and call it an expensive sounding property and charge full market value in rent.
Upon moving in I had a family of raccoons living in the attic management does not care they called a pest control company who would not trap or relocate or do anything at all! So I had to leave the apartment for a few days until the raccoons left! Upon moving out they tried to charge me over seven thousand dollars I will be seeking legal action against them! Lived there for a few years and they changed ownership a few different times and every few months have a new manager in the office. Nothing ever gets fixed! Constantly had water issues pipes that broke around the complex as it’s a very outdated water system, many days without water! 8 days without power during the hurricane and was told we can not have grills to cook how can we survive! This place is a nightmare
Save yourself the stress. Property Management is horrible, there are RATS everywhere!!!!! The building is falling apart. No option for NO STAR !
ROACHES… the apartments have roaches. Also a lot of things came broken in the house like some doors couldn’t open or close, things in the fridge were missing, my dish washer can’t open. The patio was dirty. They give you 24hrs to find things wrong in the apt and of course you’re not going to find everything because you’re busy moving. This was all before I moved in. Terrible choice.
STAY AWAY!!!!! The ratings on here are false. No way this place gets more than one star. Very unprofessional. Took over 2 weeks to get any answers. They don't answer phones or call back. They do how ever TAKE YOUR MONEY.

Property Manager at Preserve at Manatee Bay, Responded To This Review
Thank you so much for your positive review it means so much to us to hear that our residents are happy. Have a wonderful rest of the day.
This apartment complex is owned by a large group (Bridge Real Estate Group) who does not care about the grounds or criminal acts committed by their employees. A former employee (maintenance) entered my apartment to check on a leaky faucet and stole a large amount of cash out of my nightstand drawer. I called the police immediately and reported it to the Regional Manager John the next day, he was rude and argumentative right off the bat. According to him they are not taking responsibility for their employees actions and will not do anything about it. I have requested multiple times for a phone number and/or email to the principals who are higher up than him and all I can get is a nasty receptionist telling me there is no way to contact them so I guess I am going to have to show up at their office in Boca Raton at some point. I had to at my own expense install an alarm system because I do not feel safe, their former employee know everything I have inside my apartment. The grounds are filthy, they do not fine residents that do not pick up their dog crap so it is everywhere, I've stepped in it multiple times picking up my own dogs crap. The dumpsters are horrible, they are infested with rats to the point that some people are afraid to throw their garbage away, they smell like urine and garbage and they blame the residents. If they had the garbage picked up more than twice a week we wouldn't have this problem because the dumpsters wouldn't overflow. So much garbage had fallen because the dumpsters were so full that the dumpster company couldn't even put the dumpster back in its spot!! I have attached pictures of what they look like on a regular basis, its disgusting...
I have lived here going on 3 years now. The neighborhood is great and is right next door to several doctor's offices as well as a level II Trauma Hospital. The community is friendly and neighbors look out for each other. The area is quiet and even if you're on the first floor, the upstairs traffic noise doesn't cause an issue unless someone is literally stomping on the floor in an attempt to disrupt. Parking is great, everyone gets an assigned spot and there are myriad guest spots. The maintenance crew is outstanding, they will stop and speak with you about any issues you may have and are prompt when called for. Corner units have fire places, which can be nice but here in Florida we don't have much use for those! Another thing worth mentioning is all of the storage space. In the two bedroom units, the hallway has three closets along with the space above the washer/dryer. Overall, this is a wonderful place to live and should be anyone's first choice.
I have enjoyed my year here. The community is great. Our rent is very reasonable. We have assigned parking and our spot is right outside the door. There are plenty of visitors parking. Maintenance is quick to come to all calls and communion is clear. The apartments are well insulated. I never hear my neighbors from my apartment. Washer and dryer are included a apartments.
