Lawns never mowed, trash all over the place, gym equipment out of order, hot tub and pool are a complete disaster. They charge you for everything but yet you can’t use amenities due to the aforementioned. This place used to be one of the most sought after places to call home but it’s completely horrific now. I am baffled and astounded how this property has gone downhill in such a short amount of time. Saddens all of us who have been here for awhile. Absolutely horrible.

We’ve been living here about 5 months my lease will be done next month thank god. When we first moved the pool was close for like 4 months(2 of those months for COVID). The gates never work so the gates part isn’t really true. Apartments are run down. Staff is very poor. They add charges when they feel like it.

It was a nice complex until all of the dump trucks started parking everywhere, including in front of buildings blocking views and ruining the aesthetic. There is hardly any parking for regular vehicles. No one in the office has been helpful.

Inside doesn’t really match the beauty from the outside. More like cheap vs. the $$ you pay for. Trash is one dumpster for the whole apartment complex and it’s ALWAYS overfilled and dirty and trash bags overfilled our the door. Every time I open the oven the smoke alarms turn on. I got frustrated with it that I don’t use it anymore. Our laundry door keeps messing up, no matter how many times we call for maintenance it just looks cheap. Cabinets- some are weirdly design some don’t even make sense why someone build it that way. Price doesn’t reciprocate the inside I can understand the maintenance of it outside but lack of presentiom on the inside

I been living on these apartments for 3 months and I have I fun I love this place also the management it’s awesome...
Over 1 year here... so far. Maybe 2 maintence issues, both solved within hours. Property is gated, people pick up after pets (and I’m pretty sure they have someone go around and pick up any debris every weekday), pool is well taken care of on regular basis, landscaping done regularly, close to all the shops/restaurants on Dowlen. The parking is tagged so you can always grab a spot. Maybe 10-12 minutes to downtown, with traffic, on a rainy day. Best complex I have lived in (get what you pay for kinda thing). Friendly and transparent staff that answers any question/request without asking twice. There is currently a lot of construction on the adjacent road, but it should be complete soon. It is expanding the road and relieving traffic congestion, big plus. Cute apartment layouts, and friendly neighbors. Security lights, fitness center, awesome pool/grilling area, lots of green space, dog park, garages. Hope I didn’t miss anything. I’ve enjoyed staying here.
I have been a resident here for 6 months. It has been a wonderful experience. Staff was beyond attentive to meeting any need I had. The ladies in the office were so sweet. I couldn't have asked for "Better living consultants" Raquita was on point with everything and Lisa was an absolute gem to talk to. Maintenance was always fast to respond and fix any of the minor things that came up. One major thing ( a small leak) they were on the roof the next day. I was amazed how quick maintenance was. The grounds are well maintained. The inside of the apartments are nicely kept. I almost never heard any noise from neighbors. I think I heard a dog outside barking one time in this 6 months. So the pets are even good in the buildings. I have nothing negative to say about my experience here. I am sad I have to leave it because it was a very secure and stable place.
We have lived in this community for over two years. Not only do they have a fabulous, courteous and knowledgeable staff, the maintenance is very quick and efficient with their services. They are clean, convenient, and have more amenities than any other apartment we have ever lived in. We travel constantly around the country for my husband's job, so we have lived in quite a few apartments so I consider myself a pretty good source. When you go into the office you're treated very special and the staff is super friendly. I love the fact that they have aawesome pooland hot tub, along with a tanning bed inside and beautiful office that can be rented for parties at a reasonable price. Also there is definitely pride of ownership in this community. I also absolutely love the valet trash pick up, it is extremely convenient. I also appreciate the fact that we had a garage and two covered carport spaces that we were able to rent close to our front door. If we were to move back to this area I would rent here again. We have really enjoyed living here and would recommend it highly.
This apartment community is very quiet, peaceful, friendly and family oriented. It has many amenities to suit you as an individual or family. Couldn't ask for a better place to live. This community is the best I've ever lived and wish there were more properties like this one. And management is the best, very fast service and very responsive of tenant's needs.
The Preserve is known all around town as the nicest complex to live. They have great amenities such as dry cleaning pickup and dropped at your door, trash pickup 5 days a week, and a very nice clubhouse. All maintenance requests and any other issues are handled quickly with attention to detail. They layout is wonderful with plenty of parking whether that be reserved spots or not. I would highly recommend this apartment to anyone in the area.
I truly love staying at The Preserve! It's so peaceful and quiet. I searched all over beaumont for a apartment complex to compare to The Preserve and there is none. It's design is truly unique and up to date. I love the garden tub and open kitchen. No other apartment complex in this area can compete with that. It's a very friendly and safe environment to live in. Sometimes I actually can go to sleep without locking my door and not be worried. The staff is very friendly and tends to meet our needs. Omg! Valet trash is awesome!!! This apartment complex and company gives you a wonderful luxurious lifestyle! The dark park is a great feature to have. The pool area is remarkably outsatnding. I love the preserve. Most of all I love the studio lights inside the apartment! I also love how manage throws parties on holidays for the residents to fellowship with one another. There is really no place like home and I'm glad to call the preserve my home.
Really nice place in Beaumont . Love the patio and the amenities.bThe trash pick up is awesome,nI hate putting out trash and we have trash pick up. Just have to leave it outside my door. Love how the gym is 24 hour access!!!! Nice place to live. The community website is also available for anything you need to be done. You can pay your rent schedule maintenance or repair or just check out the community on the local website. Friendly and helpful staff.
