For a city that didn't even have a stoplight until 2007, Kyle has become one of the fastest-growing cities in Texas. Had an amazing and respectful experience when touring the apartments at this location. Ms.Tessa was kinda and courteous with my experience. She made me feel welcomed and gave me all the information I needed and asked for. Very thoughtful and thorough with this whole experience.
Whoever says otherwise is because THEY are the problem. Management is amazing, maintenance guys are awesome and overall an amazing so far after having lived here for 1.5 years. They promptly take care of any of your needs and will go above and beyond to help you. Whoever complains I’m sure is a problem themselves. They are amazing at the office.
Stay away! Management is horrible. We had no hot water for MONTHS. They would send someone to “feel” our water, and then not do anything about it. We took cold/lukewarm showers for months. The blinds are so thin that you can see inside of every apartment, so be ware if you move there anyone can see you. Some of the maintenance people were incredible rude, unprofessional and incapable. We asked to change our air filter when we moved in, and he said he couldn’t do it and laughed at us for asking that. People get their bikes stolen all the time in there and the trash that you pay extra to be picked up are not picked up, or they leave half of the recycle trash in the trash. They find many reasons to charge you and milk the money from your insurance or from you. The apartment looks amazing on the outside, but the headache you will get inside is not worth it. I do not recommend living there. I vouch for the bad reviews I read in here.
Pet waste stations rarely changed with empty trash bags or refilled with new waste bags for the pet waste. I wish I would have taken pictures. Bins full over the brim pushing the lid up with poop bags. Left that way for over a week. I kept track of multiple bins in different areas around the complex. Over a month some of these bins did not get attention of any sort. This is unsanitary and not acceptable by any means. They built a new dog wash station by the dog park, Buuuuuut.... you can't use it. The dog water station at the dog park has been broken for years. Management is quick to fine over hear say but slow to help with an actual issue. I am counting the days until my lease is over at Provenza @ plum creek. P.s if I could give this place no stars I would. As one of my fellow dwellers wrote. I don't expect any reply to this that will have any kind of sincere apology or admission of wrong doing.

CAUTION: Ineffective Property Management!! Managers allow an off-site towing company to shark the parking lots so that they can avoid responsibility for towing and their mistakes. Even if you get permission to have a car on the property ahead of time, they allow the company to charge you $300 in fees - even if you're a paying resident. Insult to injury, the company "they didn't hire" is outside of Hays County, which charges you extra for not being in Travis County. I am a paying resident with no outstanding debts and the office was no help in this situation. No compensation whatsoever. They'll pretend to help, but will hide behind policy language so that they can avoid actually being helpful. I predict a reply to this comment that mirrors my experience. Nice words that mean very little. Save your hard earned money and take it elsewhere. I'm certainly considering it.

Valet trash is inconsistent, work orders take 4weeks on average to resolve, and it’s very expensive for the square footage. They care very little for the convenience of their residents - everything is take it or leave it, do it or don’t.

I'm so glad I'm out of these apartments. Under the new management I was so unhappy!! I had a leak in my wall between my bedroom and bathroom. They sent maintenance and they left a note saying it was ok and that they just caulked. I insisted they come back and send a plumber. They just sent their maintenance again who found the leak in my wall. They opened the wall and there was black mold. They said they treated it and repaired the leak but never had a plumber or any professional to look at it. I wish the next tenant luck... I also had a problem with my microwave. When it was running it would trip the breaker and "maintenance" never got it corrected. I finally had to run my microwave in the dark so it would flip the breaker. The new manager is not helpful at all and not friendly...

Hi Laurie. When you reported a leak behind your toilet, maintenance repaired the leak and replaced the wax ring. They replaced the baseboards as well after letting the wall dry out and cut open the wall to make sure there was no mold inside which there wasn’t. Kilz was applied and the sheetrock was put back together. Our maintenance team is trained and the proper procedure was done. We also came to look at the microwave. We turned on all of the lights and ran the microwave for a few minutes, but the microwave never turned off. The lights should not affect the microwave since the microwave is on its own breaker. We want to be helpful for our residents and solve any issue that comes up. If you have any questions, you can reach out to our manager at 512-268-5483. Thank you.
Been here for less than a year and have already been through three managers. Each one tearing up the landscape. The latest causes the porches on the first floor, the storage room, and breezeway to flood. Told the new manager and got a blank stare. I had to explain the possibility of mold and how damaging the sitting water on storage rooms can be. They still haven't addressed it either. They also require you pay an extra twenty five dollars for vallet trash a worthless expense because they are extremely unreliable they either come earlier than they are supposed to or very late. I take my own trash out. The complex has also become more of a party location bordering on being anti family.

Hello! Since we took over management last July, we have made major landscape improvements. We submitted a service request when you brought this to our attention. When maintenance went to check it out, there was no water or signs of mold, but we have reached out to our landscape company to inquire about adding drainage near your patio. As far as the trash situation, Valet Living does a great job reporting any violations that occur each night. The pick up time is 7pm. We rent our homes to anyone who qualifies to live here. I love this place! Management, Connie and Samantha, are the greatest. They have top rate customer service. Great place ,with meet and greet get togethers. Always improving the landscape and they love pets. They really care about their residents!
