So much so that O'Fallon consistently ranks on Money Magazine's "Best 100 Places to Live" list. As one of the largest cities in the St. Louis metro area, O'Fallon is directly north of the river, bordering the Weldon Spring Conservation Area.
Nearby destinations are plentiful -- Mid Rivers Mall, Lake Saint Louis, St. Louis Premium Outlets, Chesterfield Mall, Maryville University, Hollywood Casino & Hotel St. Louis, the St. Charles Convention Center are all minutes away from O'Fallon. And while there are plenty of employers near O'Fallon (including the GM Wentzville Assembly Center), commutes into Downtown St. Louis only take about 30 minutes.

Property Ratings at Preserve at Research Park
This apartment is very clean and staff is amazing.I Have been living here for more than 4 years now.There's plenty of space, the closets are big and if you live above first floor they have great balconies and plenty of storage space! Honestly one of the best apartments in O'Fallon MO.This community has gym, swimming pool, tennis court. it is Close to highway K and the gas station. Kristen and Morgan are very friendly, responsive and helpful. They always listen to your suggestions, complaints and take the immediate actions. Bill and joe are really hardworking and they fix all the maintenance problem really fast. I would really recommend this apartment to anyone and I would suggest paying a visit and checking them for yourself.
I don't think I have ever written a review but I feel obligated. I don't want to see others go through the same stress that my family and I experienced. Background- my family and I picked the Preserve at Research Park mainly because of its location. Renting was temporary for us and we were very upfront with them when we signed paperwork. They understood and said that it was common for tenants she do short term leases. To be fair, the staff was fantastic when we decided to go with their apartment. Now, the brutal and unfortunate truth. 1. They will come into your apartment without notice. 2. If you have children, stay away. They do not manage the speed limit on the property. Cars are flying around the narrow streets. 3. The apartment smelled like cigarette smoke. Since you don't get to see your apartment until move in day, we couldn't do anything about it since we had no where else to go. We had to rewash everything after we moved out. 4. I rented a POD to move out. I went down to the office to ask if it was allowed and where I can place it. The property manager was in a hurry to see the eclipse so she was trying to hurry me along. I asked her specifically where I can and can not put the pod. We came to an agreement and I had the POD delivered. I received a call from the property manager the next day telling me I needed to move it. I told her that where it is sitting is what she approved. She said 'I may have misunderstood or I should have been more clear'...I had to move it and pay the moving fee. 5. The pool was randomly open and closed throughout the summer. This was another reason we pick the Preserve since we have young kids. Positives 1. Good location Overall, I am very disappointed in how we were treated once we gave our move out notice. Management is difficult. They will not return calls and have the office staff call and make up excuses. My family and I were your ideal tenants. A first grader and an infant...we didn't do much. We paid the day rent was due and really never said a word. The overall frustration boiled over and sparked this review. Good luck on your apartment search...I strongly suggest crossing the Preserve at Research Park off of your list.

I Have been living here in preserve research park for more than 3 years now. The community is really really good, clean and well maintained. This community has everything that I need .. Like gym, swimming pool, tennis court. it is Close to highway K and the gas station. The staff is amazing! Kristen and Morgan are very friendly, responsive and helpful. From the last couple of years , I have seen so many good changes done in the comminuty and this gives me the confidence that I choose the right place to live! First you have to pay $40 per person for a background check. You'll later notice after living there that many of your neighbors will have relatives living with them who are not registered as tenants. I have seen as many as 12 people living in one 2 or 3 bedroom apartment. I often wonder if everyone living there had to also pay the $40 background fee like we did. The staff seemingly forgets to tell prospective renters about how much they will be charged for water and electric. Regardless how much water or electric you use the overall cost for the entire complex is divided between all the residents. Your water bill will range between $20-$40 per person each month. Electric is the same way and much much higher. If you have a pet you will pay a one time fee of $300 non-refundable and and additional $35 per month. When they quote you a monthly price you must figure that cost will be higher by at least $500-$600 depending upon how many live with you with the additional charges they won't tell you about in the beginning. If you enjoy the aroma of spicy cooking then you'll love The Preserve at Research Park as they have a large Indian population. The smell of curry can be at times overwhelming and borderline obnoxious. Apparently, the aroma also affects those who cook it as all of my Indian neighbors cook with their door and windows open to vent that earthly aroma outside so everyone can enjoy it. While personally it doesn't bother me I have seen my neighbors walking out of their apartments with shrouds covering their noses and mouths to avoid the highly pungent aroma. However, the one good thing about it being so strong and being so close to its source is it lingers on your clothing for some time so you can enjoy the smell throughout the day. If you love natures wildlife then set up late night to watch dog sized raccoons crawl out of the sewers to feast upon your garbage in the huge garbage cans. If you don't have an alarm clock don't fret about it. On most days the grass cutting service will ensure that you will be awake at 7:00 am. When you take your concerns to the staff rest assured they will quickly act upon them. I actually kept a straight face when I typed that remark. If you haven't yet caught it I was being sarcastic. Bottom line.....It's an apartment complex. If that type of living suits you and you don't care what it costs to live there then you'll love it here. Just learn to live with whatever happens.

I was looking at this apartment when I moved to the area about 9 months ago. I contacted the leasing office to schedule a visit and get information and before I could even visit I was urged to pay the application fee of $40 to make sure I would have a chance at the apartment. No other complex did this and since I was crunched for time, I hastily paid the fee before seeing the unit. I was not sent pictures of the apartment until I paid the fee and the pictures were COMPLETELY different than what it looks like online. I looked at the dirty, run down unit and left completely infuriated that I was scammed out of an unnecessary application fee. Long story short, DO NOT trust this complex, or make the mistake I made.
The Preserve is awesome! Everything is as advertised: nice amenities, quality units, simply every possible community need nearby, and simple access to the freeway and the rest of the city. What isn't advertised that absolutely sets the Preserve apart is the residents. I have never lived in a quieter, safer, more respectful community. Not to mention the staff, always friendly, personable, and attentive to living needs. This place is great!!
We've been living here for about 7 months now and it's so far a great apartment complex! There's plenty of space, the closets are big and if you live above first floor they have great balconies and plenty of storage space! Honestly one of the best apartments in O'Fallon MO. We were a bit scared from the ratings and reviews but they've really stepped it up this year! When we call for assistance or have any questions they always respond within that day! Definitely worth 5 stars!
