Not sure why because there’s been zero communication in regards to all gates being open like 2 months prior to hurricane Helene. So we/I pay for pog privacy / security gate access as an amenity, however All gates continue to remain open for several months now. When do I get a refund? Also, water pressure is questionable

A/C was broken for weeks! I made multiple maintenance requests about A/C being broken and every time I was assured it was fixed. However it was never fixed. After about 4 attempts I was told to simply "close the blinds to keep the sun out". Only after multiple maintenance requests after being told "your a/c isn't broken just close the blinds" was the third party manufacture finally contacted. After they finally confirmed my A/C was broken they said they had to order a part when I am currently waiting for. If this had been done weeks ago my A/C would be fixed by now. This entire time I'm sleeping with my bedroom at 78 degrees F. Then I asked if I could be provided with portable A/C unit while I wait. I want to emphasize that I ASKED FOR THE PORTABLE AS OPPOSED TO MANAGEMENT OFFERING IT. Then the portable A/C unit I received was broken. Weeks later I still have no A/C and no portable unit because the broken one is the only one available.

New management is worse than the last. Doesn’t read emails/answer phones/reply to anything. Always under staffed and never available when needed. Had to have refrigerator replaced 3 times and it still doesn’t work properly. Gates are always broken/ gate doors don’t lock. I’ve had to contact corporate multiple times to get things done. Many neighbors use the pool, it is not inclusive to residents only. Walls are paper thin, you can hear all your neighbors closing doors/cabinets, walking, talking etc everything!!!! I’ve had a few packages “lost” but office clerk magically finds them… suspicious to say the least. Mold all over my doors. Not worth the money and I can’t wait to move!!!!

They have THE WORST customer service. We are out of state and accepted a new job in the area. Couldn’t just stop in to get answers about no communication. Would not return calls or emails after multiple attempts from our end. When we finally got a call back after a few weeks of trying, she said a message was left but there definitely wasn’t. Held the application for weeks and then said it would take another 30 days to get the refund. NO WHERE on the application for a guarantor but said they took guarantors for those who may not quite qualify. Denied before we could even get to talk to anyone about the guarantor.

I do not recommend this apartment community! The worst customer service I have ever experienced! Not friendly to applicants moving out of state!! Such a shame. They knew from DAY ONE that we were relocating from out of state. We made every effort to be diligent throughout the application process, only to be told multiple things, which contradicted the other!! What a waste of time!
Do not even try renting from here if you’re moving from another state ! They have a crazy policy that states you have to first have a job for a while in the state of Florida before you can rent . This basically means you have to be homeless if coming from another state . My friend had proof of the new position working in a hospital making good money and they said they could not accept this . We told them the entire story of how she’s moving from Ohio to Florida from the beginning and how we only had a day and a half to find a place . They let her apply and wait for 3 hours before then telling us the policy. They wasted 3 hours of our time and did not return emails from days before or voicemails . Very strong miscommunication and an insane policy for people moving from out of state . A blessing we dodged this place .

overall the units themselves are modern and comfortable (unless you’re in building 1 or 2 on the road then you might need to buy some soundproofing). pool is nice and gym is small but efficient. coffee room is a cool bonus i enjoy taking advantage of. i understand no place is perfect and that staffing is an issue everywhere since the pandemic. with that said…… i originally gave a 5 star after they illegally towed my boyfriends van just because it “looked suspicious” but they handled by giving it back at no cost. however, within the past couple months it feels like there’s been a lot of excuses. landscaping is a mess. overwatered, dead plants. most of the gates don’t lock and were installed inside out. don’t bank on valet trash getting to you on a consistent basis but the office also just decided to start fining people if you leave your garbage can outside. what am i supposed to do with my garbage?? it’s not coming back in my apartment & i’m not taking it down myself if i’m paying $30 a month, sillies. there’s now close to 10 stray cats that could be solved with a call to animal control but i guess we’ve just all accepted them as the complex pets. we’ve also had an issue with getting pest control into our unit. physically went to office and put our unit in the binder. was told they’d be coming that friday they never came, got a call the following friday from dillon and said they were going to my unit now and to put away the dog, they never came, emailed dillon to let him know they never came, no response. started noticing a few weird little bugs in the apartment. finally got them to come after the next situation.. idk if this a communication issue or because of the all new staff.. but there was confusion about what i was quoted for my renewal between the manager and asst. manager. they did end up honoring the original price i was quoted but when i emailed and asked how they were justifying a rent raise (other than a new complex being built behind us/capitalism) when they are installing bike garages (empty since it’s an additional cost, might i add) and having food trucks but basic amenities that i pay for weren’t being fulfilled, the property manager sent out a mass email to the entire complex quoting my complaint and asking for reviews. he told me he has sunk $70,000 in the property and in the email to the complex he said $200,000. re-signed because this was so last minute so there’s nowhere to go at this point.
The only helpful person in the office is Dillon, every complaint or request is usually ignored by everyone else in the office. Just an okay place to live, but would be better with better management. The walls are incredibly thin and I can hear EVERYTHING from my neighbors below me. They party until 4am sometimes and I have contacted Kevin multiple times and he keeps saying he will talk to them, and I'm positive he never has. The neighborhood keeps having things added like a garden or dog park, but yet they can't even maintain the current state of the neighborhood. Dog poop everywhere, trash laying around.
Multiple police reports for things stolen and break ins. Even though it’s gated there are large gaps for people to go through. Property manager is good but needs to take security more seriously.
These apartments are a good size, and the staff is nice, however… it’s totally bug infested, very few dogs owners pick up the poop so there’s crap everywhere, and cars get towed if you have a guest park in a lot, gates are all broken, bikes get stolen, trash valet is inconsistent and unsure what maintenance does other than driving around in a golf cart cause the property is poorly maintained.
Worst office staff ever . Still have not received deposit back after 3,months just keep getting the run around very shady operation

I am beyond disgusted with this place. Upon move in (first to live in this apartment) we have a large piece of the counter top by the sink cracked and falling off. There is trash left from the builders underneath our cabinets that we cannot get to to clean up. Almost immediately mold began to grow on the master bathroom wall by the shower. When we requested maintenance, they looked at it, said it was fine, and left it there. I have had to bleach it off the wall several times at this point. I went to check out the dog park the other day to see if it had been cleaned up, and counted 33 piles of dog poop. 33! It is a small park. Walking the dog is a challenge as well because there are piles of dog poop every few feet on every inch of this property. The walls are paper thin. You can hear ever single thing that happens above and below you. And if you have neighbors like mine that like stomp like elephants, yell, and apparently have a bowling alley up there, you will never enjoy a quiet evening at home again. I have ended up in tears because all I want is to come home and relax sometimes and that is literally never a possibility here! I have reached out to office many times, was told to put my issues in writing, and was told to reach out to the security officer. After doing all these things many times, never hearing back from the security officer, and then the office telling me that my complaints were not valid, I reached out to the actual management company. I sent a basic email requesting resolution for the issues that continue being ignored by the office. I was asked to provide detail, and did so thoroughly. That was on January 16th, one month ago, and I still have not gotten a response. Also did not process our paperwork completely in the beginning, and I was charged two months worth of renters insurance even though I had gone through my insurance company and paid up front, and submitted all of the paperwork before move in. It took about 5 trips to the office the get that resolved and refunded.
We were excited about possibly getting a brand new unit. It is a little hard to find the entrance, and had to backtrack down the one way streets. We turned down the street by the bus stop with all of the trash piled up beside it. The entire street is just littered with trash, I mean like I have never seen such a trashy street. We pulled into the first building on the left, and the buildings looked nice. We noticed one of the apartments on the second floor had their dogs outside on the balcony just going crazy on us barking away. It looked like something out of a Beverly Hillbilly’s episode. That was enough for us. Between the trashy location and the unattended dogs, that says a lot about the residents.

When we looked at the apartments we were concerned about the neighborhood. We were assured the gates would be working soon, and we thought that would be a matter of weeks, not months. We have been here a couple of months now, and still no gates working. We live right by some trashy rental places beside our building. You hear screaming and crying, and the police respond on occasion. I just wish they would at least fix the gates. We are paying for a gated community, and it gets scarey sometimes living in this part of town. They should give a discount on rent so we can get our own security system.

The good thing is that the apartments are new and very nice.The apartments are very well designed with great layout.i have a beautiful one bedroom, and it is very nice to come home to. Unfortunately these places are a few steps away from horrible neighborhoods. Although there are gates everywhere, they are just for display purposes only. Most of them do not work, and the one that actually works is only for show, as you can just drive around the other side, where the gate is non- functional. This has been an issue since they first opened. I have been here for 5 months, and there has been no attempts to fix them. You are right on Manatee Avenue, and near a fire station. Along with the sirens and heavy traffic, you are right on the route for semis full of oranges, which run all night. If you need to talk to the manager, staff warn you about not approaching her on Mondays, as she is usually in a bad mood on Mondays.
