Property Ratings at Preserve at Westfields
I’m in the top floor. I’ve had pest control come by twice only to tell me the bugs are an outside humidity problem and that I should buy a humidifier. How about you just send someone to unscrew a few light fixtures and then spray since that’s how they get through. I originally asked them to please spray the drains bc I noticed them in my bathtub. I’ve defended the concierge lady when other residents have said she does nothing. The way she treated me when the rude and condescending pest control man came shows she cares more about the pest control guy than a resident who literally has bugs falling on them for over a month! Also I NEVER was told I had to move my furniture for a spray. I’ve lived in apts for 20 years and have never had this asked of me. He was lazy and didn’t want to fix the problem. If you live here you’re on your own. I’d also like to mention the rude and confrontational residents who yell on their phones in the gym and who think it’s ok to leave their things in the conf rooms for hours without even being present and not reserving the room. I was intimidated and harassed by a resident over over an hour trying to study for an exam. I’m over it.

Lived here for 6 months in 2020. The staff was completely inept and frustrating to work with. Here's a run down of my experience: -Back stairwell was never cleaned and was only taken care of after I brought it up 3 times with the front office because I was tired of stepping over trash for three months -Fire alarms going off at all times of the day and night -Staff sent out angry emails at the residents because they were tired of us asking what was happening - When moving out I scheduled to use the elevator and was told I didn't need an elevator key, turns out I did and it set off alarms (staff doesn't know how anything works) - Staff didn't know their own move out policies, told me I didn't need to schedule ahead of time for a final walkthrough and when I showed up the said they were to busy to handle it, I finally talked them into doing one with me - You can't pay your final balance on the portal because they shut off your account immediately , so you have to mail them a check if you went out of state. - Mailed them a check and got certification it was delivered. Two months later a debt collector is calling me. I Called the Preserve and the manager told me I had no way to pay since the portal only works for current residents and they can't take payment over the phone. So I had to pay the debt collector. - 5 months later I got an email that I hadn't paid my final statement, but not to worry because they had the check (the original one I sent). They were about to make me pay twice for my move out Don't live here, move on and save yourself the headache
This place is completely unsafe and absolutely atrocious staff. Multiple filed complaints against loud obnoxious neighbors and police coming out to nothing actually being done by management here. Vandalism on cars and no actual security cameras throughout each garage level or within the hallways which is negligent of this community property and literally proves they could careless about your safety here. Bugs in apartments. Cheap low grade appliances. Dogs peeing in the hallways and entry ways. People not picking up after their dogs. Management is threatening in their outreaches to the residents. Worst experience yet.
This community does not have cameras on each garage level or throughout the community which is highly irresponsible and negligent of them. Residents safety is not a concern here. Multiple complaints filed to management for car vandalism and that they should have cameras for safety and they do not heed or take accountability AT ALL. Truly the worst run property management I have seen. Do not waste your money here. All that glitters is not gold.
Okay so I moved here about 6 months ago and it was fine. The management is okay, a little rude and intimidating. But recently there has been an ingestion of millipedes!!! EVERYWHERE in my room, in the kitchen, bathroom, hallways, gym, EVERYWHERE! Management has done nothing about this matter and it’s simply gross. Don’t let the nice interior fool you — I can’t wait to move out!
I really love living here! The apartments are gorgeous-- it is a very peaceful place to live, although there are people always around if you go down and enjoy the really awesome amenities. The Maintenance Team is excellent; the ceilings are very high and I put in a request to have a ceiling lightbulb replaces. Jose responded so promptly and he was both efficient and courteous! Kudos to Jose- I appreciated it so much so I could go about my day. :) Overall, it's a wonderful home with wonderful amenities.

An amazing place to call “home.” Our apartment is extremely beautiful with impressive amenities! The entire staff is super friendly!
The fire alarms continue to go off constantly, the pipes in the parking structure have burst three times and the communication is inconsistent and unprofessional regarding the issue. Residents smoke on the balconies, stack trash outside their front doors, and leave trash in the stairwells. There is dog waste in all of the grassy areas around the building and secured doors are constantly breaking and left unlocked for weeks before they are repaired. If your neighbors let the doors close hard to their apartment your walls will rattle and you can hear people even below you walking around. The garage is too narrow and it is a labyrinth! The property manager is disengaged and unapproachable. I am very disappointed at the price and over all standard. There are cleanliness issues in the halls and construction on site for a second phase will continue for the next 18 months, at least. That side of the building is noisy and muddy and they have closed off much needed perimeter parking. I was surprised to find out when I moved in that I had to pay 25.00 a month to park in the garage when there is no other choice and now it’s gone up to 35.00. I do not recommend this property!
We have been here less than six months, and the fire alarms have gone off throughout the building 4 or 5 times - none of which were related to actual fires. The first few times were apparently "testing," which management did not notify residents of in advance and scheduled for 7:30 or 8 a.m. Since then, there have been two separate instances of the alarms going off early in the morning because of issues with the sprinkler in the garage. This morning, the alarm went off at 6 a.m., and in their email "apologizing" for the issue, management told us that the alarm would continue to go off "throughout the day" as they tried to repair the sprinkler. Overall, management seems to be inexperienced and doesn't know how to properly run a building of this size. There is often trash left in the stairways that no one cleans up, and there is not enough ice put down on the sidewalks in the winter, making it dangerous to walk outside the building. In addition, the apartment hasn't dealt with dog owners failing to clean up after their pets, and there is often dog waste in the grass around the building. If that weren't enough, communications from management to renters are unprofessional and often rude. We have received multiple emails from management saying that any bicycles left on patios or balconies will "bring down the property value" and that they will "fine" renters who leave their bicycles out, but management still hasn't addressed the lack of maintenance that is actually making the building unpleasant to live in. The amenities are nice, but this apartment isn't worth the money and isn't a comfortable place to live. Stay away!
The apartments themselves are pretty solid and the building has lots of amenities. But dealing with the front office is a nightmare. They have ignored multiple attempts to reach out about a question on our bill. When we signed our lease, they told us we would be getting a deal, one month free and a $500 credit. What was not explained is that it was not really one month free, there were still fees attached and they harassed us near the end of the month because I guess we were just supposed to read their minds to pay everything else. And the $500 credit is not really a credit, its a gift card that I am not sure we will ever see since this Management office seems to be so incompetent. That is ignoring the fact that on move-in day, they told us we could show up and get the keys. Instead what happened is they insisted there was an error in the system and they could do nothing about it. So I got to sit out in my car for 6 hours (I am originally from another state and thus had no old apartment to go to) while it appeared from the outside they were doing nothing in the office. They cannot even make a statement to the community to remind people to pick up after their dogs. My former rental company was more adept at dealing with problems, and it was a small start-up located 3 time zones away and managing properties all over the country. Its a disgrace, and I quickly am regretting signing a lease here.
So the leasing office emailed residents that at least one restaurant would be completed by Nov 1 implying the construction noise would be done. However, there is still ongoing construction though it is open for business. Currently, there is a worker using a shrill electric saw on the outside beginning approx 6:30 am. There's a noise ordinance in place until 7 am that they continue to ignore. Workers have been out as early as 5 am on multiple occasions. Also, be mindful that there is still another restaurant to be completed which means more of this for several months. So even if you don't need to get up earlier to commute now, you'll be up whenever these guys decide they want to begin work usually well before 7 am. Nice apartments but you may as well live in the city with more conveniences for the noise and traffic back ups on 28 and Westfields Blvd.
The level of construction noise is absolutely horrendous. Throughout the week these workers are out well before 7 am banging, drilling, cutting metal and most recently playing loud music while working though this occurred later in the morning. The manager spoke went out and spoke with them. Today a Sat at 6:10 am I was again awakened by the construction crew. I do wonder how they'd feel if residents were to show up to where they live making as much noise as they do before sunrise. I've sent the leasing office video of the noise. They contact the developer. Yet, they still insist though it's illegal on showing up and starting work before 7 am. The street noise is almost as bad in my opinion. However I'm facing the main street and restaurant. I did inquire about the restaurant but apparently didn't ask the right questions as I was unaware the restaurants weren't completed and/or wouldn't be by the time I moved in or was so close to my unit. I don't think there was any deception but I just didn't do my due diligence as I was out of state and knew the area was pretty safe. I'd have opted for another unit farther back especially now that I see there will be outside seating. Then there's the busy street, police station and eventually more noise from flights when travel to and from Dulles Airport returns to normal. Not to mention one or a few who either live here or drive by revving their loud obnoxious engines mufflers or whatever it is. Unfortunately, moving here was not the best decision for me .
Do your homework and read more reviews. I came to this page for reviews the first time and learned my lesson to reasearch better. PAW is a total joke! Overpriced for what you get in return, the front desk staff and manager lack professionalism and they are rude. If you have any issue (Which you will) the management company wash their hands by sending you to their corporate office which is another waste of time. The people just DON'T care. I moved here less than a month ago and cant wait to move out. Good luck.
Mick, Kareena, Bailee, and Trameka are great people, they work very hard addressing any issues you may have. I also want to thank Davon (Maintenance). I had a couple of situations with my dryer and electrical in my closet. Davon was quick to respond to my concerns and was always keeping me informed of the progress. What I really appreciated about Davon is when he saw me heading out with a laundry basket of wet clothes he made accommodations for me to have them dried in a near by unoccupied apartment. All my issues have been resolved and everything is working great. Thanks Davon for all you help.
I have been living at the Preserve at Westfields for several months. In leasing, I primarily have worked with Kareena and Bailee. They are great and always helpful. Recently I had an opportunity to meet the Senior Superintendent of Construction, Chuck. I inquired if it would be possible to make an adjustment within my Apartment. I was pleasantly surprised his answer was yes and he would have it taken care of. Within a day, he had the entire project completed. He is professional, very pleasant and he truly cares to make sure the residents are happy.! Thank you, Preserve at Westfields for making it such a great place to live.
The Preserve at Westfields is an amazing place to live! I can't say enough about the staff, building and apartment. The Preserves at Westfields is brand new and has more than met my expectations. I have been a resident here since mid-April and moving here was the best decision I could have made. My 1 bedroom apartment is spacious and I have a balcony that overlooks the courtyard/pool area. I love everything from the flooring to the kitchen cabinets. The staff here are friendly, caring and they take care of business. There are great amenities here and there is even a mail Hub for packages. Rent is reasonably priced for the area. I would definitely recommend living here.

Mick and Kareena both have been a huge help in getting us to where we need to be. Despite several hiccups outside of the leasing office’s control they have been responsive, caring and overall good people throughout this process. The building is always super clean and the apartments are top notch.
