Property Ratings at Preserve at Wells Branch
I don’t recommend staying at preserve at wells branch. I’ve been here for four years I pay my rent early and I’m a clean respectful tenant. But they are increasing my rent by 150 and telling me corporate is making them increase my rent to match market value and it’s non negotiable. It’s not my fault they gave me my apt for a lower price and now hitting me with a huge lease jump to match the market, especially during a pandemic! They claim to be “luxury” apartments and they’re not! My place is completely outdated and not worth what they are increasing my rent to.Pest control literally sprayed my bathroom and left, I still find roaches and spiders. Neighbors are extremely loud all night, I get a big water charge even tho I get a text every other week telling me my buildings water is being shut off for maintenance? and In addition to limited parking, a gate that’s always opened and staff either gone or not answering their phone. A few of the front office workers have a “that’s not my problem”attitude which clearly isn’t something you want in a complex and I’ve asked for corporates number which no one seems to have.
Management is terrible, aggressive, and rude. Maintanece will not answer your emergency calls if called after hours. Maintenance replaces appliances with other old ones. Mold on walls will only be painted over and even if an infant is present living in the apartment, the mold situation will not be resolved by manager. Kimberly, the leasing agent, will threaten to call the cops if your a.c. is broken and decide to quietly pass the time in the lobby. Smoking is apparently allowed in the units and after notifying management of oder coming in through our vents with an infant present, they ignore it. They also love to ignore after quiet hour noise complaints. Go spend your money somewhere else.
I was extremely disappointed in this apartment complex since we were lied to by the staff. We were told we were getting a apartment with all new appliances totally updated and that was not what they tried to give us. We kept asking to see the apartment but they kept coming up with reasons why they could not show us the apartment. While the truth was they were evicting the prior tenents and they left the apartment in total disway. Finally the week before the move-in date we refused to leave until we saw the apartment so they finally took us to it. The cabinets were falling a part and the large closet was extremely small, all the appliances were old, dirty and the place was not fit for anyone to live in. We asked for all our money back. We were told to come in Saturaday to speak to the manager that never showed and the other girl looked me in the face and said that she never said anything about new appliances which was completely false. We got our money back over a month later. I am glad they finally agreed to give us our money back but the way this was handled was wrong. It gave us very little time to find a different place but fortunately we did. Warning to future tenents make sure you see what you are getting and make sure it is all in writing beware of taking their word for anything.
I Cannot Explain How Awful these apartments are .... I Cannot wait for our contract to be over .... If I could give a review with out a star I honestly would... You guys wanna know how many times my packages have gone missing here 3 times and that is way too many times... And only excuse is that it might be fed ex or UPS ... When before everything was delivered to the front office and now it still is because when you call UPS And FedEx they say stuff is delivered at front desk... If Anybody knows what company is now running this property let me know... I have a few complaints I would like to really take up with them ..
They are renovating the inside of apartments to cover up the many maintenance issues: water leaks, air conditioning problems, roaches, snakes, trash everywhere, patios are a unclean people keep everything on their patios; tires, camping gear, etc. Looks like a slums area. Any type of dogs are allowed with no weight limits! Dog mess, cigarette butts, trash everywhere. They make you pay a $30 a month for Valet Trash, however trash is rarely picked up. Neighbors trash is left out for days, when I call to office about this, nothing is ever done, trash remains outside for days, trash stinks, stir wells are dirty and stained. Phones are never answered, I have to go to office to make a complaint, everyone there seems unhappy and the New Property Manager is not nice and does not care. She tries to act like she cares, however, she is a fake! I reported no water, could not cook or wash clothes for hours. I asked when will water be back on? Her reply, I don't know. She did not care and was rude to me. No notice or warning was given to us as all of my neighbors were very upset! Also, website states that there is Concierge, breakfast, recycling and that the property is smoke free: ALL LIES! There have been several Property Managers there and now there is another new one, who is very rude to residents, hint: she wears green eye glasses, I am a resident we will be moving soon. Cant wait to leave! Also, no handicap entrance to front of building, my elderly father has a hard time when going to make a complaint to front office.
This used to be a great complex until the new management company took over in November of last year (2014). Things have gone downhill quickly! The grounds are no longer kept up or picked up, there is usually trash on the ground not to mention discarded furniture and mattresses sitting by the dumpster for weeks if not months. The pool was closed the entire month of July (no they were not doing any upgrades or renovations to it) and for the rest of the summer it has been closed more often than it has been open. The office staff is snippy and rude and make it clear that they do not care about the residents. The parking lot was torn up about 3 months ago when they had a water main issue and has yet to be repaired. There is loose rocks and dirt which are trips hazards and they have orange cones up but have done nothing to fix this. My last maintenance request took 12 days for them to even respond to. If the management company ever gets their act together than I would recommend this complex for its location and the fact that it tends to be fairly quiet. Another plus is that they allow dogs without any weight restriction or pet rent.
When i had moved in to these apts, the hardwood floor in the kitchen and the restroom were not cleaned properly after they were painted and I had to wait for 3 weeks to get those cleaned inspite of the reminders that I had given to the management every week. Coming to the location, these apts are nicely placed in close proximity to Walmart, heb, restaurants etc. Safety is a little concern as there was a break-in recently and since then the apt has started to keep the main gate closed which was not the case previously and its good. Also, these apts have a green area behind which the residents can use for hike and bike trail which is pretty cool. On the whole, if the maintenance requests can be handled by the management in a better way, these apts are good.
The Hamptons, on El Camino Real, in Houston, is not a new complex, but they are really nice people working there. The leasing agent has worked there many years. When you step into their leasing office, she is the very first person you will meet. The office manager has been there for server all years as well. She to is very people friendly. The apartments have been kept up or upgraded. The landscaping is nice and the pools are brilliant.
I thought I had found a great place to call home but find looks can be deceiving. I am handicap and realized after moving in that this apartment complex is not 100% handicap accessible. I have been fortunate to have a handicap parking space but that is where the access ends. I also have roaches and spiders which are unwelcome visitors. No matter how many times my apartment gets sprayed the roaches do not go away. I want to move from here desperately and find an apartment that has a walk in shower which would be so lovely and helpful for my disability. Please consider my review and take me out of this less than pleasant residence.
