Property Ratings at Presidential City
Makes you pay for parking, then doesn’t have enough spots to park your car. And when spots run out and your forced to park in another lot, then fine you $200
I lived here for one year and the apartments are absolutely beautiful and very modern. They are very pricey even for the studios but they offer a wonderful living experience. I felt so safe living here since you have to scan your key to gain entry and there was almost always a front desk person watching every front door of each building. They are very quiet and very clean apartments that would be a great next home for anyone who can afford them.
used to be good until this year. old owner sold the place earlier this year and new prop mangement sucked many part of the property is breaking down yet the new management is not fixing anything. also they got rid of the Parcelpending and forced the resident to use fetch, fetch has been known for having a terrible service, your package will get lost, also they will fake your signiture just to drop your stuff quickly.
Property is in dire state of disrepair (dents in hallways, holes in ceilings, water damage everywhere). "Luxury" finishings in-unit are poorly constructed/fitted - crooked gaps where there shouldn't be, cabinet doors not fitting properly, etc. Management office never picks up phone, and does not respond to voicemails. Bonus - mice in-units. Management does not seem to care/respond or resolve.
Absolutely garbage. Management doesn’t reply to your emails in a timely manner. You can hear noise from the neighbors across the hall from you (through the bathroom vent which has no exhaust fan FYI) and from above you (you can hear literally every single footstep above you). You can hear your neighbors closet doors from opening as well. I do not recommend this place at all. I can’t wait to move out of here. Management is unwilling to help me and address the noise issues head on.
I do not recommended this place for several reasons: 1- They do not appreciate their long term resident. I lived here for 3yrs and now I am trying to add just 6-months to my current lease before the required noticed time and they gave me a much higher price than my current (they are not cooperative at all). 2-They ask to pay for parking fee and there is no assigned parking and after 5 pm you will never find a parking for your car (put in your mind they give a ticket for your car ) 3- Marijuana smell on the floor especially in the weekend 4- if your neighbor has a baby you will not have a good sleep because you can hear everything 5- stomping down from the apartment above you after the quiet hours (they will ask you to call the concierge to do a report and when you follow up with them nothing happen ?!) 6- Some of the front desk employees are unprofessional
The Bad:Security and Management. 1. Moved in on Aug 13th it's Aug 19th so far 3 people walked straight up to my apartment this week without any notification from front desk. Also, I heard from neighbors that the MK Butterfly app that is used to answer door doesn't work. I wouldn't know, I still haven't received the email invite. I'm not feeling the lack of security and plan on talking to management about it tomorrow...which brings me to my next issue 2. Management is unresponsive 2-3 weeks before move-in I had a question and sent an email, called 3 days later spoke to Josh Grove who said he'd get me an answer. Never heard back. Two weeks later emailed same people to bring to their attention that they never responded. They still haven't responded. It clearly doesn't matter to them. 3. My "state of the art" kitchen has no garbage disposal and the refrigerator doesn't have an ice maker...the basics. I'm asking for a new fridge The Good: Property & Amenities 1. Green space for my dog, 3 dog parks and we get good walks in 2. Natural light in apartment keeps my serotonin high and me happy 3. Sora Spa Pool Club or whatever it's called is really nice and relaxing 4. Daily fitness classes are fantastic. Good variety, great instructors 5. Concierge and other staff around grounds appear nice and friendly I have no desire to live in center city area of Philly, this location is good for me. So far the good outweighs the bad. Ineffective management can be replaced and security can be beefed up. I will post updates as my lease progresses.
