I’ve never had maintenance issues here which is nice, but the maintenance supervisor is awesome if you ever need him! The floor plans are nice and have higher than average ceilings. Some units have the washer/dryer hookups in the garage, I don’t love that but it’s ok. It’s also quiet and well maintained. Very cute furniture in the clubhouse.
Mold problems and fbi raid! Management unwilling to let me break my lease.
This complex has nice amenities to go with their very nice apartments. The pool area is a common meeting place for the adults who live here. The management puts on some type of social event monthly with provided food and drink. Maintenance is very responsive and on-premise for any quick response needs. I recommend this complex without hesitation. Location, near hospitals, so we did not lose power and a great variety of major stores and restaurants within a mile or two.

We were on a 3 month lease why we were waiting for a job situation to clear up. During the lease signing it was not pointed out that we would require 60 days advance move out notice for a 90 day lease. We received no reminder during the time frame nearing that mark, so it passed by. The fee is basically the rent until it would have been 60 days, so be careful and make sure you're on the ball, because they won't be. Outside of that grievance, which I will admit is why I'm posting today, the insulation in the apartment is poor. So in the hot Texas summers, prepare to sweat a lot. We have our A/C set to 72 and my back is covered in sweat in the morning. The toilets don't work very well. Be careful because the handle will get stuck and if you don't jiggle it, water will keep running without end. I have submitted maintenance requests to fix it, and it didn't last a week. The apartment is older and between little things like that and the insulation, it can really rack up your water and energy bill. Finally, their pest control is very unresponsive. We have two wasp nests in a patio at two different times. Sent in two separate tickets. One sprayed the nest and left it up, so I always get nervous around it. The second I put the ticket in well over a month ago and still have yet to have them come out to handle it, rendering the patio unusable. If you decide on living here, remember, the amenities are older, so the building's efficiency is not up to par. The fridge is small, with very little freezer room. The toilet's are small, so it can be awkward to sit on. As for location, unless you are looking to eat out at a lot of expensive restaurants near by, be prepared to drive a ways to get to something affordable.

It is never our goal to have unhappy residents. I would like to respond to a few of the items you mentioned in your review. Our notice to vacate has always been 60 days. During your stay, you signed multiple leases with us. Since most of the renewals and lease signings are done electronically, we are not there with you to read over every line with you. However, the most important details of the agreement are listed on the first page of the lease in bold print, including the 60 day notice requirement. The terms did not change from one lease to another. We also sent lease renewal reminders to everyone with a lease expiring in June. Those were delivered to every apartment in the month of April. You were the only resident who said they did not receive their renewal reminder. By no means did we try and "get you"; on the contrary, we allowed you to sign a 3 month renewal in lieu of staying on month to month and paying additional fees for a month to month term. I think we can all agree that it does indeed get hot during the Texas summer. I checked your work order history, and you only placed 1 work order for your air conditioner in June of 2019, asking us to change your AC filter. Our on-site maintenance team is happy to check the system if it is not functioning properly, but we rely on you to let us know if there are any issues. June of 2019 is also the last time you reached out to us regarding your toilet. Often, it's a process of elimination when making a repair. If they try one thing and it doesn't work, we come back and try something else. We do not leave maintenance items unattended. You mentioned "really racking up your water bill"; the water bills are allocated, and after reviewing your account history, your water never varied more than $3 - $5 per month, so I am unsure where you felt you were being charged extra for water? Our pest control service is very responsive. They are at our property every week - on Wednesday. They handle both the exterior needs of the property as well as interior. We are on a rotating schedule for interior treatments, but they will also do call backs, so if you need additional service outside of your normal rotating schedule, they will treat your apartment, at no additional charge. Again, this has to be communicated with our office in order to know problems exist. It sounds as though you were unhappy living in our community and we hate to hear that. We have a great relationship with our residents and our high renewal rate is indicative of such. We wish you luck in your next place.
Price is the only reason I would hesitate at all to recommend this property. Most of my peers are also on a fixed income and would like to find a place to live for many years.

I might suggest they shop around, since I gather there is a lot of capacity in this area and maybe new, better for less.
I have had positive experiences with Jesse and Carlos. Hopeful that it will continue with new hires. Sorry to see them go.
The only reason why I wouldn?t recommend is so that they don?t get it out from under me but I would absolutely recommend

It's just a great place to be... For apartment living, this is as good as it gets and more than meets my needs as a long time former homeowner.
The apartment meets all expectations and the community is a safe environment. However, living on the first floor is challenging when you have heavy footed upstairs neighbors who stay up into the early hours of the morning. (Example: 1:00am-230am)
Jesse and Carlos respond quickly to work order requests and are always pleasant. They get the job done! They are definitely a plus component of this complex! Also, I do like Shelly and the other ladies in the office. They have always been very nice and welcoming to me and I appreciate that.
Definitely would recommend IF you’re living on a top floor. We have a horrible time with the noise from our upstairs neighbor.
I probably would recommend it, but am bothered by tenants that do not comply with the rules as it relates to parking, not leashing their dogs, sensitivity to others, using garages for cheap storage and then taking guest spots.
I loved the layout, but felt there were units with too many people living in one & preferential treatment to some!
I wish yall were open on Sundays, even for just a few hours. Sometimes I work Saturdays and I can't get home in time to pick up packages.
I have generally found the staff to be responsive and enjoy living here. I have met some people who live here, that I enjoy spending time with and we have a community feeling. I like the fact that it's not a large complex and I like my floor plan.
I am willing to recommend Mapleshade Park because of its general features/layout, the quality of the management and layout of the apartments, the tenants. We organize and participate in community events like 4th of July get together with volleyball & cookout which had a good number of participants.
I would, recomm.this apt community based on the service provided by the office manager, Shelly, and the maintenance staff. I would like to see improvement in the grassy area surrounding my apartment as it looks pretty rough. My other concern is the standing water area on the driveway outside my garage for a couple days after a rain.the resulting mud is tracked into my garage and sometimes up the stairs to my apartment.
I have- they found it to be a little pricey and thought there needed to be some outside manucuring

I love living at Mapleshade Park. It's generally a quiet community, has a very friendly staff, and is in a great location.
I just had a stopped up toilet but the maintainance here is ALWAYS EXCELLENT!
I would only recommend this community to the best people I know because I would not ever want it to change. It is quiet, like being in a vacation home. Informing types of people who love loud music loud parties and want to get everyone's attention when they enter the property and their home are not the type of people I can live around.

The price vs. the quality of the buildings is a tough sell. But I love the size of the complex, the staff, and my apartment.
I feel comfortable in this complex. The rent is affordable, the apartment is beautiful and comfortable, and the staff and neighbors are so amazingly wonderful and nice.
Seems to be a good value, it has a good location, almost seems secluded.
This is a great place to live. Quiet and clean with a solid set of amenities.
I love the mature trees & the drive up appeal ( needs to be maintained throughout). It is spacious inside.

The complex and the people are very comfortable to be in and with. The other tenants that we see in the communal areas are all very good people. There is a variety, but we all enjoy the facilities and interact at some level.
