There’s a million things wrong with this place. Trash valet is $30 but they miss pick ups constantly. And they charge residents for the compactor, which is always over flowing with trash and furniture. They don’t any deer emails or complaints submitted in the app. Noisy neighbors music rattling stuff off your shelf? Oh well. Pools don’t open until summer is almost over. They send emails threatening to fine everyone for a problem when they can’t determine who’s breaking the rules. It reeks of marijuana. The buildings are falling apart. If something breaks and you need maintenance, it’ll be weeks if not months for them to come. My bath tub was peeling, so I had to leave for 3 days for them to “fix it” it started peeling again a few weeks later. The management is so disorganized bc it’s constantly changing. They’ve messed up my rent payment and then sent me eviction emails for THEIR mistake. They don’t answer any phone calls or emails so if you work during the hours the office is open oh well you can’t talk to them. If you can go in, you’ll be in there standing around for a while bc there’s 1 maybe 2 people working and a bunch of other upset tenants. This place charges just as much as the new build luxury apartments in the area so do yourself a favor and move in there not here.
Absolute lack of professionalism and customer service. I had mold in my storage go untreated for 3 months! I requested a small monthly concession for the time I could not use my storage and it’s been another 3 months with no response! Please, do not rent here!

Good afternoon Annie, we regret to hear that you had a negative experience with us, and always welcome honest reviews. Your account of the situation is not accurate though and we hate that you came here in retaliation. The issues you experienced in your outside storage unit was a result of the garden cultivation you had. The dark, enclosed space, and the the moisture from your plants was the perfect environment for growth. We attempted to explain this to you and asked that you not keep your plants in the storage area. We then had a 3rd party company come in and professionally remediate the area, none of which we charged you for but we were not able to provide a concession due to the situation being a result of your doing. We wish you all the best.
As a single woman living here has been a safety concern. Mailboxes have been broken for years. Property management changes every few months. Gate is always broken. Trash is always overflowing. Was notified by law enforcement that someone was killed in my building, management never reached out. I wish I could afford to break my lease.
If you are thinking about moving here.....Don't! They are run down, staff might as well be non existent and no one ever knows what is going on. Emailed five times because they didn't post my rent payment and never ever received a response. You pay $70 for trash pick up however they hardly ever pick up trash. The last time they went over a month without picking up the trash. The apartments are invested with bugs and the cabinets and fixtures are literally falling apart. For the price you can get a lot better. I cannot wait until my lease is up.
There are spiders everywhere!!! They literally have a spider infestation at this apartment complex. You can barely walk down the hallways because the spider webs are everywhere!!
I’ve lived here for about a year now. By far the best management led by Nisha. Nisha & her staff consistently asking residents what can they do to better improve Preston Hill‘s. Leasing professional Chy Smith is the best. If you have any little issues need to be fixed with the your unit. She will make sure it get resolved ASAP ??!

BELIEVE the negative reviews! The woman who took me on the tour was super kind but the property was HORRID!!! Every balcony has peeling paint and rust, the stairwells had holes in them because the thin metal they use for the stairs have rain rusted very badly over the years. They should be ashamed showing these MODELS/ units to potential residents. I mean inside there was dust painted over EVERYWHERE, The pop corn ceilings look like they have been constantly painted over for the last 20 years and never sanded down. The sinks were discolored, the light fixtures all had different color light bulbs. I could go on on because this was the MODEL they showed me. The only good thing about this property is the size and storage space but who cares when you'll be living in the trenches of Buford. I met a guy who was with IRT ,the new company who is renovating and even he knew the place needed a lot of work. CLOSE THIS DOWN until improvements are made. Right now it looks as if the property is neglectful, does not care to about cosmetic let alone safety issues, and you'd probably never get help with anything. Sorry to be that 1 star person but this was one of the worst apartments I have viewed in the Mall of Georgia area.
You best believe the negative reviews! These people will constantly switch management and play dumb just to take your money. There is a lot of crime going on around here and nothing is done about it. We experienced it first-hand and nobody did anything about it. They don't actually have surveillance cameras as it's stated on the gate (entrance) and you can't never get any type of questions answered from them. The apartments are filthy. They basically will charge you an extra for daily breathing if you allow it. I HIGHLY SUGGEST LOOKING ELSEWHERE!!!
I cannot wait to leave. New management IRT is awful. Because everything is building up around mall of Georgia and the apartment complex, they are trying to get the current tenants out so they can charge way more for the units but the complex is OLD and worn down. They are trying to get extra money with violation fees and now, there's reserved parking available for $45 per month. What!? Getting them on the phone since IRT took over is impossible. You might as well spend the money for something smaller and nicer around the area than to settle for this dump (literally...take a peak at the trash compactor on any given day).
We lived there and for the price we paid it wasn’t worth it. They never came to fix our dish washer & we was there for two years! We had mold that they painted over it & when it re- appeared they NEVER fixed that issue! The parking is horrible! Their communication is horrible also! They never call or email back! But the location is good…
Follow up is not strong.. No community involvement with the residents. I only get a call from the office when something is wrong.
It is quiet, near all shopping and restaurants. The property is kept relatively clean. All maintenance issues were resolved quickly and I had issues with my air conditioning and heating system. They were fixed quickly.
I would not recommend this apartment complex to anyone at all. Today, I am still waiting for three bags of garbage to be picked up even though I pay $30/month for trash pickup (too expensive when it is not very unusual for the trash to be left another day or two), my dishwasher still makes a loud noise whenever the cycle changes (maintenance was unable to fix it), the stove tilts badly so whatever I'm cooking in my cast iron skillet on the front burner slides to the side (and usually burns), there have been two leaks through the ceiling since I've lived here, one of which ruined several boxes of items that I put in the storage shed, and I could go on. I am eager to find another place to live.
Cannot think of any negative experiences that have affected my living here.
Management is spotty at best (lost a lot of our paperwork during move-in, gave my husband and I conflicting information, are not helpful AT ALL and are borderline rude when you ask for help in any are). You are charged a monthly pest control and trash fee on top of rent, however the trash service skips days frequently on days they are supposed to show up(so we have trash bags sitting by our front door for days on end) and who knows what the pest control fee is for because our apartment is FULL of ROACHES!! I'm talking huge, 2+ inches long, all over the place. Pest control came to my apartment 10 days ago, but it made no difference at all. Literally this morning I had a roach in my shower and 2 waiting for my by the coffee table. No matter how much I clean, they continue to show. It's disgusting.

Only been here 3 weeks, but already regretting our decision. None of their online systems (which they ask you to use) work. We can't pay rent, couldn't apply online, or even make a maintenance request. They didn't have us ready for move in, despite advanced notice. They didn't file our renters insurance, and then attempted to charge us because it was supposedly our fault. On top of this, they charge a pest control fee, but we don't know what it goes towards as our apartment is full of roaches. Steer clear of this overpriced mistake

For the most part it is an over all nice place to stay
It' a very quiet and nice community. The grounds are kept up daily and are very organized and nice.

Location is good and bad. Good to be close to shopping Etc, but at certain times of the day traffic is terrible.

To verify income, I was told to bring in my three most recent bank statements. I met the income requirements so there shouldn’t be any issue. I’m a self employed videographer, so I get paid through various methods (checks, Venmo, Zelle, etc.). They said that they didn’t believe my bank statements because the checks and Venmo payments could be from friends/family and not from business clients. First off, that shouldn’t even matter how you get the money. If you make the money and can pay rent, it shouldn’t be a big deal. Secondly, most self employed people get paid through various methods. I can’t help that. If you’re self employed, don’t waste your time. We’ve applied to a few apartments in Gwinnett county, and this was by far the worst process out of all of them.

I didn't know anything about this property or this area but when I get here right off the back I knew it was for me. The agent Devin was so warm and welcoming (NOT A SALES AGENT) I moved in right away. Its a beautiful place to live and feel safe. The apartments are huge and welcoming. When you live amongst other people the place can only be but so perfect. There maybe a few annoying things but it has nothing to do with the property its just plain general public. I always felt it's up to the people who live here to keep it clean not always the employees. This place is extremely clean but then you have the tenants who will turn around and mess it up after it was cleaned. If you want to be warm, comfortable and cozy then move into Preston Hills The manager ERIN is simply a breathe of fresh air. This staff care's about the tenants that's why you should choose this place to live PERIOD!!!

Too many people are parking cars on the property without authorization and the proper parking decal. It seems that some are selling cars or leasing cars and have seven or more vehicles taking up parking spots. I would not have a issue if they parked further out but they take the parking spots people living the apartment need.
We have had ongoing issues with our upstairs neighbors banging on the floor hard enough to shake our walls and ceiling fans all night for months and staff and the courtesy officer have been less than helpful. This place has been a nightmare. There is lots of crime here and our building always smells like weed. The only upsides are the great location and the maintenance team is awesome and prompt to fix things.

The service i have received has always been exemplary. My biggest hang up is the parking and ease is entry of outside cars to this supposedly gated and restricted community.
The staff is great. The apartments are so cozy and nice. Environment is friendly. I feel safe!

Maintenance was completed in a timely manner, and our concerns were addressed if not completed. In addition they did a great job cleaning up behind them self, however they wasted my electricity by running a light when not using it for maintenance, and leaving my patio door open While the air conditioner ran, and allowing bugs, birds, pollen, and humans free access into my apartment.
