Our move in day was flawed by the fact that no one left our keys with the front desk and we had to wait 2 hours for leading office to open. Since then, things have been well. Really like the staff at the concierge. Very welcoming and helpful.

No working freight elevator cost me an extra $2500 in moving costs. Garage, west side of building, and sometimes the lobby have smelled like sewage since we moved in more than a year ago. Online complaints about sewage smell go back more than 2 years. When I wanted to extend lease for a few months, rate was astronomical. Can’t wait for our new house to be done to get out of here.

Beautiful apartment!!! Great community, lots of restaurants and every convenience near by. Great location!! I just moved in and it has been a really good experience. The apartments and community is really a Live work and play experience. Even though it is apartment living, it is quiet and peacefull in your apartment like a home and all the lively activities outside. Even have Trader Joe's downstairs. Couldn't get better.

The Elevators do not work and management have confirmed they will not make the proper fixes. DO NOT CONSIDER MOVING HERE unless you want to live in a building that has no elevators.

Elevators are out more than half of the time. The freight elevator has been out more than 95% of this year. There have been electrical failures several times and management seems totally disinterested in fixing the problems other than sending email updates

My car was broken into and vandalized last night. Management limited to say “we are not responsible for any theft inside our garage”. There are too many residents and they can’’t keep the property safe. The bike room also had several thefts last year. It needs more investment/improvements in security. Another issue is the elevator that is constantly broken.

Following the recent event, we held a community crime watch meeting to address residents' concerns. We have replaced security personnel and are planning to install additional cameras. We have also assessed and modified garage gate accessibility. While no security measures can eliminate crime entirely, our efforts have proven effective in preventing break-ins to the bike room since last year. We are staying at the Preston building. The apartment is very well built and maintained, very nice, new and luxury. It has Google Nest and Sonos speaker built in. The 3-bedroom apartment we are staying is very spacious. However, the experience with the entrence front-desk people was not very good. They seem don't greet us and not welcoming when we walk in. When asking for help, normally we don't get much help. For example, we just moved in last Friday, and we have a lot of stuff to buy during the first few days, so ever time when we come in with lots of stuff, they don't warmly, proactively offer help. One staff tried to avoid eye contact with us when we walk in. Overall, I feel they could improve their receiption staff's professionism and attitude.

Give 4 stars bc the elevators are always broken. Other than that I love the property! Concierge is great as is the valet! The apartments themselves are very spacious and cozy
Nice facility with nice staff and neighbors. Very clean. Things don't always work right in common areas which is a bit frustrating but overall, a good place to live.
The Preston building has had numerous issues unfortunately. Our freight elevator has been out for months. Ice makers in the common areas have been inoperative for over a year. Numerous thefts and security issues in the garages of these buildings over the past year.
The Preston: One elevator has been out for the past 4 months and no plan to fix it until June. The other elevator is out 3-4 times a week. You have to plan your life around the elevator. I also heard that this is not a new problem in this building. Concierge service was 24 hours but not anymore. Garage smell is an ongoing problem. The leasing office pretends to be helpful and caring, but they are not. There are some positive things mostly related to the neighbors, location, maintenance crew and amenities.
There are two Thyssen Krupp (TK) elevators in the "Preston" building that keep failing, leaving residents taking the stairs. One has been down for 3 months -- drive motor failed in Jan 2023 and TK has been unable to supply a replacement part yet. Meanwhile the other elevator has been failing repeatedly for periods of many hours, leaving residents sweating in the stairwells. Reviews on this site include elevator complaints in 2019!!! Management needs to take action to solve problem permanently. The building has a lot of positive things going for it, but without reliable elevators none of that matters. Stay away until the problems are solved.
Leasing staff is knowledgeable, professional and follows through with every detail. Amenities are amazing. Move in was efficient and property is meticulously clean and beautiful. I am excited to get settled in calling Preston Hollow Village my new home.
Constant issues with elevator and ac in our apt. Disappointed in the communication between the building and the residents. Need to be more prompt in details of what is happening in the building with the residents. Constant sewage smell in garage that has not been addressed.
Beautiful apartments and wonderful community with plenty of shopping and places to eat within walking distance. The amenities including the dogs parks (one for large and one for small) as well as indoor golf simulator is just icing on the cake!
I couldn't say more good things about Preston Hollow Village Apartments. I live in The Preston building and I love it. It is conveniently located, safe, aesthetically pleasing, and truly what I consider a luxury apartment. Having the dog bathing amenity is also a major plus. Any of my guests that have been over love it as well and now I get people wanting to come over all of the time. Highly recommend.
Constant issues with elevator, humidity, sewage smells, on site staff is great, we enjoy location and shopping. Looking forward to when more restaurants open up
I would recommend a lower floor so that the water pressure is better, other than that I'm pretty happy with this place
This place is absolutely wonderful - helpful friendly staff, kind warm neighbors, lovely grounds well maintained and consistently clean & classy. We are blown away for the quality we get for the cost we pay, and could not be happier with the entire environment and lifestyle this place affords us. LOVE IT HERE!

I would recommend it because it is conveniently located. It is a great building/facility and has all the amenities I need. I don't think it is being maintained well. The halls are often littered with paper and stuff on the floor. There is often dog poop or urine in the elevator. The landscaping is not maintained. I understand during the pandemic there have been staffing problems, but the issue with the litter and dog droppings needs to be addressed.
The algorithm used to price gouge people who are honest hard working and just want a fair price shut people out. Nickel and dime people out of contracts. Insanity that one bedroom apartments demand such high percentages of avg living wages/ monthly salaries

I lived at the Douglas for 2 1/2 years. The first year it was a nice place to live. After that it was terrible due to property management. Request for repairs are slow if repairs are made at all. Management is frequently unavailable if there are issues. Terrible book keeping system and management team. They will make every effort to keep you security and pet deposits for no reason. I highly recommend that you only live here if you are willing to live in a place that presents itself as upper end but in reality is a mediocre place to live and very poorly managed.
The dogs are great but residents need to be required to keep barking - especially from large dogs- to a minimum. It has recently become awful.

I love the central location and the surrounding shopping complex.
The elevator issue has been very troubling and quite a hassle. Communication could definitely have been better. And if it were my building, I would find some way to make it up to the tenants.
The noise on highway 75 is too much. I know the building can't do anything about that but it is an issue for those who live there. I also find the college students there to be just that - college students - loud at night, even during the week, marijuana use, etc...

Elevators were broken down too often which lead to overuse of the other and would have days where take 10 minutes to get to your apartment if the stairs weren't unlocked. Too many people let their dogs pee in the stairwells and elevator.
Overall, a nice complex. Enjoy the pool and workout facilities other than getting the TV's to work
Elevator problems continually. Parking garage is dirty and needs washing. Unreliable delivery services. No dry cleaning drop/pick up service
Power goes out a lot in The Preston and there are no back-up generators to power the buildings when that happens. Can be left with no elevator access for days when that happens.
WOULD: The convenience of the shops and 75 are nice. WOULDNT: I think the "convenience factor" is what makes the prices of these units as high as they are. Take away the shopping convenience and there's nothing unique, either from an amenity standpoint or from a service standpoint, that make these units better than any of the other apartments in the area.
overall it is a lovely community, my only complaint is related to pet waste and the gnats
