Situated just over 14 miles northeast of Dayton, Fairborn and the Wright-Patterson Air Force Base that neighbors it makes up a sprawling suburban community. Cape Cod and ranch-style homes give the area a quaint feel, while modern apartment communities ensure there’s a rental for everyone. Fairborn’s historic downtown area houses locally owned shops and eateries, as well as the historic Fairborn Theater. Proximity to Wright-Patterson Air Force Base, Wright State University, and Beavercreek’s main shopping area provides residents with multiple employment options and access to the amenities of a larger city, while Downtown Fairborn’s small-town charm attracts residents looking for a quiet, close-knit community to call home. Downtown Dayton is just a 20-minute drive away via State Route 444, but you may find it hard to leave this charming Ohio community.

Property Ratings at Prime at Wright Apartments and Townhomes
I’ve lived here for two years now! It’s the perfect sized apartment for my roommates and me. We like the location and maintenance is very fast. The gym is very big as well which I love. Can be noisy with lots of college students around but overall good apartment building!
I moved in the beginning of August 2021 and since then my experience has improved. There was new management who has worked hard to make these improvements. Emma is very considerate and always responsive. The wifi has improved drastically as well as new gym equipment and the coffee machine is always a plus. The maintenance staff is always extremely helpful when we have a problem and works hard to keep things running properly. I would recommend any college students to live here!
I've lived here for a year and a half. Ever since the new management took over in the beginning of 2021, things have gone downhill. The already-dirty hallways have gotten disgusting (terrible carpet stains, musty smell, burnt out light bulbs that haven't been fixed for months). The internet prices have been raised, but the quality of the connection dramatically decreased. Packages are left out on a shelf for anyone to grab. There have been assaults in the parking lot, and I no longer feel safe at night. And prices have gone up! Management canceled our electric plan without telling us, assigning us a new plan we didn't have access to, which resulted in over $200 of late fees. The heating system doesn't work well - when set at a certain temperature, it usually fails to maintain it. A lot of equipment in the gym is also broken. It could be worse, but I would not recommend this place to anyone.

hi! Thank you for all your feedback. Since some of the issues we have really fixed a lot. The new Spectrum should be working flawlessly, with any issues, please let us know and we can connect you with Spectrum! This is a huge upgrade. We also fixed our package system with cameras and have never had an issue with anyone's being taken! We also have new security systems, bought 2 new treadmills, and new lighting outside. We also are unable to cancel anyone's electric plan, we do not have that authority and that is through AES. WE would love if you came to us about these issues so we can fix them for you! Any heat issue please put in a service request! Again please set up a time to chat with us so we can make things right, I can not help if I am not aware of the issue.
I wanted to write a positive review during my stay there, but a lot happened in the last few days. I was there from June 2019 to the end of July 2020. First off, the actual apartment I moved in for the first time was not clean, I know I moved as a subletter (at that apartment) but it was quite uncomfortable to move into a dirty apartment. Especially the common kitchen is unhygienic. After living there for 2 months, I changed apartments which were a little better than before but still had some cleaning to do (which I did myself). The utility bills are a little higher than other apartments. The staff members were nice. Closer to my leave, I had an issue with the manager. Which was about my belonging was thrown away from the apartment. My lease would have been ended on July 31st, but I had to leave the country 10 days earlier. Which the room is still mine for the rest of the lease. I had my friend move my stuff (bed, boxes, and some kitchen tools) out of my room. When my friends arrived at my place all of my stuff was gone. I was upset at first because my belongings were gone but I kept thinking they (the management team) would come up with a solution. Long story short I got my few kitchen utilities and my lamp. The rest was long gone (which apparently they threw away). I was fine, since (at least) I will get my deposit fee back ($150) which they made me wait for 1 month to get it. After a month I was told that the deposit money was used to remove my bed and my boxes out of my house. For $150 to throw away my stuff, without my permission, without letting me know. $300 was just gone. I tried to get back to the manager but she kept saying she told me everything before I left. I had a really good relationship with the manager but at that moment I realized, I couldn't do anything since I was already outside of the USA. If you (Mona) reading this, please don't do the future renters, leasers, especially international students dirty like you did to me. Thank you!

Hello- I am so sorry to hear about your experience at Cimarron Woods. We have a new management team and can ensure you that we will take all feedback into consideration for future residents!
Normally I don't really do these types of things but the service I received from Cimarron Woods the time I lived here. I was in a rough spot and had to find a new place to live with my dog quickly and I took a chance and spoke with Mona the General Manager and she was absolutely the most helpful and caring person I've experienced in a place like this. Due to covid and the only negative being my roommate I was placed with I wasn't able to see the townhouse until I picked up my key to move in which sucked but understandable. The ameneties offered into the townhomes are basic but all you really need and no complaints the few times we had maintenance issues the team was very quick and responsive. As I mentioned before the roommate I was placed with was the only negative and I have just paid off my lease 3 months early and am moving due to that which was a pretty easy process, at the time of writing they just this week changed management teams and they seem to be just as nice, though with me moving at the 1st of the month I won't be able to fully review them. Overall great place to live!
I lived at Cimarron for 2 years and was happy with my decision! Management is quick to answer questions. Apartment was great for me and my roommates - was able to meet a lot of other students living at Cimarron. Staff cares and is willing to help!
Best place to live for off-campus student housing! It is the closest to Wright State (within walking distance) and has the best atmosphere out of any of the place on Zinc Road. Spacious bedrooms with washer and dryer and the gym is huge!
The staff is very friendly and the apts are in great condition, they make sure you have everything you need.
I want to first start off that this review will try to cover my entire stay at Cimarron. I intend to make this review as detailed as possible. I would also like to note that I lived in a town-home, I cannot speak too much for the actual apartments/housing on the inside. Long Story: I stayed with Cimarron only 6 months, although my time was short I was convinced this might have been my worst college living situation in all my 5 years of university housing. Town-home was not cleaned for us on arrival, Spiders jumped on me in my bed despite their team spraying the town-homes, internet was promised to be fixed and upgraded "the next day" (this went on for 3 months) only to be given an unsecured network. Pieces of the home seemed to just fall apart like the toilet not working, hot water fading away too fast, sliding glass doors began to grind in winter. NEVER enough front parking. electric and water bill totaling up to $200 in the winter (yes, even if you turn off all the lights dad) Despite all of this happening management is just concerned with emailing us to tell us that our rent is going to increase next leasing season (July-August) I wanted to live here and love it, I genuinely wanted to. I don't mind the loud, live atmosphere, but honestly it seemed like (at least for town-homes) it was non-existent. I was given nothing but troubles with the town-home and received next to no help from management, to which they seemed very clueless that such issues stated in my review would even exist. I understand the town-homes may be a big lose in profit for them, because I honestly don't see much value from them. But, even then i just expected more help and living support than what I received. I like the management though, I think they can pull through for some of their tenets and I think they are really nice/sweet people. Unfortunately, that doesn't make them good management as far as town-homes go. With that I would strongly recommend another place to live on Zink, if possible. I have lived on other parts of Zink Road and from my experience, had a much more pleasant time. TL;DR Home was not taken care of by management, felt lied to at time and not cared for as a tenant. management was nice and sincere but actions did not follow suite. Too expensive to live in a town-home with such low value. would strongly NOT recommend living here.
I have been living in Cimarron for the past 3 going on 4 years and have enjoyed every minute of it! The location is great, it's about an 8-minute walk to campus and the grocery store is only a 2 min drive down the street. I have lived in both the 4 bedrooms 4 bath and the 2 bedroom townhouse 1.5 bath. While in the Apartment water was around $17 a month and then electric was split by four people and around $30 dollars. The townhouse had water around $20 per month and the electric split between 2 people was $85. The townhouse has more of a homely feel with an outside patio plus you can have pets, but in the apartment style I had my own bathroom and I could hear the birds if I opened the window since on the backside of the building I'm surrounded by a wooded area. So both how their own strengths and it just depends on what someone is looking for in a home. I really use the study rooms a lot and they have free printing as long as you bring your own paper. There were a few parties during the school year, but it was only ever on Saturdays and never during a school night so it didn't bother me. The free tanning is a plus, you just have to make sure to go when the office is open. Once my shower was clogged and maintenance was there the next day to fix it, so they are pretty good with the turn around time. Overall, I think this is the best off campus houseing option, but I also might be a little bias!
The Cimarron Woods apartments have comfortable living spaces with a close proximity to the Wright State campus. The apartments come with a washer and dryer, which is easier than lugging your laundry to a communal washer and dryer in the building or a laundromat. The management is usually helpful, but could use some work when it comes to organizing maintenance issues.
This place is nice since you can walk to Wright state to your classes and be there in 5-10 minutes , the electric bills in the winter is crazy and water bill is higher than usuall as well but if you have rommates to split it with then you are fine. This place is for college parties so if you are looking for a quite place stay away. The management is ok but it changes like every year.
