STAY AWAY!!!!
Before we moved in they promised the cleaning person would have everything ready for us. When we moved in, the apartment was filthy, we had no doors in the bedrooms, sinks were clogged. They promised us a $500 gift card for all the inconveniences they had caused. They never gave us this gift card! We told them A MONTH in advance when we were moving out. They refuse to return our security deposit saying that we never told them we were moving out. WE PERSONALLY TALKED TO THE FRONT OFFICE THAT WE WERE MOVING OUT. They have blocked our numbers and never replied to any emails after we moved out!!!! Also, living there is horrible. Kids are loud and disrespectful, they will kick your door. There’s poop everywhere and parking is a TRUE NIGHTMARE. STAY AWAY!

Horrible first impression
The staff member I just spoke with was rude, unhelpful and condescending. The person said, "did you actually read our webpage". Great way to talk to someone who is half blind from injuries sustained while defending our country. To answer your question; Yes, I did read said you had 9 apartments available now, not next month as you said. Is the website correct or you? To the person I spoke with, you need to make peace with yourself before you can be at peace with others GB.

Loud environment
I’ve complained about how loud the people who live above me are about two times and they’ve done nothing about it so far it’s been two months and nothing about the interruptions have change and it’s actually gotten worse

Wonderful Experience - Get your apartment now!
We were one of the very first to experience this amazing home. The office personnel has been kind, knowledgeable and very outgoing. They put together events for residents for holidays and for meet-ups in the luxurious club house or the office. Rochelle and Cooky always have a positive smile to look forward to. We never had a problem that wasn't addressed in a quick timeline. The apartments are clean and well maintained by the maintenance staff. The gym is spacious, the pool clean and protected from the little ones having access to it. There are cameras, a security guard, and bright lights throughout the areas - though we never had anything happen to us or our home. And as a bonus, those hurricane impact resistant windows really came in handy when Hurricane Irma came our way. It was sad to end our 3 year chapter at Princeton Groves since it has been there for us. Our boys made friends with all of the kids from several buildings and the parents/ neighbors became familiar with each other. It was always nice passing them by and saying hi. It really felt like a community. A big thank you from our family to the Princeton Groves family. We will miss you tremendously. XOXO, The Kitts Family

Resident from the Beginning
I’ve been living here a little over three years. This place is a beautiful community with nice amenities and services offered here at this apartment complex. The management staff are welcoming and friendly. I would like highly recommend this apartment complex for those looking for an apartment. The only issue I found with the apartment complex is parking where spaces are limited. But if you need at least two parking spaces, then get the 3 bedroom 2 bathroom apartment guarantee. Otherwise, the other two sizes are basically limited to one space. Now they do have options to park outside the property (if spaces are available) for an additional $25 a month to the rent. It’s something to consider if you an extra parking space.

Amazing service , beautiful apartments, same day move in !
I walked in today with my mother looking for a new apartment. The first thing we got asked is how quickly we needed to move in and when we said same day she ( Rochelle) got right to it. We applied, saw the property , and got accepted all within a little over an hour, and received the keys later in the afternoon. I couldn’t be anymore satisfied with how the whole process went. Rochelle was very professional, friendly, and patient. she made the entire process so simple, She was so awesome. Her customer service went above and beyond, I Will definitely be recommending this location, I am beyond happy with how everything went.

Awesome apartments. Amazing ON-SITE staff literally right next door. Friendly and helpful. Super clean throughout.
Princeton Groves has been my home for the last 3 years. Amazing place, everything is clean. No rowdy neighbors. Security on-site, staff on-site. Speaking of staff, Rochelle and Cooky are absolutely amazing at managing and helping tenants. They have always treated me with respect and helped me with literally anything I've had trouble with. They even change your air filters for you (for free). Maintenance has fixed my A/C when it messed up one weekend, replaced microwave. Never any complaints from them, and always prompt as possible. They also spray once a month for pests inside the apartment, so no bugs and stuff coming in to the apartment. I wish I had more words to say, other than sheer amazing and professional staff. If you are looking for a place to move-in, this is definitely a good pick. Worth the price, for sure. You will not see anything dirty here, even the trash dumpsters are well-maintained, and there's not any weirdness or trashiness from neighbors. What more can I say, not that I use it, but they have a free gym you can come in with a friend or something and work out any time 24/7. I hated my previous apartment where I had to go and make an appointment to see someone at a remote location to talk about anything about the apartment. Princeton Groves is nothing like that! They have people here Monday through Saturday, and literally always go to the extremes if need be to help a tenant. I have seen that first-hand. I really like it here
The staff is very pleasant and easy to work with. They respond to phone calls they same day. Security guard is on the property. Beautiful pool area and gym. What’s not to love ?

Hidden Treasure!!
We've been living here for a few months and so far it's been great! The office staff are friendly and helpful, and the units are clean. The issues that come up such as the parking are in the midst of being resolved. They actually do listen to our concerns and make an extra effort to make the community more united by the various events of which we always take part in. The person that mentioned that it isn't cheap that's true but you get what you pay for, NO ROACHES, NO CRIMINAL ACTIVITES, I'd rather pay more then having to worry about my families safety. After living in many other rental communities this one is by far the best!!

Nice, Clean, Quiet Place to Live
Princeton Grove is a nice quiet place to live. It offers great amenities like the gym, clubhouse, pool and playground. The grounds of the property are kept neat and clean. Staff is kind and very helpful. All in all Princeton Grove is a great place to live. -Stephanie Farrington

Everything new, great and quiet neighborhood.

Awesome Community!!
Where can I start about this wonderful community called Princeton Groves! I have had a wonderful experience living here for the past 6 months! It was my first time moving out of my parents’ house and it was nerve wrecking! The moment I stepped into the office at the community Cookie & Rashelle were eager to answer any questions I had about moving in. They made me feel comfortable and at home and I hadn’t even moved in yet! The application process was very simple and quick. I moved in about 2 weeks after I applied. The day I signed the last bit of forms & got the keys to the apartment, Jeniffer the property manager, had a little basket full of necessities and essentials needed for the first few days after moving in! I was surprised of such a nice gesture. Now the inside of the apartments are all brand new. White kitchen cabinets, marble kitchen counter tops, brand new stainless steel appliances! Beautiful apartments inside and out! Very quiet neighborhood, friendly neighbors & patrolling security at night. Rent is very affordable compared to any other communities in the Kendall/Miami area! I would truly recommend Princeton groves to anyone! I look forward to living here for the next few years! - Jessica

Amazing Place
I Am In Love With This Place Since The Second I Called Apartments.com I Was Treated Wonderful I Went To See Rochelle And I Was Showed The Unit That Was Available & The Moment I Walked In I Knew It Was Mine. The Staff Is Very Accommodating , They Helped Me In Everything And I Had My Apartment In Less Than 2 Days. Very Clean Place & Friendly I Totally Recommend This Place

Renewing my lease!
Rochelle and Jenny are awesome. This will be my second year here and I truly couldn't have made a better decision for my daughter's and I. Thanks for all the help this association has done for there tenants. The apartments are new and super clean!

Amazing apartments and leasing staff!!!!
I love my apartment! It is beautiful, with modern design, appliances and brand new! The community is well kept and landscaped. Maintenance requests are promptly resolved. The staff is friendly, professional and helpful! Jennifer Flores, the leasing manager is the best! She made my first apartment living experience a breeze from start to finish. She truly cares about the residents and does all she can to provide an excellent community and living experience! I moved in February of 2017 and I’m happy to say I have renewed my lease! I’m looking forward to another year at Princeton Groves!

Rochelle is the best she has been a great help in everything I need with my living situation I love my place I already made it my home everything about Princeton is amazing the view speaks for itself I wouldn’t have picked a better place to call my home I love it great job Princeton the price is high but it all worth it??

DONT DO IT
If I was able to rate this place a 0 I would. There is no coordination at all, There was suppose to be a gated community as promised when I moved in NEVER happen, there is always strangers in the property, kids from the street in the pool area, pulling alarms, all types of messes, securities who stay in there cars ALL day. Office manager is rude, never replies to emails and allows anyone to live here, my children have even been exposed to all kind of things in the play ground area, had a friend over who parked in the GUEST PARKING and got car towed, office stated GUEST are not allowed to park on GUEST, I mean last time i checked GUEST means people who are GUEST and visiting, My bf parked car outside parking by the street bc NEVER parking inside and his car got BROKEN INTO. PAY MORE AND MOVE SOMEWHERE ACTUALLY WORTH IT. THIS PLACE IS THE WORST PLACE TO LIVE.

Just moved in!!!!
Just moved in yesterday, and already in love. The staff over here are so polite and nice. I look forward to the next year in our new apartment. Yes, the rent might seem high to some people however, when most places in the area are income restricted this place is a god send. I like the fact that I don't have to pay for a gym membership anymore and that there is a playground for my kids to play in nearby. Needless to say I'm extremely impressed by my new apartment and how easy it was to move in.:)

Love to tow cars
This property is very unprofessional and they tow residents car constantly. I work for TSA and I am in the military due to duty I have been stationed by this property and was told that it was a nice place to live. The first day I moved in I was given a key fob for access to the amenities. I was not able to gain access because the property manager is never there it took almost a week in a half to have access. Next my blinds have been broke in my master bedroom from the time I moved in to now and I have lived here for almost 3 weeks. I have went to the office multiple times and it is still not fixed. Also, I am highly upset my car was towed on Friday at 8pm on the day the property finished the parking they sprayed the numbers on the floors with cars there. when I parked my car it was no numbers on the floor. I came from the gym and saw the tow truck about to tow my second vehicle which is not fair to me because I was not aware of where I was suppose to park and where my assigned parking was. Then I had to look for my assigned parking security did not even know where it was I had to find out from the tow company where my assigned parking was. I do not think it is fair to have to pay 101.00 even though the office does not notify the residents of there parking spaces. Next, I come out to go to work today on 10/16/17 which I have a federal job and now I am unable to go to work today because my car is not present even though it was parked in my assigned parking spot. This property is going to cost me my job as I can’t go to work because y’all towed my car even though it was parked properly. I have two spots because I am in a 3 bedroom 2 bath which don’t even waste your money even though the property is a cheaper property around the area the rooms are super super small you can’t even fit a king bed in the master bedroom and only one room comes cable ready. Why are residents cars towed with decals and I live here this is ridiculous

Like the movie "Get Out"
Parking is a disaster and it will cost you! There's nothing like coming home after a long day of work to find that there is no park, yes you can purchase a decal and park in your assigned parking if your lucky. 95% of the times your parking spot is taken forcing you to park outside of the property, then management wants to hire a conflicting interest tow company where the shady security guards make money off tows. Let's break it down parking decal your car will be towed, if you have guest there car will be towed, if you park outside the property your car will be towed.. usually when I come home from work there are over 10 cars waiting driving around trying to find a parking spot. Sometimes people wait hours for someone to leave just to get a spot. Some even set alarms just so they can check on there car to make sure it's not towed. Security is a joke, smoking weed in the parking lot and making drug deals!!! Definitely not an ideal place for young children so my advise before you get blinded by the cheap dark wood floors that come apart easily or the water pressure issues or the paper thin walls... don't make the same mistake i did and get out!!!

Don't move here
Horrible parking, master room is so small that you can only have your bed, people outside nasty, I never seen security, office people are so unprofessional. I can't wait for my lease to be over

Beautiful residence community
I have been living in this apartment complex since February of 2017. The apartments are beautiful and so is the complex itself. the amenities are plentiful with a adequate fitness center and beautiful outdoor pool. Management is hands-on and is always willing to help, not to mention super friendly. I cannot say enough nice things about this place. We have assigned parking spots, which make parking easy in our secure lot. We have surveillance cameras and security personnel on premises, so I feel safe for myself, my visitors, and my belongings. I would highly recommend this community for any and all potential renters looking for a great place to live. Hope to have you as a neighbor soon.

Luxury at an Affordable Price!!
I stumbled upon Princeton Groves Apartment exactly one year ago. I had received PCS orders to relocate to Miami, FL for work. I reached out to management and Jeniffer sent me an application where I was approved, and her correspondence with me was helpful and reassuring considering I was moving from out of state. Upon reporting to my duty station I met with management at Princeton Groves and both Jeniffer and Cooky have been nothing, less than amazing. My first weekend moving to my apartment was during Hurricane Matthews I was really impressed how management informed tenants of how to be safe and the way the property is build ensuring that we indeed lived in a safe community. The property is very well managed and kept. Don't be surprise if you wake up early in the morning and someone is making sure the property is debris free, or washing the stairs and hallways or landscaping. Management have different events during the holidays for their tenants. I wanted to move closer to the city due to working in multiple locations, but I have enjoyed the rapport management has built and decided to stay for another year. This property is very secluded, affordable and welcomes everyone from different careers, I have seen nurses, law enforcement, and military so yes it's quiet. Tenant’s issues are quickly addressed. The property is affordable and has great amenities, I highly recommend it to anyone. Also, for anyone stating Princeton Groves is overpriced majority of the other properties around it are income based, this property is not, and therefore you are actually getting a great deal.

Just renewed my lease!
I've noticed in other sites there are bad reviews about this place... which I have to say those are most likely people who couldn't afford to live here and are upset they had to move out. I am single mom w 2 small children and safety is my first concern. This place is nicely hidden it's not off of a major street like us 1 or next to the turnpike w loud busy noise. We have security patrolling the area and walking around to monitor our community at night on weekends and every evening till early morning. Residents for the most part keep to themselves and everyone is respectful. The maintenance and property managers are all very professional and always throw community events on holidays for all residents. The interior of my apartment I absolutely love, its chic, modern and brand new!!! The cost of rent is right considering Miami realty is on the rise and homestead cutler Bay Area is too! Overall our management is very understanding and work with you if there is ever an unforeseen circumstance! I haven't had any issues w appliances as they are brand new and very beautiful. We have a pool, 24/7 gym access and a playground for kids , our staff is very courteous and residents friendly. This isn't an income restricted community, if you live here it's because you meet the income to afford to live here. I just renewed my lease and My children and I are happy and safe!!

I've lived here over a year and I have signed my lease to stay another year.??The community is very quiet, peaceful and there crime rate is 0! I recommend anyone to move here you will love it just as I have. The staff has made my move such a breeze, accommodating me to the best of there abilities as far as move in date, transferring to a bigger unit , etc. Maintenance request are taken care of the following day of any issue. Pest control is A 1 ! No critters in the units. This is a very peaceful and well kept community
