Seven Bar Ranch offers the quintessential suburban Albuquerque experience. With the Rio Grande River just to the east and West Mesa to the west, Seven Bar Ranch combines a major shopping area with residential suburban homes and apartments. Just to the south lies the Cottonwood Mall, while to the north linger open spaces and residential homes on large lots that once dominated the entire area. The more than 10 miles separating the neighborhood from Downtown Albuquerque makes it one of the more distant locations in the urban area. Downtown Albuquerque lies to the southeast of Seven Bar Ranch, and the diverse rental market here means you’ll find your perfect apartment match with quick access to the rest of Albuquerque.

Property Ratings at Prisma
Just like another review left recently, the AC leaks every summer and never actually gets fixed. Multiple plumbing issues that get bandaids put over them until they break again. Trash situation is a disaster. Trash left everywhere but inside of the compactor. Towing company frequently leaving boots on cars without warnings overnight. "Remodeled/renovated" units that look like they were done by a 12 year old. Doors have huge gaps letting in air/bugs, dishwasher not mounted to anything. Drains are terrible; showers and kitchen sink. Nothing is professionally done. They did a fancy remodel on the office and left everyone else out to dry. Overpriced "luxury" apartments.

If I could put zero stars, I would. This place is absolute trash. I’ve lived here since 2021 and management keeps changing to where they are constantly inconsistent. Maintenance sucks here. My air conditioning leaks every summer and I will put in multiple requests to get it fixed, and every year, my requests are ignored and I have to mop up puddles of water because they won’t do anything about it. Aside from that, it took them 2 years to repair the ceiling that they ruined in the first place. And there’s a massive roach problem here, and again, it’s taken them 2 years to come out and spray the apartment. Whenever I call, no one answers. When I go in person, the ladies there seem to not know how to do their jobs. They’re rude and unprofessional. Absolute trash place to live and you won’t get any respect from anyone here. They overcharge you for rent and don’t pay attention to the safety and security of you living in your unit. There are so many empty units here because everyone is leaving to live at better complexes. Seriously, do NOT waste your time or money here.

I have been stayuing with this place for the last two years and have always had issues with the Apartment and management coming and going and maintaince and today was the last straw when i asked for help and was denied. Shot and simple dont rent here its a mess frm the dog poop everwhere to the terrible parking and dont get me started on the trash siuation. The compactor is always full and ppl leave trash on the patio because its foll or the are lazy to take it the place starts smelling like trash and poop. The quality for requesting work be done is not good and I just love coming home and having to clean the mess after the poor work was done in the apartment. Look somewhere but here and i didnt even touch on the water leaking above and sewage and termite problem.

We regret seeing a review such as this one and we appreciate you bringing these matters to our attention. We will address the garbage compactor and dog waste in a memo to all residents asap. Our maintenance team works hard to complete resident requests in a timely manner, and this includes leaving the apartment as they found it. We will review your concerns with the team to ensure the step is not overlooked. Thank you Sean!
I saw that the last review was 3 years ago. I lived there for a year now and really enjoy it! Staff is always friendly and helpful. Maintenance has always been good and rapid in responses. I just renewed my lease for another year and very happy I did.

Hi there, thank you so much for your positive comments about Prisma Apartments! Our team strives to deliver an excellent experience, and are glad you found this to be the case. If you have further needs or questions, please reach out!
A word of advise:Before you move in make sure that you see your actual apartment before signing the contract!!!!!!!!!!! This is the worse place I have lived in. Parking spaces are tiny and often stupid resints park in two parking spaces. There's bird poop and spiders web everywhere. I went to the office to request covered parking they gave me a list of possible parking spaces that could be available but I had to check for several days and make sure they weren't "taken". When I first move in they told me that the apartment wasn't ready after I reserved the apt 3 weeks before. We were told that they had to replace the bathtubs because they were really damaged. We gave them time they took days and they were never replaced they only paint over the damaged spots!! When we first move in also the apartment was recently painted an it stanked they didn't even open the windows. Also it was terribly painted you can still see that they painted white over black pain, when my friends visited they even noticed it. The washer wasn't working either they took a full month and half to replace it, when it was finally replaced the whasher was huge that the door covering this space didn't close anymore. The dryer doesn't work either. The maintenance staff is too lazy as well. The location is great but is not worth it. I can't wait to move out of here.
DO NOT MOVE HERE! The people running this place are so unorganized and have no problem screwing over their residents. I moved out early, paid my early termination fee. Months later, I get a collections notice. They charged me 2x for the termination fee. They also charged me for prorated rent for 5 days because a former employee did not document that I had turned in my keys! Original amount I was being charged with: $1828. The revised amount: $166. Too bad court costs are a lot more than $166! It is ridiculous that I have to pay anything for a former employee's mistake! Also, if you like living with pigeon poop by your door, cigarette butts all over the grounds, and getting your mailbox broken into, this is the place to live! Get everything in writing or you'll pay for it. Believe me!
It's a great location and great appartments to live in. The problems are with the other residents, in the lease it states patios must be kept well but they look as if it's a storage space and a trailer park with lawn furniture. Residents are too lazy to take their trash directly to the garbage compactor so instead they leave trash out in the walk ways. Office does not follow their own rules so just a heads up if you decide to live here.
Recently found this property online, I went ahead and scheduled a tour and was completely satisfied with the property. Not to mention the staff was very helpful in finding me a unit along with my preferences.
The staff is unprofessional. If you have a maintenance issue, it takes days and days to fix. I had to keep calling and emailing for them to come fix my toilet, three times. The trash compactor only get emptied once a week so the trash piles up and smells horrible. Only one compactor for the entire complex. They boot or tow residents vehicle. This is a one star place because of the lack of professionalism from the management company to the groundskeepers.
When we finally decided to move out of our friends house, we knew it had to be pretty special place. I was in love with the area because it was a nice hub. The apartment is cute with crown molding and lovely garden tub. This is a small, quiet community that's pet friendly. The management team is very helpful and any issues that might arise it's always handled in a very timely manner. We love our first place together!
This apt is really well maintain from staff to maint. The staff is wonderful, the grounds are well maintain. If I have problem they are on the spot depending on the issue. I would recommend family type people live here or college students. Price is very reasonable when on special. I have been living here almost two years. I plan on possibly moving to be closer to my work .Overall I would give four stars to this apt complex.
