Property Ratings at Promenade at Las Colinas
I have lived here for the past 4 years and management has continued to let the complex fall to disarray. The door handle to get into the mail room has been broken for months and is still not fixed. As a solution, they are leaving the front doors unlocked so that anyway can get into the complex without having to swipe in. Where is the safety in that? The trash room on the 4th floor is always overflowing and smells. I can’t remember the last time the carpets in our hallway were professionally cleaned (there are pet urine stains all over the place). I don’t think management really cares as long as they get their rent checks. The price to live here doesn’t reflect the quality of the complex. Save your money and go elsewhere.
Love it here. Staff is very friendly and always willing to help, the apartments are quiet and cozy, and the amenities are top notch. I plan to stay here for a long time
I am very much satisfied with this apartment. The maintenance team is very friendly and quick in action. Cons: The cleanliness of the entire building has came down. Hope the team will take good actions to keep the apartment and elevators clean.
I’ve been living here exactly 1 month and I absolutely love it. The people are very nice and I love the diversity of people in the community. Looking forward to meeting new people and hopefully making new friendships.

Maintenance is great and very kind but management sucks and are not very helpful. There was also dog poop in the stairwell that was not cleaned for almost a month.
Llevo viviendo acá poco tiempo, me parece muy cómodo, es pequeño pero tiene lo necesario, los de mantenimiento son amables y te ayudan en lo que necesites, lo único que no me gusta es que dejan que los residentes que tienen perros orinen en todas partes, es incómodo salir al área social en la parte de abajo donde está la mesa de ping pong y que absolutamente todo huela a orine de perro, al igual que la puerta que conecta la mesa de Pool con la piscina. De resto está bien. La verdad deberían mejorar eso con multas o algo porque es terrible el olor.

Parking situation needs to improve. Not being able to have visitors park easily is a problem. Also having only 5 street parking spots for an apartment building of this size is not ideal.

Management is slow to fix things here. They wait for months for small things like gym equipment. Community is clean though, however during summer it gets crowded at the pool with non sense noise level.

It would be a 5 if parking wasn't an issue. Sometimes the deck gate is left open and visitors are able to come in and park anywhere leaving no spots for residents.

Rent goes up but the quality of the apartments seems to go down. Pool is dirty every time I go out to it. Equipment at the gym is out of service for months now. Halls smell badly all the time because there is carpet in them and dogs pee, people spill drinks, etc and they are not cleaned often.

So much noise from pool and neighbor units and cannot sleep properly at night because of these noises and management does not take the complaints seriously and you are on your own

Nice complex but lots of management issues. Fire alarm will go off at times and not be fixed for 20 minutes without being an actual danger/fire. Someone was arrested in the building during the day and a random group of guys were seen knocking on people’s doors trying to get into apartments.

The location is amazing and the apartment is pretty big which I love. However the building itself seems to be problematic.. between the elevator inconsistency, the fire alarms in the middle of the night, the lack of parking. It may not be the best place to live long term.

Overall I like the apartment itself but lots of things in it are put together cheaply. Also the hallways smell like dog pee a lot of times as they have carpet in them and people’s dogs pee on them and then you can’t see where it is to properly clean it up so hallways usually have an off oder to them.

Good amenities but management when we moved in was poor. Maintenance team does a really good job of coming quickly and fixing things. Overall would recommend this place.

Great property, excellent location.... however, the walls are thin, you can hear people walking above your apt. maintenance requests are handled promptly.

So far so good! My last leasing company was a nightmare so this has been a breath of fresh air! I love the community and the amenities. It’s so close to sooo much and great public transportation!! The grounds are beautiful and the team in the office is welcoming and responsive.

Not friendly neighborhood. No community activities. Not able to see at least Christmas lighting from the apartment. The parking door is completely open sometimes. No proper security from that aspect. Expecting a lot of changes from the team.
Overall good experience. Just need to have floors more soundproof. I extended my lease. Amenities are good. Need management to be more responsive towards gym equipment repair.
Security is not good in these apartments and these are too expensive for the basic looking apartments. An people party at pool at midnight and management won’t take any action after complaining about million times

Great place, I've had no issues so far. Anytime I have a problem it gets solved that same day. The building is also super nice and really enjoyed living here.
I have to say it's a fantastic place to stay from top office management and the way I was treated the moment I started the leasing application to the very friendly and courteous maintenance team who always seem to be smiling. I guess it's infectious. If you want a place to live where all needs are met look here to be calling promenade at las Colinas home.

My experience has been pretty good so far. Maintenance has come in a timely manner and fixed all of our requests. Apartment floor plan/amenities are nice. The area it’s located in is the best part. Only complaint is the smell in the hallways! Carpet in the hallways is not easy to keep clean, but I’m not even sure it gets cleaned at all.
Overall pretty good but maintenance can take a while to get back to you at times. Walls are pretty thin so it’s hard to play music even if it’s not that loud.
Promenade's leasing staff is a great representative of a great property management company, Bell Partners. This company is well known in the industry and makes sure that their properties are well run with the latest technology and great support from maintenance, leasing, etc. This property is a great example of upscale living in Las Colinas.
