A beautiful community, well-kept with a wonderful staff. Made moving in super easy.

Promenade Terrace used to be a nice place, this is in the sense of the property and staff. Sure they've done remodeling around the complex. But have ignored the tenants complaints and requests. The focus has been more on the front of the property and have forgotten about the tenants that live in the upper section of the property by the dog park. Failed communication on broken mailboxes, if and when they will be fixed. Where we once had grass, has nothing but dirt, where we once had working lights down the pathways are now dark pathways with safety concerns. Drivers speed through as if this is a freeway, when there are kids around playing outside. Staff lacks communication, empathy versus ego.

The community is nice looking. I have only been here for little over a month. There have been a few maintenance issues that I having difficulty getting addressed.

Too many upgrades and not enough attention to the actual residents. There is crime in these apartments all the time and it used to be a nice place to live. Renewal lease is coming and I am sure with all the upgrades rent will be ridiculous overpriced. Very disappointed resident who has been here since 2018 and loved living here until this last year.

My family and I just moved in about a month ago. So far, we love it. All the maintenance work we have requested we’re completed right away. Thank you.

Expensive place to live neighbors can be a bit loud. Good luck if you have maintenance issues. Bugs in the summer time. You pay for pest control but still have rodents and roaches. Especially in the summer time. We've gone over this over the years with the office and we were told to clean better to deter the bugs. Other than that it's fine.

We love our woodsy place. It is very comfortable, our neighbors are very respectable and our view of the pool is very nice to wake up to. The staff is friendly and professional.

We lived here for a few months now and so glad we didn’t do a 1 year lease. We live downstairs and even though we have a 10 pm rule, my upstairs neighbor has his music on so loud almost to 11 pm. My husband and I work early and we have to get up at 3 am in the morning. I emailed the office and asked if we can move to a different apartment. All I get was that we are sorry that the noise awaken you.

So far we love it here. Quiet and clean. Always see the grounds crew and will personnel roaming the facility keeping things up. Really appreciate that.

Our stay at Promenade Terrace has been very comfortable. It is a quiet family oriented environment with a rustic like setting. We love the trees and manicured landscaping. Our home is cozy and safe.

The stall is always friendly and helpful no matter the concern, maintenance responds quickly to concerns and is efficient and professional, grounds are always kept clean and constantly maintained, neighbors are friendly, quiet and look out for each others d its been a great place to live from day one. I would highly recommend this company to anyone looking for a place to call home.

Absolutely enjoy our community, minus the closures of all the amenities offered. (Due to pandemic) Promenade Terrace is a quiet & quaint community. Love our neighbors, office staff & maintenance.

Quiet and peaceful place to live. The leasing office is prompt and professional. And the maintenance staff are very friendly and helpful.

Peaceful community with friendly neighbors, amazing staff, ample parking and incredible ambiance throughout the day and night. The apartments themselves are well-maintained and quiet. You cant hear your neighbors when you are inside and you cant hear each other if your both in the rooms with the door shut which is rare in an apartment home community.

Everything about our move-in experience has been wonderful. The management team has been responsive, informative and helpful from beginning to end. The online virtual tour was easy and the application and lease signing process being done all online made it where we could handle it on our time between working shifts so we didnt have to make several trips to the property. Even on day of move-in, we were provided with keys and basic instructions and were in our new apartment within 5 minutes of arrival. I would definitely recommend this property to future potential renters.

My family and I lived here for about 2 months now and absolutely love it here. Very friendly management as well as Maintance. Jordan the manager and Gabby the leasing consultant are very friendly professional and eager to help and in any way they can. Maintance is very knowledgeable Rich is my favorite very outgoing but I like them all as well just don’t remember there names. Property is always clean and there is lots of upgrades going on right now they truly care for the property. Love all the amenities inside and out of my home. Full size washer dryer included as well as refrigerator with ice maker. 2 car attached garages. Dog park fitness center and 2 pool and jaquzis as well as play for the kids and clubhouse for party’s. We also love all the trees and mountain cabin type settings we fell like we’re on vacation at a nice resort. Also this is new owners and management from when the negative reviews were written. Definitely give them a look if your looking for new home.

I went in today around 5:10pm today to get my deposit. The lady at the desk told me to take a seat in the lounge area next to the exercise room. The young lady came out and said, we can't give you a deposit back because 72 hours have passed. I told her I came by on yesterday(Sunday the 3rd of March) and they were closed. I heard the manager in a not so good tone tellinng the young lady she (me) should've emailed or something really. I didn't email my deposit or contact them in anyway by email. The young lady came out after talking to the manager again and asked if this was my current address on file I said , yes and she said they were going to mail my ($100)deposit to me. I asked for some sort of receipt and she told me they do not have a receipt . However, she would cancel my application and send me my deposit by mail. I cancelled because my friend went on line and after reading all the negative reviews about the staff I decided that wouldn't be the resdeince for me. I will update my review and let you know what happens next regarding my deposit of $100's.

Since 2016 there have been 5 managers and no less than 30 maintenance technicians’ replacements -Staff has poor follow-through, phones often go unanswered. Vehicles often parked for days, weeks, months without moving - Often garages are used as storage units - Office staffs catchphrase for maintenance issues "that's not considered an emergency"

Tried emailing and calling and left multiple messages to take a tour. Finally just drove up there from Huntington Beach to attempt a walk in but nope!! "Future tenet parking" was used up by actual tenets. Leasing was closed w/o any explanation during business hours. Wasn't out for lunch either becasue we stuck around and kept calling to no avail. Called two days later and was told that what we were looking for and what is currently being shown on apartments.com isn't accurate and aren't available. There site right now clearly states they have 1 bedrooms @14 something available but they don't. I see they still haven't updated it either. Bad vibes all around.

save your money and stay away from this place. Bad management nightmare

I love this place! The employees here are very professional, helpful, and understanding in every way possible. Anything I need fixing, it's taken cared of the same day! I love that my kids have are frienda with the neighbors kids. The schools here are amazing! My daughter was struggling at her old school but ever since she started at Washington Elementary, her grades improved! The gym and the pool are only few feet away and it's never over occupied. If I could, I would love to own this place!

I love this place! The employees are very professional, helpful in every way possible. Anything I need fixing, it's taken cared of the very same day! I would recommend this place to anyone. I love that I'm only a few feet away from the gym and the pool. It's absolutely perfect for my family of 5. Not to mention, there are other kids that lives here. My kids love playing outside with the other kids. Awesome place to raise a family. Schools around here are amazing! My daughter had trouble with her grades at her old school and since she's been to Washington elementary, her grades improved! Shopping stores are only around the corner! It doesn't get any better than that. I would definitely buy this place if I could.
