The high school AND middle school cause a lot of traffic. Not many places to eat from, and no where to go to within walking distance.

Too many snakes around the property plus a lot of dog poop on grassy areas. Pipes WILL freeze during the winter so expect no water when it gets cold.

Thank you for sharing your feedback. We understand the concerns you've raised, and we'd like to clarify a few points. Our community is located next to a nature reserve, which can occasionally bring wildlife into the area. While this is outside of our control, we are committed to maintaining a comfortable environment and will review our wildlife management practices. Regarding the dog waste, we’ve hired a dedicated company to regularly clean up the grassy areas, and we are working to ensure that this continues to be a priority for the community. As for the water issues during the February storm, this was a city-wide issue related to the extreme weather, and unfortunately, it affected some buildings for a few days. We appreciate your understanding during that challenging time. If you have any further concerns, please don’t hesitate to reach out directly.
I'm a resident here and they towed my car. The reason they towed it was because there wasn't a permit sticker on it. The permit requirement was apparently a new policy they put in place and informed the residents only via email with the following titles: 3/27/18 - Spring Time at Promesa Apartments 2/23/18 - Community Update, Garage Sale, Spring Break 11/21/17 - Promesa Towing I went in to the front office after receiving the email labeled "Promesa Towing" but was told they are in the process of changing towing companies and the permit wasn't ready. I ended up having to get an hour ride to the towing company and pay $200 to get my car back. Aside from this incident, I'd have to say one of the staff (Antonio) is really nice but he has no control over this particular case.
Pros: 1) Nice/quiet area- very suburban. HEB/Walmart are like 5 minutes away also. 2) Complex itself is upscale- leasing office is first class, as is the exercise room and pool (although it's a bit small). 3) Apartment interiors are attractive. Every apartment except 1st floor units have wood flooring throughout, except for the bedroom which is carpet. First floor units have like smooth concrete slab flooring. Appliances are new/nice stainless steel, also granite countertops, washer/dryer 4) Office is fairly responsive Cons: 1) Maybe it's scrimping to save money because they spent a decent amount other places, or maybe it's the wood flooring also, but the ceilings are thin. I can hear the unit above me often simply walking around their apartment- not doing anything out of the ordinary, just walking. And it's louder than you'd think. It honestly gets pretty annoying. The good part is, with the AC on, or just the AC fan running combined with TV and stuff it basically disappears. But you shouldn't really have to resort to all that. If you get a top floor apartment this place would be sweet. It's still alright though. 2) Valet trash $25 extra a month, horrible idea. Sometimes the trash is picked up as late as midnight, and you have to see people's cans/bags outside their doors five days a week. Overall it's solid if you can put up with some noise. I would especially recommend it if you can secure a top floor apartment.

I know seeing trash in the breezeway is never appealing,I believe that is why they ask for the bins to be put out later in the day and Valet Trash does try to collect as quickly as they can however I will reach out to our rep and see if there is anything else that can be done so it doesn't go so late into the night with trash bins out so late. I love living here at Promesa apartments. Beautiful apartments, stainless steel appliances lots of space even if you pick the small one bedroom. Wonderful dog park and big gym. But... The pool area... there is no hot tub:(

Promesa is a very well located apartment complex in Austin for people who like suburbs. Nice quiet neighborhood, great school right next to it and easy access to highway. The floor plan is absolutely astonishing - huge new kitchen, large counter top, open space living room, doble sinks in the bathroom, hardwood floors and if you are lucky you will get a nice view of the hill. Definitely recommend the place.
