Property Ratings at Promontory
This place is truly atrocious on many account! Firstly the location was decent at one time, but is now characterized by homeless camps and trash scavengers. Their solutions have been feigned and useless, as I still see more homeless people when I go to take out my trash than downtown Chicago. The care they pay to their residents is even more uninspired. I have reported everything from my faucet flooding my bathroom and leaking ceilings to problems with my neighbors playing EDM @ 12 o'clock at night only being responded to with tired indifference. They are continuously negligent on everything from general path maintenance to landscaping. Allowing sides of building to be coated in webs and wasp nest, one of which it took 4 days to have removed from my front landing. One of my neighbors also complained about a recurring issues with cockroaches infesting their unit which I was told the owners had little to no interest in fixing. In regards to the much needed renovation that they have begun, I will say I have been woken up numerous times to music @ 6 in the morning that contends with the drill in regards to volume. The renovation is inconsiderate to those living there and clearly follows the trend of simply trying to sell you on a shallow vanity piece that simply does not stand in the face of scrutiny. Their amenities are all there simply to be listed as selling points, the pool is disgusting, the courts, pothole ridden, and their laundromat is consistently broken and overpriced. I would genuinely recommend the 3 homeless camp filled with drug addicts, all calling this backwater a home. At least the people there would be more considerate that the staff at this facility. I hope this is helpful to those reading it, and PLEASE, for my sake and your own do not give this place business!

If I could give this place 0 stars I would solely because of the office management. Angela the property manager told me directly customer service is not her job, so speaking to people with an attitude is common for her I am assuming, and when I was trying to speak about the problem that they have not given me the referral bonuses I was supposed to get. Constantly was cut off when speaking then told "don't interrupt me" and "this conversation was over". I went in there not aggressive but wanting my issue solved I gave them two good residents and they get commission off of that. **Don't live here if you want to be respected. **Also not to mention all of the gates are broken and the homeless population in the area. ** also the grass hasn't been watered once since I moved in here.

This property has gone downhill in the last 2 years. Now if they don't want to do landscaping, they just cut the bushes back to sticks. The dumpsters just recently were moved so there is no longer one by my apt, but others are close to each other. It seems like they only want to cut corners and it shows. The office manager is extremely rude even to her own employees. You can overhear her berating them at times.

There is a homeless problem they are constantly on the property safety is a big concern. Was there for a little over a year and glad to be out of there never felt safe in my own apartment have read many other reviews that out line many problems especially when moving out. Do your research and drive by and make sure to look at the drainage culvert next to qt and in the was to see if that is who you want to live next to

I've lived at Promontory for a year, the location's great, close to everything! The Leasing & Maintenance staff were professional and quickly responded to your attention. The apartment was decent and great for anybody's budget. The reason I moved out was because I wanted a washer/dryer machine included in the unit. The laundry facility opens 24 hours and is a bit pricey, when I realized towels remain damp. If you don't have any issues above, Promontory is a perfect choice for you.

My fiancé and I have lived at Promontory for over a year and while we’ve considered moving to be closer to school/work, we love living here too much to leave! The staff is so helpful and friendly and are on a first name basis with us. They even give our dog treats every time we walk by the office. We love the amenities, especially the tennis and basketball courts, where we are able to play with our dog. I’m able to go jogging along the pathway, which feels a lot safer being inside a gated community. We chose to live near the pool, fitness room, mail room and laundry room so nothing is far away and bringing groceries in is easy. Every time we fill out a request to have something inspected or repaired, it has been done within a day and with excellent quality. The maintenance workers are also super friendly and work really hard to make sure we are satisfied with their response. Plus, the staff does fun activities like scavenger hunts, giveaways, outdoor movie nights, etc. to promote an inclusive community feeling. We have absolutely no complaints about Promontory!

I have lived at Promontory for 3 years and am beyond satisfied with my experience. The complex is always well-kept, super quiet, and peaceful. Management is prompt on returning emails and answering the phones, and maintenance has always taken excellent care of me by responding to work orders within 1-2 days. Any normal "apartment life" issues, such as noise, have been far and few between and management has always taken a No Tolerance approach. I am truly going to miss living at Promontory.
So I’ve stayed here for one year. From beginning to end I encounter quite a few bad experiences. I’ve called many times to have faucet in tub fixed just to be told it’s an old faucet and will always leak. That cause a rising in bill. Every time I turned around I was being hit with some weird fee. They only would apologize for miscommunications between staff when given out wrong information. Just to give me a fee for something. They’re are just a money hungry complex. I’ve never dealt with such kind of people when renting. My unit didn’t even look like the pictures. Which is why I left. Over priced for not that good quality. After giving my 2 months noticed I was told to pay The remainder of the 7 days left because I moved on the 1st. Even if stayed until the 7th I was going to be charge a late fee whether I was moving or not. I would never recommend this place to anyone!!

I have lived here happily for over five years, and I love it. The facilities and grounds are very well maintained consistent with Promontory's luxury and "quiet community" marketing. The manager and office staff are very friendly and helpful, and they even know me by name when I stop by the office. The management continually invests in the facility to keep it top notch. Over the years, I have lived in several premium apartment complexes, and this one by far is the best. Like me, you'll be very happy living here.

Where do I even begin with this place. If you like constantly getting your things stolen, unqualified staff, ridiculous prices, and tiny apartments with medicore repair work - then you've got the place! I have a 10 month lease with this complex and have had nothing but issues during each of them, to the point where I will be paying my last months rent and vacating it early just to leave. During this period I have had my entire wardrobe stolen from the laundry facility twice, including an entire load of my uniforms embroidered with my name. My brand new sports bike was stolen and damaged, both of these instances were reported with the office where they didn't do or offer anything. This lead to me learning they are rated 3rd in most reported thefts on the TPD website. They charge for water and at the beginning of the lease hide the fees, then throw it all on you later. My apartment was tiny and could barley fit a couch & TV, the ceiling looked to be damaged and caving in but the maintenance did a wonderful job at painting over it. My down stairs neighbors moved in and are chain smoker whom sits on their patio smoking all day, my entire place/clothes reek of cigarettes but again, there is absolutely nothing they can do. All in all, if you want a unsafe, low down, headache to live in - you've found the place.

The apartment complex is pleasant to walk through. Office staff is always willing to listen and helpful with submitting work orders. Work orders are completed in a timely manner. Laundry facilities are large and cleaned weekly. Utilities are not included but are resonable. Plenty of parking, which is a plus if you own more then one vehicle.
This place is terrible. Do not live here. Only good thing about this place is location. Washers and dryers are a far walk and very overpriced in my opinion. The dumpsters are also located a far distance. This place charges for water and garbage separately. The bill is as much as it should be for a small house with a washer. I was not charged the water for a couple of months and then they just expected me to pay a lump sum, with no explanation of usage. If even 1 day late on any payments a ridiculous fee is charged each day. The grounds for the most part are nice, except where I live the whole rock wall fell and dirt covered the sidewalk during a storm. It took weeks to clean. The ceiling in my room looks as if it has water damage. It took roughly a month to get maintenance to figure out how to fix my door. Management seems nice at first but are really inefficient at what they do and are quite ignorant to be polite. Management once accused me of having trash lay outside of my apartment (they will charge for that), they must have forgot it was Halloween cause that trash was a pumpkin. Also you will know if some one moved out, because new construction will be going only for at least a month and they don't both cleaning up after themselves. I feel sorry for anyone who is stuck in a lease.
