Property Ratings at Prospect Hall Apartments
I've been living is these apartments for 7 years, 6 years ago the original administration sold the complex to another company. Ever since, the administration has been chaotic and terribly managed. These apartments are advertised as "Luxurious" but clearly they have no concept of what Luxury is. Everything was cheaply built, and the apartments are not that old yet most buildings have mold. I have to clean the bathrooms every day, or else they get all black with mold. The maintenance and management claim that the black building up is "hard water" and they refuse to do mold tests because it is too expensive. After the covid rent increase restriction, the administration raised $220 to rent on a monthly basis. I have mold, and the living ceiling area lights burned. When I signed the contract it said that all maintenance and light replacements are done by them. Now it is the renter's responsibility to buy them and replace them. They have a trash valet fee that it is mandatory, if your trash doesn't gets picked up you have to complain to the third party company because the administration says that it is the renter's responsibility even though I pay that fee to the administration directly. The administration is highly lazy, I've been at the office at 8am, 9am, and 10am and it is not open yet, buy 11am they go to lunch, and I've been at 12pm, 1pm, and 3pm and they are still at lunch, I've been at 5pm and it is already closed. They claim that they have different hours, but I can't believe that it is always closed. For the rent that they charge, the apartment's maintenance and management service should be better.
Now that My lease ended I can give you guys the rundown. Pros: (1) Nice apartment (2) People in Leasing office are super nice. I like Mrs. Allison. She is very sweet and helpful (3) During pandemic Leasing was very helpful to tenants (4) Closed to lot of stores (5) Friendly neighbors (6) No crimes (7) Safe for families with kids. I lived here with 3 of my kids and it was very safe. Never experienced no crime Cons: (1) Dog city. I see dog poop every day (2) And people from upstairs makes noises every day. I couldn’t wait to leave. The people making noises on me everyday is the only problem I had frfr other then dog poop Btw if you are renting here, rent their garage Parking at night is hard to find. I had a garage for 12 months. Best choice ever!!!
Since the search of finding my family a new place o call home, it started to feel as though we weren't going to find a nice, affordable place to live. Then I came across Prospect Hall. I meet with Alison and I can not stop talking about how, she allowed me to take my time and view the apartment, asking any and every question I had. Alison is professional, kind and made me feel confident in making Prospect Hall my family's new home. The pricing and the location as well as the style of the apartment is perfect!! I have been at Prospect Hall for 90 days. So far so good. Great location close to work. On the way to work they had breakfast on the go on the way out of the parking lot. Apartments have a nice layout
I feel quite “at home” here. Have and will willingly recommend Prospect Hall.
Mostly things have been good except for this glaring breakdown
Charity and Davarius were tentative thoughtful and informative. They were welcoming and provided information and communication in an effcient throughout the process.
The staff has been great. The grounds are beautiful maintained. It prices are reasonable to the area they are in. My daughter is excited about moving in and having all the amenities there.
I Love the gym, the pool looks good once it opens up. I really like the landscaping and the variety of trees and Flower bushes. Too much water comes into the stairway when it rains hard, I think that needs attention. Overall I would recommend this apartment community. The apartment space is well designed. But the noise of the traffic is pretty loud at night and I'm trying to get used to it. It's only been a month!

I placed the request regarding the issue. They came out within 24 hours and fixed it.
The only problem that I have now is that the family over top of me has a little child that runs and jumps, and they are always dropping or moving something that is very loud!!This goes on everyday sometimes all day and night time when I'm trying to get to bed for work in the morning!! Other than that it's a very nice apartment! The rent could be a little bit better not go to go up so high in cost on the renewing of the lease.

Great place to live and Charity has awesome customer service
Tomorrow wouldn't be soon enough to move out of here. Do not live here if you're someone who works overnight; they worked on the flooring in the apartment directly above mine and didn't give me or any of my neighbors notice. I've been in more tranquil earthquakes, and nearly everything I had hanging on a wall, and even the unit's own ceiling fixtures, was either damaged or broken. Management was not helpful and refused to compensate.
Everyone is friendly and professional. I had a problem last summer with my maintenance request, but recently requests have been handled much more efficiently. Thank you.
This is a great community to live in with great staff including maintenance. Very welcoming especially after a hard day of work.
The staff in the leasing office are wonderful, always friendly and happy to help, however, the apartment itself is expensive to heat, twice as much as what I was told by PE, and though I knew it prior to moving in, I do wish I had access to a storage closet attached to the apartment, not the option to pay more for a storage unit.
Great community and staff, beautiful apartment and area, I just think the service side when it comes to cleaning and being prompt with requests could be improved.
the only reason i wouldn't recommend there should be elevators..and more visitor parking spaces...that is my only complaint....
Our maintenance person was so great, efficient, and friendly! Told us to just call before 5 if the alarm started chirping again, but it didn't because he fixed it. He was so nice that he checked all of our fire alarms. Really pleasant experience.
I didn't have any interaction with maintenance personnel. I await to see how the unit is serviced going forward with regards to the HVAC unit being serviced, i.e. the filter being changed accordingly. I suffer from allergies and not having alot of carpet was a plus when deciding where to relocate.

The staff, Michael, Charity, Darius and Corey gave us a very good experience overall. They were always professional, courteous and demonstrated knowledge and understanding of our unique situation, My son is handicappedspecial as he is a spastic quadraplecic and requires some specific amenities including special parking and bathroom accommodations, Michael and Corey took special care and insight in providing ADA accommodations with handrails and a roll in shower along with two parking spaces because of his side load ramp on his van. Mr expectations were exceeded and I wish to thank Lincoln Properties for your understanding of our needs and for the excellent management of Prosect Hall.
The management staff (Charity, Mike and anyone in the office) makes you feel like part of a community. They keep everyone involved with scheduled events and a lot of laughs. The coffee is always pleasant on the few days I have off work and a great smile by the management office while I am there. The area is clean. Corey and Devarius(sorry not sure how to spell) are so nice and helpful too. The pet park and the neighbours with pets make it even more welcoming with the great convo and playtime with the dogs.I have nothing bad to say at all. Love it.

I was alotted a different apartment than i original agreed for as the previous resident wanted to extend their stay and the apartment that was alloted was not what i wanted but had no choice at the last minute. There are parking issues which i dont like.
The entire management team are welcoming and helpful with complaining. They invite and help integrate you into the community. So much respect for the staff. The APTS and amenities are great as well.
I love living here, even with the mistakes and mishaps. The people working here have always been kind to us and helpful. For apartments, they?re in great shape and quality compared to most in this price range.
Quiet, you get what you pay for...polite, professional and responsive staff. Parking is an issue, or looks like it could be. The drive through from any of the units to the Butterfly lane access can be sketchy due to the parking along the curb. Seems that there are more than 2 cars per unit being parked here. I'd love to count on at least one parking space close to my unit, and have it enforced vs. festival parking all the time.
The apartment was overall very nice - My only problem was that you could hear everything in the apartment above and below. When they play their tv or surrond sound it would vibrate shake my house. I cound hear the people above whenever they walk - it would shake my apartment. I feel the sound proof was very bad
The monthly cost vs value is a higher than average. Making the same quality competitors more appealing for the price
The traffic pattern is challenging, with the MD 180 (Jefferson Pike) Improvement Project begins in 2018 completing in 2020... the traffic patterns could become unbearable.
Parking is a nightmare. I don't care if my assigned spot is a mile from my door, it would be nice to have the same spot when I get off work
I would highly recommend this apartment to those who are looking to rent - great location - prompt attention to requests, etc.

Beautiful apartments and very friendly community. This place is great, my only regret is that I didn't find Prospect a year earlier, it's so much nicer than the previous apartment community I lived at. The zero-entry pool is amazing, I just wish DC was warmer so I could use it a few more months a year! Overall great place to live, these are definitely the nicest apartments in Frederick. They recently added a new "bark park" just for dogs which is really nice addition.

Beautiful new apartments in a large development. The finishes are nice, including wood cabinetry and granite countertops. The craftsmanship is of a lower quality. The lighting has had issues with flickering and the wood wall base connections are not clean. On a positive note there is a club house with a 24 hour gym and a pool. Overall it is a good place to live, but it is obvious that these apartments were built quickly.
The staff is very nice and helpful. The grounds are kept clean.
Prospect hall apartments is the best place i have ever lived or even dreamed to live in. It is a brand new property with unparalleled customer service. The leasing officials show competency and professionalism in their work and make my experience here so amazing. When i moved in i was provided with items that i might need such as sprays grocery bags even water. And better though unexpectedly my leasing professional got me a personalized welcome card this i have never experienced before. Thumbs up prospect hall. Additionally, In every appliance they enclose a small mannual to guide you through the correct use of the appliance. Prospect hall apartments is my dream come true and i will recommend it anytime to everyone.
The location of the apartments are convenient in regards to the highways and route access. However, the design of the apartment is too small for the amount of money that they charge. It is a non-smoking community which is a plus, but is is pet friendly-- a plus for some.

Great modern apartments built on the outskirts of Frederick. It has every single amenity you could ask for (e.g., gym, pool, outdoor grilling, theater) and is kept extremely clean year-round. Staff is very responsive to any maintenance requests and the management is constantly improving the services offered (e.g., door trash/recycling pickup, door sweepers). Our one-bedroom unit has plenty of space with great finishing and appliances. The location is just 10-minutes to downtown Frederick and five minutes to I-270 if you need to commute down to DC.
Beautiful new facilities. 24 hour gym is nice but small. The apartment is spacious, but the craftsmanship isn't great. Issues with wiring and cove base. No elevators. The pool looks nice but I haven't been yet because it tends to be packed on weekends with children. Some apartments located directly on butterfly lane which has audible high traffic during the majority of the day. The apartments are on the land of an old mansion with an interesting history and ghost stories. Could be a positive or negative depending on your opinion. Overall a pretty good place to live.
The Prospect Hall apartments are great. The lobby is huge with a home theater center. The gym is the largest that I've seen at any apartment complex. The people are incredibly nice and easy to work with. As far as the apartments, they are absolutely awesome. They really live up to the name of luxury apartments. There are only a few downsides to living here. The first is that maintenance can be very slow. I would not recommend using their online portal for this. Another downside is that their system is a little out of whack when it comes to what we owe for rent. Lickily the people at the desk are more than helpful when it comes to getting our rent correct.
