Property Ratings at Prospect Place
management can be hard to work with. one lady does respond well to emails but that's about it. maintenance is a whole other level of awful. we're in a 2 bed 2 bath in the tower (300) and our toilet in the first bathroom has not worked in 6+ MONTHS. I got tired of putting in work orders because they don't even fix it right. we also had massive rain storms and the ceiling was leaking - guy came right away to look at it (at like midnight) but then NEVER followed up to fix it. now our dishwasher doesn't work and the kitchen sink won't drain. doubt it'll be fixed properly. for what it costs to rent here it sure feels like we would be better off in a 3rd world country. I'm beyond stressed out over the poor maintenance that I'm at a point of hiring my own plumbers and charging the bill to the property company. it's sad. I just want a safe place to live with working plumbing and I can't even get that.
Apartment leasing office is terrible and uncommunicative. Did not notify me until 12 PM the day before move in that my apartment would not be ready on time, and that wasn't until I went to the leasing office in person to check. Had I not done so they probably never would have notified me at all. Do not respond to any work orders, and do not take responsibility for anything they do wrong
The building is not kept well. Disgusting stair cases. The key fabs don’t work so safety is a precaution especially when outsiders are coming in the building to smoke.

I’m going to start by saying in the 3 years I lived here there was nothing good about living here. While I was on vacation the security in the building allowed thief to go in the garage and steel my motorcycle. The motorcycle cost me 25k. Even though the building has cameras The Management made no effort into looking to see what happened there. All I got was apologies and hey you can call your insurance to see if they can cover the loss. Because I lived in 310 they never had any security in that building so it allowed outsider to come in and hangout in the lobby as well as occasionally strangers sleeping on the couches. The pool was another mess full of Hooka Smoking and people who brought in outsiders who never respected the pool rules. Weed smoking in other apartments in the building was another problem. Maybe cause I don’t smoke that just became a problem for me. The management office employees didn’t care about nothing. You complain they do nothing till you threaten them and then things get done. Again it’s on you if you want to live here but There is more reason why I left.
The property itself is nice, I live in a two bedroom two bathroom apartment in the mid ride buildings. The walls are super thin, you can literally hear everything, management is absolutely horrible! The communication between the entire office is a mess, they go around in circles with you and never give you a straight answer. They send hundreds of emails all day about parking spaces and a bunch of bullshit as if we live on a college campus. It’s not worth the amount they are asking for. They even have nerve to complain about trash room rules but residents pay for trash and everything else water, electricity, gas, heat, water and trash. It’s RIDICULOUS. Half of the pictures posted are not even in real time, I’ve been here for a year and still never see the game room, computer room, patio, sun deck none of things are open and when they were there were a million rules in place with limited access. I wouldn’t move here, I can’t wait for my lease to be up, I AM LEAVING!
I lived in building #300 at least 2 years. There is nothing included in the price of the rent. Parking is about 100$; for water and trash, you have to pay extra money. In the winter season in average 500$ is spent just for electricity. Besides, the staff is extremely rude. Every year I had the same problem, the water was tapping from the air conditioner which was above my apartment. I complained a lot of times but nothing changed. They persuaded me that everything would be repaired but as I mentioned before, they did nothing. When I moved to another apartment I did not get my deposit 500$, because I did not do a deep cleaning. I lived for about two years and the condition of the housing was perfect as I do not have any pets or children.I found a new apartment in the same area which is cheaper and with nice management
I’ve lived in Prospect Place for over a year now. An important note is I lived here before and after new management arrived; previously it was Greystar, now taken over by Westminster. Another good thing to know is this property has two buildings, 300, the tower, and 310, the mid-rises. I’m in 310. First, the good. • The building is in a good location steps from NYC express busses and a short walk or drive to the Secaucus/NYC trains. • The units themselves are pretty nice and spacey • I’ve had no issues with water, heating/cooling, etc. The bad: It all boils down to building management. I give companies the benefit of the doubt, especially when ownership is changing hands. Unfortunately…. It’s been most of the year since new management took place. They’ve gone very heavy on ‘pretty’ repairs; paint, lights, new lobbies, tiles, etc. All of these renovations take place, but other things go dirty and broken for long periods of time. Contacting management doesn’t help, emails go unanswered. It really feels like they do not care about you. Here’s a good one: we have a brand new game room/lounge with a foosball table…it’s never been unlocked since renovations 6 months ago. Nice to look at I guess. Things go dirty for weeks in the building halls and staircases; the management might not have enough staff. Again, I say management because I believe all of the workers here do a pretty good job. Residents have made complaints about the broken door buzzer in 310 for, again, 6 months. We get short answers, i.e. ‘Verizon is working on it’. I’ve lived in way, way worse buildings with working intercoms. The garage is another issue, doors and locks go broken for months. No real security here. We pay a good fee for amenities: the pool opened a week plus late into the season, but closed on the exact date. No allowances there. Gyms are missing weights and have no cable service after new management took over. My overall feeling is that although the units are nice, the overall feel is not that of a luxury community. Response from management is non-existent. I do not like feeling like I spend so much for poor treatment. North NJ is full of brand new, very competitive buildings. Please shop around, this one does not seem worth it.
the exterior is Beautiful. However the interior was not properly renovated. There is No Concerige after 11 pm and its most important to have at those hours. Security is not so secure on premises. Overall after a year I will depart.
maintenance staff & management are great. very clean property and spacious apartments. rent is a little high but you get what you pay for. beautiful pool.
Prospect Place is like living in a resort except in the city. The apartments are huge, parking, washer/dryer, dishwasher, large walk in closets, large bedrooms, living rooms and kitchens. Private balconies, beautiful pool with new furniture and georgeous landscapin, cabanas and bbq grills, several tables for family gatherings. Beautiful resident lounge and computers for use. 2 gyms open 24 hours. The management treats the residents like family and are very friendly and attentive. The concierge is always helpful with packages and helping with groceries. All the residents are friendly, it's a pleasure living here! I've been here for 6 years and it gets better every year! You won't regret moving here!
