Property Ratings at Prospect Pointe
We've lived here for a few months now and we liked most everything about the apartment and the area. The apartments are located in a beautiful part of south Champaign and we're close to everything! Kaitie was an absolute delight to work with and she was very patient with me before and as we moved in here. One of the major problems we have been facing here is that the apartments have poor sound proofing, I literally hear every step my neighbor takes, I know when she's using the restroom, when she's showering, when she's watching tv... which is fine... until her boyfriend spends the night and they stay up aaaaaallllll night making sure everyone in the neighborhood know they're doing the deed... for hours. They're loud and so is their furniture. They can be so loud that the my little kids keep waking up shaking thinking someone invaded our house (not even exaggerating). Management doesn't do anything about it, so we had to call the cops twice for loud "and excessive noise past midnight. So if you are a light sleeper (like me) or have little kids who can be easily scared by noise from an adjacent apartment, don't move in here. A second problem is the apartments are old. Very old. So expect ants and mice. I found mice droppings when we moved in and panicked. Submitted a maintenance request but no one responded. So I called and I was transferred to maintenance (Angie, I believe is her name). Let's just say that Angie should play one of the Office characters for being super rude and uninterested in her job. I explained that I found mouse dropping and she said it was our problem. Residents should buy and place traps and poison... are you freaking kidding me? It's not MY apartment... you gave it to me infested.. but of course I had to take care of the problem myself because I don't want to live with rodents. A final thing, before you sign the contract, make sure you have everything in writing. No phone calls. After the first month payment, I was looking through the resident portal and there was an additional monthly fee of $35 added on my account. When I called the office, they said that's because when I signed the contract, I was offered a "special rate" that was advertized at the time... nope. That wasn't true. Armed the with the contract, I disputed the charges and I haven't been charged that.. yet. I assume that if I renew my contract, then I'll be paying MORE for the next round. I can't wait to move out.
WORST LANDLORD EXPERIENCE EVER in the 24 years that I have been renting the US (And I am no whiner -- generally a self-aware/positive person). So far I have always posted positive reviews when asked by most leasing offices, or when I was grateful and enjoyed living in the community and I felt compelled to write one ). These guys KNOW how NOT TO BE grateful for having good tenants and are not attentive to tenants requests and do know how to push wrong buttons; lots of greed -- and a desire to nickel and dime the tenants out of their deposits when they leave. I have lived in large corporate owned properties all over the US but this is the worst experience when it comes to getting my deposit back. They deducted $110 for carpet cleaning (which no property owners have ever charged me as I have handed over carpets in clean condition -- IT IS PART OF YOUR DUTY TO OWN UP TO REGULAR CARPET MAINTENANCE -- THAT IS CALLED OWNERSHIP OF A PROPERTY) and on top of that the leasing office, despite my telling them that there were a few per-existing spots on the carpet when I took possession, charged me extra and deducted more from my deposit!! I even pointed to the walk-in inspection notes that I had taken -- but no desire to LISTEN and THEY STILL CHARGED for it!!! For the first time, I felt completed to post a negative review about any landlord (All my landlords have refunded full deposits (for a reason) and within 1-3 weeks while these guys took 45 days to send me my deposit check with unfair deductions despite handing over the apartment in better/same condition as it was when I took possession). And that was after 2 phone calls and a visit to the leasing office reminding them to send the deposit check. Lot of employee turnover at the leasing office (that happens for a reason). I have no issues with the community but the UNFAIR GREEDY mind-set -- WORST LANDLORD EXPERIENCE!! I wish I had the energy to take them to small claims court but posting this review is a better recourse for unfair deductions. Peace.
These apartments looks good. But don't get deceived by looks. I have lived here for 20 Months and I have kept apartment very neat and clean. However they charged me $800 cleaning fee for nothing. I hardly used one bathroom and they charged me cleaning fee of $300 per that bathroom as well. If you want to just get charged and loose all your security deposit, then join this apartments. If you want to stay happy and in better apartments, then stay away from this apartments
Very spacious apartment at a very reasonable rent amount
Whenever there has been an issue, (and there have not been many) the maintenance staff has been so friendly. They get the job done and fix the issue quickly.
I feel I am finally home! This apartment is huge and I don't feel like I'm living in a tiny apartment but a nice house. As a legally blind individual, I love that I am so close to so many things. I can walk to get groceries, my hair and nails done and so much more! The apt. Felt brand new when I moved in and all the staff had been so helpful and nice. It is in such a nice neighborhood, with a lake and lots of trees. I feel so safe and comfortable here! I am finally home sweet home!
