Property Ratings at Providence Lakes
At the start this place isn’t bad if you don’t have anything wrong with your unit. But as we’ve been here longer we’ve noticed that one, the gate is frequently broken or open so I don’t see the use for it at all. Two, maintenance will fix things but probably break something else while fixing something. We’ve been in two different units and when moving into the second one there were so many things wrong and it looked like it had been rushed to be put together with many things broken or “patched” together. And when moving units there were fees that they did not tell us about but then billed us for which we didn’t have proof they never told us about since the conversation was in person. All in all, don’t rent here. There are much better places in Brandon for the price and this place just is not worth it. We were first time renters when we found this place and will certainly be gone after our lease is up. Don’t waste your money.

As a resident of 4+ years this was all in all one of the worst experiences ever. The complex has changed hands 3 times over the years of us being there. The maintenance are pretty much useless. If you put in a work order it takes about 3 days before they actually fix anything. Our apartment had a mold issue in the a/c duct. We contacted the office to look at it they said it was just dirt. Had to reach out to corporate before anything was actually taken care of. So short review, management and workers are nice upfront but as soon as you sign the lease you’re just a person that pays rent there. No above and beyond for you anymore.

The WORST customer service I have EVER experienced!!!! They are honestly the most terrible people I have ever had to deal with. Talking to management is like talking to a brick wall. They do not care about the people that live here!!! DO NOT MOVE HERE!!!!!!!!!!! Management takes pleasure in taking advantage of their tenants and adding ridiculous charges to your account... then they have the audacity to give you an attitude when you call to discuss the charges. Save yourselves the headache.. DON’T MOVE HERE!!!

Do NOT be fooled. This complex has really gone downhill in the last year. Their maintenance team is completely incompetent and they do not repair things in a way that prevents damage. I discovered black mold after living here for a short while. My bathroom has severe water damage from previous tenants which they've simply painted over. They charge WAY too much in rent to be dealing with these sorts of issues. Even the amenities like the gym, pool, and hot tub aren't that great. People are very rude at the pool letting their children go crazy. Had one child sit and spray me with a water gun while I was laying in the sun. The parents were watching and laughing. The hot tunb is loud and the plaster is falling apart inside. I cut my hand open once while using it. The apartments look nice when you tour, but the minute you move in you'll start seeing all the cheap fixes and cover up "repairs". I'm terminating my lease early just to get out of this nightmare. "Luxury apartments" yeah right... more like mediocre and high priced.
I love this complex and the people within the community. Everyone is friendly and neighborly and the grounds are well maintained. It isn't noisy or run down in the slightest. But READ YOUR LEASE AGREEMENT CAREFULLY before you sign. The price advertised is the base rent fee and you have to add $92 to that for your base monthly for trash and cable (you cannot opt out of these options). On top of that, water and sewage are NOT INCLUDED in the monthly rent (our leasing agent did not make that clear and we specifically remember him saying that it was included in the bill so be careful - IT IS NOT). That water and sewage fee also includes a fee for the trash compactor (why it's not built into the $35 for valet trash is beyond me) and if you ever request pest control, they charge for that, too. We've been here going on three months and twice our rent payment has been more expensive than we expected and the extra fees are for ridiculous reasons (what apartment doesn't include pest control in your rent??) Again, wonderful place and wonderful people just expect to pay anywhere from $150-250 more per month than what you are told by a leasing agent.
My husband and I rented a two bedroom on the first floor. In the beginning we had some appliances not working. They did fix them right away. Then we had a couple of roof leaks. They did fix them as well. The whole staff from the office to maintenance are very attentive and professional. For this I would recommend this community. J. Edgecomb

This apartment is gorgeous and spacious. I feel safe in this community and it's located away from the busy parts of Brandon yet you're still close to everything (shops, restaurants etc). The community is quiet and so are the buildings! Also the staff are amazing, including the office staff and maintenance. Always very helpful and kind.

We just moved to Brandon and scheduled a visit here the next day. This community is located just minutes away from all conveniences. The mall is just 8 min away. There are many restaurants and cafes' located just a short drive away. This property has the perfect location. As for the property and apartment - they are immaculately maintained. The apartment has a good open concept something which was lacking in other apartments. The bedrooms are sufficiently sized. The only minor concern was the kitchen storage, bathroom size and closets. They are a bit small but that is my personal opinion. The property is huge and has various well functioning amenities like a well maintained pool, a poolside grill and a decently maintained gymnasium. Valet trash is also included in the rent. The property is highly secure and anyone visiting after 7 pm needs to get swiped in the property. Overall I am pretty satisfied with Camden and hopefully I will renew my lease after the first term.
It's been 6 months and so far it's been pretty good! I pay my rent online, all my maintenance issues were solved quickly, and neighbors are quiet and friendly. Amenities are great. Pool isn't heated though so it's pretty cold in the winter time.
This is an amazing place to live!!! The staff are professional and very helpful! The maintenance staff are readily available and very efficient.
The apt complex is nice, with good amenities. the common areas are always clean well kept. gym is always in good use, nothing dirty or out of order. pool always clean chairs always clean. Office staff is nice and helpful. apt is well kept in working order and if ever a issue the come promptly to address it. never waited for anything to be fixed needed antifreeze one time and done on the spot. Could use updated in appliances but it good working order. only soft thing is drainage after rain, and keeping grass cut a little shorter would be better. but that is a preference it always looks nice and well kept just a little tall for my liking. I most defiantly have no plans to move any time soon.
When we started looking for our new place in our dream location (1000 miles from where we lived) we never imagined it would be so hard. Then we found Camden - no unnecessary traveling to look at the place, no need to pay a crazy amount to reserve our space, and the community, the shops close to us, the size of the apartment (almost as much square footage as our house was), and the amenities available made it seem like we were truly moving to paradise! Then came the best part - they accepted all of my family! Even my fury babies one of which happens to be a very big baby! Camden made our families dreams a reality and they can make yours that too! I walk out my front door to beautifully landscaped grounds, with a sidewalk around a lovely duck pond, and the entire complex for outdoor exercise. I am conveniently close to the mailbox, pool and clubhouse for indoor exercising and socializing. The pool is an excellent area for relaxing and hanging out, with an outdoor gas grill, and a comfy lounge environment. My apartment itself is perfect with two master suites, and a shared living, dining, and kitchen area. I LOVE the kitchen set up, one can cook, and one can sit at the breakfast bar with a glass of wine in anticipation... The neighbors as well as the staff are warm and friendly. The location is close to my work, and shopping. I really feel like I have found my home.
This place is perfect. Surrounded by single family homes in an upscale neighborhood, and parking behind the apartment, this is like living in a green oasis. . No street views, just lake with wildlife, pool and spa, grilling area with green area surrounding. Grounds are meticulous, Maintenance is superb. and the staff could not be more helpful or accommodating. With a security entrance it' s a pleasure to come home.
I love my apartment! I love the neighborhood, it's very quiet. If there's any issue the maintenance crew comes the next morning if not the same day. They are awesome.

Camden Providence Lakes apartments is a great property to live in. The maintenance team is friendly, they get the work orders done quickly. The property is perfectly located in Brandon, close to all the shopping centers, Brandon Mall, I-4, I-75, and the Crosstown Expressway. The 2/2 apartment is perfect for roommates who like their own privacy. The floorplan is split with the common areas in the middle and is very comfortable!
