Islip Terrace sits in the center of Long Island and is only about an hour’s commute from the Big Apple. Largely residential, you’ll find townhome communities and apartment complexes as well as modest single-family homes for rent. Carleton Avenue houses delis, restaurants, shops and more, but most of Islip Terrace is a relatively laidback residential area. Families love the highly-rated schools in the area, and commuters will appreciate the Parkway that winds its way around the neighborhood, making it easy to explore the rest of Long Island by car. Neighboring communities hold a great number of restaurants choices and retail options, and the barrier islands and beaches are just minutes away to the south.

Property Ratings at Providence on the Park
There's something about this place that makes me so proud of where I live. The place has a very New England feel, and is just home. The grounds are kept immaculate, the staff is friendly, nice, and welcoming, the maintenance guys do an incredible job and are clearly hard working. We looked at several places before choosing our new home, and I couldn't be more happy with our decision to move here.
Been on Long Island 65 years this place is better then my Nassau house 1/6 cheaper too. NO PROPERTY TAXES Rent reasonable, Within 2 minutes to access Sunrise HWY and Southern State Parkway . Best Buy for money I believe for middle class on Long Island .
Moved into a beautiful apartment four weeks ago. Third week in, tenant above, doing home improvements, put several holes into the fire sprinkler system causing severe leaking through our ceiling in several places---a big mess. I immediately called the emergency number to Greenview Properties and our maintenance person (late Friday night). They returned my calls immediately, maintenance person was at my apartment quickly and action was taken. Within a few short days, after cutting large holes into our ceiling to do repairs to sprinklers, spackling, painting, drying out apartment, sending cleaning crew, etc. all was rectified! They also offered to put us up in a hotel until we could move back in (my husband is homebound). We weren't sure what to expect since my husband and I have never rented, but the entire team was excellent, responsive and caring! What more is there to say! They took what was such an awful situation and made it right and with empathy! Hats off to everyone that worked so hard at Greenview and Providence on the Park!
If you like bugs inside the apartment you will love this place. The struggle is getting your deposit back. They charge you pet rent but expect no pet stains. Non smoking but the smokers are everywhere. I'm a renter since the 1970's and this place is at the bottom of the list. Stay away!

Beautiful large one bedroom, nice open floor plan. Only downside, rents are outrageous. Spend half our retirement money on rents.
I have lived here at Providence for over a year now! I absolutely love living here!!! From the office staff, the maintenance crew & the other friendly (most of them anyway) residents that reside here, I've found and love my new permanent address! The girls in the office are so helpful, & nice. They really go above and beyond to help me out at times. Maintenance Guys are very handy and efficient. The best part is the social club! We have wonderful events, from our Oktoberfest, Saturday Brunches to our end of the year Christmas Party! I am absolutely in love with this community, and highly recommend it.
My dad moved here from another state. The apt. is clean and large. There is plenty of parking and a great community center. The office staff is helpful, kind, and caring. The location is good. I am glad that my dad lives here. The maintenance staff are all helpful and trustworthy.
I have been a tenant for almost 4 years. When I first signed agreement it was for another location but the building wasn't ready. Preliminary paperwork made me liable for a one year lease at a special promotional price.. Apartment that was available in my model came at a higher price + extra location premium. I have been paying $50.00 extra a month all this time. I found out that they did away with this fee since then, but will not adjust my rent for the difference. Will definitely be looking elsewhere at the end of this lease term.
Currently living here and have to honestly say this is a very nice place to live! The apartments are set up really nice, we're in an upstairs unit and have very nice views, and it's very quite and peaceful here! It's nice to be able to bbq and eat outside on the two patio areas they provide. And they have some pretty nice trips you can sign up for. I highly recommend Providence!!!
Lived here for two years, supposed to be 55+ and they have famiies living here with small children who ride their bikes around which make the dogs bark like crazy. Had to wait for maintenance to fix things, had to keep calling. New staff is more responsive than old staff was. Very drafty and the walls seem to be very poorly insulated, you can hear people talking in adjoining apartments. Some of the units have very little cabinet space, no pantry and only 1 VERY SMALL DRAWER in the kitchen that will not even hold your utensils!!! Snow removal is subpar, they plow the roads but had to wait to have the walkways shoveled. They put in a small pond with a fountain which gives the grounds a nice look but is really useless when they really should have put in a pool for the money we pay. A bath and a half would have been nice or at the very least a bathtub. The newness of the units and the pretty grounds masks these underlining problems when you first look at the apartments.
This place is a great place to live!! I love everything about this place and don't understand how anyone could not ABSOLUTELY LOVE IT!! I've lived here for a little over 2 years now, was one of the first residents to move in. The apartments are absolutely gorgeous! The master closet is the size of a tiny bedroom, and was definitely a selling point for me! Everything is brand new and clean, and the maintenance team does a great job at seeing that everything stays that way! As far as price is concerned, yes the apartments are a little higher than most, HOWEVER, you pay for what you get! The new management team is doing an AMAZING job trying to bring residents together and put a sense of community out there. This aspect did take time, the first 2 years I lived here there were no activities, and nothing to draw residents out of their home. The 2 new girls are very sweet, caring, and are trying very hard to draw all of the residents together. By the end of this year I think we will have a full activities schedule! (I went to the first bingo, wine & cheese night and it was great!!) People need to remember that you pay for what you get. You may find something a little bit cheaper, but the amenities, location, and even cleanliness are all reflected in what you pay!! I highly recommend this place!
We have been living at Providence on the Park since February and really enjoy it. The location is excellent for folks who drive a lot (like us). The trade off is bit of road noise, which varies based upon the location of your apartment. The apartment itself is a great value. Rooms are large with plenty of closet space. The on site staff is courteous and responsive. The community clubhouse is spectacular! It is a brand new, 2 story facility, beautifully furnished and equipped with a kitchen, a wet bar, card 7 pool tables and flat screen TVs. We hosted friends and family for a Christmas party and they loved it! We looked at many places on Long Island and there was nothing close to this for the money.
I relocated after Hurricane Sandy as well. I was traumatized and exhausted and Courtney and all the staff could not have been more kind, helpful and accomodating. The apartment is beautiful and spacious. The rent is LESS than I paid for a 1930s bungalow that was run down and had no pool (unless you include the five feet of water in the house from flooding). Everything here is brand new. I wake up feeling like I am on vacation. My favorite features: 1) Close to main roads so trips to Nassau and NYC are not a big deal.(train station 5 min down the road) 2) Everything is new and clean and gorgeous 3)The clubhouse is stunning and always spotless (we have already used it for a family gathering) 4) Fitness center in the clubhouse so you can get a quick workout in when getting to the gym is too time consuming. 5) Maintenance is readily available and friendly 6)Even though its right off Sunrise I think it is very quiet and peaceful here. I highly recommend Providence on the Park.
After Hurricane Sandy my family and I had to vacate our home, for a time period that was undetermined. We were put in touch with Christina who does rentals for this community. She was absolutely wonderful and a pleasure to work with. Right away we knew we had found our new, temporary home! We were soon greeted by the office staff, who was so welcoming!! We were being put into an apartment that had never been rented before, therefore still needed a lot of work in addition to appliances. The staff bent over backwards to get all this work done in a matter of 2 days, just so we could move out of our hotel room and into our new temporary home. Everything was great! The apartment had so much space, and was so CLEAN!!! The very small issues that we did have (one of the burners didn't work on stove, and a light bulb was out) The maintenance guy came right over, and got everything up and running in no time. May I just add what a pleasure he was as well!! Our overall experience here was nothing but ABSOLUTELY OUTSTANDING!! When my husband and I are ready to sell our house and downsize, we will most definitely be back!!
Very high rent for what you get. The units are spacious, however; but very drafty. A half-bath would be a nice addition for this price. There is no pool and it is very difficult to get any community action going. It took almost 2 years to get the clubhouse functioning! There are no speed bumps and cars travel at excessive (40 mph) speeds through the parking lot! I've almost been knocked down twice!
Newest mgmt team seem to be trying to establish some kind of community spirit. Builder made big mistake not adding pool which would have brought people together. Instead they opted for a 'great lawn' which is pretty much useless. Would I move here again?....no. Is it worth the expense to move? ..no. Ask me again in 3 years.
