Property Ratings at Providence Uptown
Infested with gnats, They don't pick up trash, No camera’s in the mail pickup room or garages that work, elevators don’t work, and management barely answers the phone. A lot of unnecessary charges. Packages get stolen, cars broken into… the community group chat is angry and fustrated. I moved in back in February and its been pretty miserable.

Disappointed... This place only care about ripping off your money. Got a notice "$150 cleaning fee was charged due to cleaning issues and odor in the game room" on my door when l cleaned up after myself. l have attached the notice. Don't know what is it referring to. No detailed description, time stamp, picture, what so ever. I guess people can be fined $200 for using the facility or something like forgetting their drink by the pool. I wouldn't dare to approach the club house again.
***UPDATE*** 11/27/2019 Now I am living there for 5 months and half, DON’T DON’T DON’T move in unless you check below: 1- your apartment in the 4th floor OR 2- your neighbor upstairs don’t have kids Otherwise your life will night mares believe me. 3- The floor of the upstairs are maintained. Well, let’s talk some fact: The isolation is terrible, and you can hear your upstairs neighbor steps and their kids running or playing and they don’t care about your comfort. We called courtesy officer many many times and he didn’t do anything, we called the police and they didn’t do anything and FINALLY I talked to the leasing office and they told me they will take further action BUT it’s the same nothing change. Upstairs neighbor they run all the time, and they don’t care it’s like they did it on purpose. I can’t wait until June so I move out to another complex or if the leasing office decide to give me another apartment on the fourth floor. By the way, we through a party in our apartment and with that loud music and loud conversation and my guest still hear their steps and running, my guest refuse to visit me because of the neighbor upstairs. *** they should maintain the floor once a year at least to avoid the noise and complain. Below Review wrote upon move in, June 2019 I just moved in there, I’ll wait for a while before writing any review. In general the location is very good 2mins drive to 610 and 5mins walk to Galleria Mall.
This is not a good place to live. The management cares nothing about the property or residents. A week wait on maintenance requests and that’s mostly if you complain. It may be longer if you just sit and wait. Trash management is a problem. The walkways are pretty much always littered. There is currently did poop that was been collecting in my hallway for a week. I put in a request for it to be removed. I was told by the property they will get to it in order of priority. It’s been a week!! The sod has relieved himself in that area at least two more times since then.
Very dangerous and not safe for families. Directly across from a strip club. Sketchy people at all hours of the night. At one point there was a brutal domestic assault in a common area of the apartment and there was ZERO security guard response. The woman was screaming for her life and ended up being taken to the hospital for head trauma. That was the last straw for our family and we moved out immediately. Management was very insensitive and tried to shift blame away from the incident, purporting that crime happens everywhere. That is very untrue as we have moved to a safer neighborhood and are much happier now.
Do not move here-unless of course you like roaches. This apartment complex has a serious infestation problem. The front desk people are unresponsive and maintenance is slow. Roaches disappear for 2 days and then come back. I regret ever moving here.
We have lived here going on 2 years. Bianca and Raven in the office are outstanding and wonderful. The pool is great, service request are filled quickly be it a light bulb you need changing or something more major. for the price and the the staff you can't beat it as a place to live.
I know not everywhere is perfect but I really like this property, nice floor plans, nice staff, great maintenance staff, and it's right in the Galleria and walking distance to Best Buy, World Market, Specs, 24 Hour FItness, Ulta, Subway, Chipotle, CVS, Chase bank and the list goes on! During the crazy flooding in Houston, we were safe and no damages. I really love the fact that if I need something (food, meds, cash, or wine) I can just walk to it, no need to drive!
Providence Uptown is average. It's changed drastically in the 4 years I've been there - from college students and young adults to families, people in town on business and people new to the country. Management is fine, but don't expect maintenance requests to be addressed in less than 3 days or the grass to cut more than once every two weeks. For the price and location, it's alright. But with all the new complexes in the area and competitive pricing, look elsewhere.
This is a good apartment complex to live in if you are working downtown or in the Galleria area. The maintenance is relatively on time with requests that are put in. The pool area is maintained well and is newly renovated. The front desk crew are very helpful and caring for any issues and request that we give. Overall, I would recommend living here.
Great value for location. The Galleria is only a few blocks from the apartment. Plenty of restaurants nearby on Westheimer. The pool in the apartment complex is well maintained. However if you live by the pool, there you will sometimes hear noise from there even at night. Fairly good amount of parking in the parking garage, with the option to reserve a spot. Maintenance staff responded to work order request within a couple of days. Well furnished kitchen. Friendly and helpful front office staff.
This complex isn't terrible but not the greatest either. The area is very convenient. It's south of the Galleria, but minutes from Rice Village, Midtown, Downtown, etc. The building has multiple highway and street access: 59, 610, Westpark, etc. With all that said, the building is a bit on the dirty side. It wouldn't take much to clean, perhaps a power wash of the walls and hallways. The other tenants aren't the greatest either. Many seem to disrespect other properties, leaving trash in the hallways and allowing their pets to urinate and defecate in the hallways. The management and leasing team are all young and seem to be trying, but of course, not everyone is 100% satisfied. A lot of excuses are thrown around a lot it seems. Maintenance has been a huge problem for us personally. Delays on completion or even understanding the issues. Overall, can't beat the price for the area but not totally worth it all either.
Lived here in the complex twice now... Amazing place. Great pool, 2 natural gas grills (piped in, no need for tanks), cybex workout equipment in the fitness center, and more sq ft for per dollar than anywhere else in the neighborhood.
