Property Ratings at Puddledock Place
The grounds are not maintained. Dirty diapers thrown on the ground. Trash everywhere. Smell of garbage. Poor lighting at night. Parking rules suck. Takes forever for maintenance to repair things.
Worst place to live. I wouldn’t recommend anyone to live in this disaster, the staff is rude, the don’t fix anything, no parking. My air/heat conditioner would be broken every 2 months and when I ask her to fix it she told “it’s 60 degree’s outside, why do you need your air conditioning?”. All my property have gotten moldy from this place and the don’t take responsibility for anything. I wish I can give 0 STARS.
This is not a good place to stay. You never have no where to park and if you park in the handicap your car will get towed or you will get a ticket even if you have a parking pass to park out here where you pay rent. The light poll lights don’t work at all . So at night times it’s really dark . My car got hit one day and I never got the chance to see who may have hit my car because The cameras don’t work.. I’ve got a 100 dollar ticket the other day for bring park in handicap with out a handicap tag all because I came home to no parking spot and that was the only one open. So many people has complain to the office about all these problems that’s going on and nobody did nothing about it. Now myself and 7 others have to pay for a ticket just because we never have a park where you pay rent at. I’m telling you now stay away from this place you will not like it at all. They had a couple who moved in in April and moved out the same month .
Do not rent here th management is not very good. They lost our rent 3 times and maintenance came in my house and took our washer and dryer out unannounced. We were at the leasing office every single month and they did not care about our concerns. The kids who live in the trailer parks and the neighborhood broke my sister back car window by throwing a rock at the window. It is not the place to live unless you are desperate and have 100% cover insurance. They have had 5 different managements and they are never in the office during office hours. It is terrible I advise you to spend your money somewhere else
DO NOT rent here left for an emergency to take care of my mother have the land Lord a copy of my key the maintenance men went on stole my sofa set moved stuffed around the apartments are infested with roaches. Kids run wild knock on you doors all the time. Change of managment every so often called the police about my things being taken out they didn't do nothing about saying I needed serial numbers landlord lying still wanted their rent I ask them to check the cameras they have them up there for show it doesn't work people leave good in the hallways it may look good on the outside but most of the neighbors have roaches and your place will be infested to call them out to spray they did two cabinets glad I got away from here not a good place to raise children unless you can't do no better Do not rent here they stole my stuff and blamed it on my spouse and still wanted their rent and they couldn't help me. Someone tried to break in my house as well the I had ADT police said maybe someone had a old key what sense that made I had to get a knew lock than everyone else and put it on myself then they said the cameras didn't work rent at branchester lakes or someone else it's not worth it. The management and staff and maintenance ain't worth nothing. Don't let the good ratings fool you stay away. I gave ot one rating because it wouldn't allow me to post my comment other than that it would have been none

We always welcome suggestions on how we can improve the community for our resident's enjoyment. We have investigated your theft claim with the police department and there is no evidence of your accusations. We have instituted a curfew on the property and have enlisted the police department to aid in enforcing this policy as well as the prevention of loitering in the breezeways. This program has been a success and residents have commented on the improvement to the property. We thank you for taking time to voice your concerns. Don't ever live here never. Place is horrible. Police is here constantly, every single day. Trash everywhere. Drug Dealers.Shooting. Don;t believe people when they say its a nice place its a horrible place. Kids sitting on the stairs and argue constantly. Fire alarms being pulled my little kids for no reason. So I repeat before you sign that lease DON'T LIVE HERE OR STEP FOOT ON THE PROPERTY.

We appreciate you bringing these concerns to our attention. The transition to our new management company has had some bumps along the way, however, we are now fully staffed with a team that has been in place since July 2017 that is eager to serve you. We have partnered with the police department and instituted a curfew and no loitering policy which the police have agreed to enforce. This along with our continual meetings with our community officer has enabled us to identify the offenders who are creating an unpleasant living environment at Puddledock Place. This continual communication with our residents and the police department will make Puddledock Place a place to call home.
I am soooo glad that we finally have the great new staff in the office. I cannot tell you the crap we have had to go through with some of the old management. Ms. Julia and Lori are great managers and they keep things in check. They both really care out the people that live here and keeping this place somewhere we can be proud to call home. I recommend Puddledock to my family and friends. You will love it here!

There is new management for the property now and it has made a world of difference. The property is cleaner and they have started doing summer food programs and events for the kids. There are rules and regulations but theyre more concrete now and have really started to make a difference in the appearance of the apartments and the noise levels. I would highly recommend this place.

They make up all types of rules and regulations that's not in the lease agreement. We can't have visitor because they didn't create enough parking spot can only have one car per licence driver lease holders. If you have out of town visitor like family they get towed at their own expense because we don't have parking passes. They can't keep up with the trash, trash be all over the ground. The property management saying that any time she come to your house its a house inspection even if she didn't notify you. The kids out there is just terrible running in front of moving vehicles not caring its nothing for the kids to do, playground is very small.

The management here is horrible and have already had to call Corporate after the management here would not return my security deposit and I had never even moved in and almost 2 months have passed and I ended up having to call corporate to get it back. If anyone knows the names of the women in the office please contact me queenta21@yahoo.com. Thanks

I would not recommend this place to anyone. Management is horrible, they make up new rules every other day. It was nice in the beginning. If you want to live in the projects, I would most definitly recommend this place. There no peace and quite, and you can hear every movement made on the floor above. Nice apartments, but whats nice on the outside is not always nice on the inside. Management needs to be upgraded.

Office management has been extremely bad. Not only do they fail to do something about the loitering of people in the breeze ways at all times of the day/night, but the children run rampant from building to building up and down the stairs. The police are here daily due to the million and one domestic issues that takes place. The floors/walls are paper thin to the point where you smell weed practically all day and night. The office is closed on the weekend so good luck handling any kind of business during the week, unless you don't work. That seems the running theme around here...rent at your own risk of safety and sanity.
