Property Ratings at PV Victoria Apartments
This apartment has no noise protection at all. It's like living with upstairs without wall. My upstairs has fish tank with noisy filter, and our whole house has whirring noise 24/7! Office heard it but doesn't do anything. Forget about living quietly here. Cars, footsteps, people talking in the patio wake you up at 5am. We had rat problems too. Thinking about moving out of this horrible place and much more horrible neighbor.
They continue to raise the rent without fixing anything. The buildings are falling apart and there is even exposed plumbing on the outside of our building that they just left there. There are always plumbing issues and the electrical box shuts down once a month. These buildings are unsafe and the main manager is a total nightmare of a person.
I have lived at PV Victoria for several years. Below are my comments for those considering renting a place. WiFi is not included in the rentals. Large units for the price. Some with high ceilings and great views. Some units don't get cellular reception. Check your phone when looking at the unit. The 400 units aren't built in a symmetrical grid. Pay attention to when/how long the sun will hit the place. It can be very hot or very cold, depending on the placement of the unit, especially the upstairs units. The bath tub is pretty small. There is limited storage space. The units are rustic with only wall heaters and no A/C. If you are sensitive to heat/cold, these places can like cabins in the mountains. It is a very large property built on the hillside above Los Verdes Golf Course and spanning that side of the street all the way from Hawthorne to the golf course. The units close to the street are prone to a lot of traffic noise. Those along the golf course are quiet/peaceful. The property was build in the early 70s and is a bit run down looking, if esthetics matter to you. Pot holes in the asphalt, old paint on the outside of the buildings, etc. The public schools are some of the best in the county. All units have dishwashers but not washer/dryer hook ups in unit. Plenty of on site pay-to-use washer/dryers (there's a slightly inconvenient card system, not coin op). Ask where the closest one to your unit is. Every unit has a balcony. Many units have stunning views of the Pacific Ocean. Some face other balconies and some have nicer views. Pay attention to how close the other balcony is to yours. There are four swimming pools (not super warm) and a gym on site. Maintenance staff are responsive and kind (some live on site). The office staff is mostly kind though communication is sometimes not all that great (400 units is a lot to maintain). Pets are welcome. Plenty of great dog walking in the neighborhood and a dog park just a quick drive to the City Hall. There is onsite parking for residents but it is sometimes pretty far from the unit. Ask to see where the parking for the unit is, so you know. Lots of safe street parking. Overall, I have been extremely happy living/working in my apartment. I recommend PV Victoria to anyone who is OK with a rustic vibe and proximity to the sea rather than a new/nicer unit. Plenty of parks/walking trails, shopping/eating spots on Silver Spur and at Golden Cove. Plus, there's peacocks in The Spring!
Pros: Outside neighborhood is nice, general PV pros, they do fix basic issues fairly quickly. Cons: PV Victoria is not flexible at all for tenants. The single pane windows are horrible, second floor is extremely hot during the summer (not even a portable A/C helps), and cold in the winter. The old windows and poor insulation cause much higher heating and cooling bills. There are little in-wall electric heaters in each room with a knob for how long you want the heat on. Nothing is temperature controlled. Not at all well suited for working from home. Very loud Mon-Fri with delivery trucks, trash trucks one day a week, recycle trash trucks another day of the week, and gardeners blowing dirt and pine needles everywhere yet another day of the week. The grounds are very rundown, only one heated pool for the entire complex, pot holes on the drive areas, steps on the grounds in disrepair from land movement, not safe. In unit water heater is under the kitchen sink and only large enough for one quick shower. Water pressure varies and is effected by other units in the building. I would not recommend to anyone, 2 stars is generous. Keep looking.
Positive: 1. Very quiet: meaning landscaping is only once a week. no kids or parents yelling( even thought a lot of younger families lve here), no cars with loud music coming around and no hearing other people's entertainment devices during the week AND the weekends. You have the occasional hang out party but even then they quiet down after 8 or 9pm. 2. trash is picked up TWICE a week plus recycling 3. everyone is friendly even staff! 4. quick responses for maintenance WINTER / FALL: Yes there is no insulation so be aware of that. in the cold we use the heaters and they work great. we also bought flannel sheets and sherpa-mink comforters and you cant feel the cold. SUMMER: summer time yes it does get hot and no ac can be a pain. open your windows (which you have a lot of) and buy an evaporator cooler (works better then a portable ac). I have migraines and have not had them during the summer Negatives: 1. Tenants leave their trash OUTSIDE of the bins or inside the Recycling bins so squirrels get into them then there is trash everywhere! 3. Tenants wash their pets bed in the washers so you now have pet hair on your cloths even if you dont own any. As you can see we can't speak bad about the staff or property. It is an older building so it does look dated a fresh coat of paint and maybe a few aesthetic can be done but nothing that is hazardous. I hope you give this complex a look, the major things we love about living here will always be 1. QUIETNESS 2. QUIETNESS 3. QUIETNESS one lucky thing we get to see wildlife here! peacocks, coyote, hawks, woodpeckers etc..

The views on the drive home and away from home are spectacular. Big size apartments, helpful staff,property is well taken care of and has nice swimming pools. We really like living here even though the place doesn't have w/d hook ups or ac. It's definitely worth it. A bit expensive for our budget but it's in a really safe area that has great schools for our son. Great location!

PV Victoria apartments is a great community with 4 pools, large floor plans... some with fireplaces, large rooms and bedrooms perfect for large furnitues, actual beamed ceilings on second floor units and numerous laundry facilities throughout as well as covered parking for most units. Located in the best school district in Los Angeles and the bus line is on the corner! Everything you need and more is right here! Your own piece of paradise and the best rates for the square footage with views that are priceless!
And we lucked out. PV Victoria Apartments in Rancho Palos Verdes, CA is really what we were looking for. Large apartments, fresh paint, some upgrades, and a large porch. 4 pools, a gym, laundry facilities and even provisions for pets. All this in an ideal location. Could it do with a bit more sound insulation, absolutely. And for a modest rent increase, they could also update the kitchens more. However, I'm very satisfied.
