Property Ratings at Q @ Nob Hill
This complex is all about the surface. They can only present you things like a nice lawn, and decent location for these apartments. Outside of that, they do there best to sweep things under the rug.... Let's start with a little history, the complex was recently renovated (2008). However they didn't really change anything substantial. They tore off the balconies, left the sliding glass windows. Tore out the old cabinets, put in practically the same, low quality laminate cabinets that will be torn out again later. Didn't fix anything structural though, didn't do anything substantial to the actual building (again just surface stuff). Daily living in an apartment like this?.. If you're unfortunate like me, you'll wake up to your neighbors alarm clock. Pull yourself out of bed to meet the hot or freezing air in the apartment (depending on time of year since the HVAC and insulation are non existent. And go to take a cold shower (You can get hot water out of the sink, but not the shower no matter the hour, and it's been that way for 3 years, through multiple 'fixes' countless emergency shutoffs). After that, you want some breakfast, and smelling what the neighbor below you is cooking probably pushes that forward. So what do you do? Open all your windows to hope to get some air circulating so you're not choked by smoke while cooking (since they cheaped out on getting an exhaust system, who cares for your residents health or avoiding long term effects of grease buildup etc)..... and then off to work, luckily you'll never be groggy again, the moment that cold water hits every morning is enough to wake you (and make your hyperventilate). Of course, nonsensical issues, recording keeping issues. which could all be excusable, if the management took any true responsibility/ownership of the issues, and I think it's cause they've deluded themselves so much into caring about these bullshit surface features that they don't see, or care, about the complaints the residents give them. You don't like passive aggressive texts, don't want to be contacted by these passive aggressive texts even after you move? "they make no excuses for the policy" TLDR; Place has a nice location, and outward presentation. Outside of that, building is poorly insulated to weather and sound, Water is not hot outside of the sink (you can hobo shower), and there's cheap solutions to things that don't actually address problems, they just slip the rules and regulations
Stay away if you know what's good for you. The property was "renovated" a few years ago, more so painted over without fixing anything. Good luck getting a hot shower (it'll be luke warm on a good day) And this is even after they "fixed the water heater" (they "fix" a lot of things). Like your dishes to actually be cleaned from a dishwasher, good luck. Would you prefer that your apartment stay hot in the winter, and cool in the summer, fat chance (It'll be close to 90* indoors and of course the thermo says "cool on" yet it never gets cool). Countless code violations too, there's no fume hood, or anything to deal with fumes/grease from cooking, making you have to clean grease and sut that has been left to settle. Like getting passive aggressive texts about how boxes weren't put in a dumpster properly? Like finding out they have no records of what you've paid/done (through the multiple management changes) while renting... yeah they don't have those, and you better be ready to prove that you indeed did pay the bills.

Dear Valued Resident, Indeed most apartments do not have a hood over the stove. It was intentionally designed so by the owners after careful consideration. They felt that a hood would interfere with the open floor plan design, it is ineffective and noisy. Since all stoves are in reasonable proximity to a large window, fumes from cooking are much better ventilated by opening a window. Hoods are not required by code is a window is available for venting. Both the owners and management are committed to maintaining a high quality of residence on the premises. That includes making sure that trash or recycling is properly disposed of and not left outside the apartments or community areas. We make no apologies for enforcing this policy. The vast majority of our residents strongly appreciate the standard of upkeep of the property and grounds we aspire to. The Q @ Nob Hill renovations have been substantially complete in early 2018 and since then we have been enjoying strong interest from the community in leasing our apartments in this beautiful boutique residence community. With the resulting rapid increase in the number of residents, we have been getting comments that the water temperature is not quite high enough during peak hours of usage. The property has repaired and replaced its central water heating system and the second one is scheduled for replacement in November 2018. Hopefully that would resolve any further issues with water temperature. It is true that for a brief period of time (4 months to be exact) the property was managed by a management company which, unfortunately, proved to be incompetent. For one, they have not kept proper records of billing and leases. But the owners' swift response in making a change in management is yet another testament to their commitment to maintain the highest quality of service possible to our community of residents. We apologize for any inconvenience the change of management may have caused some residents as the new management company does their best with what they were handed. That painful transition should be all behind us now, though. There is little direct action we can take in response to an anonymous review, but we encourage you to submit a repair request through your tenant portal of any and all issues you may experience in your home. If the issues are not resolved, please do follow up with Lauren- our property manager on site. We are confident she will take care of your needs in the best way possible. If you have tried all these avenues and still feel that your issues are unresolved, please contact one of the principals at TEAM. I LOVE everything about this property!!! The location is great.... the renovations are incredible it is colorful and lively just like the staff!!! Talk about service wow Lauren was friendly and energetic and went above and beyond to help me every step of the way!!! She is backed by a GREAT management company that helped her meet my needs!!! 5 Star service all the way!!!

The apartment was fine. However the management changed 3 times in 1 year and by the time we were moving out there was no records of our rent payments or deposit. The management said it is our resposibility to prove payment from over a year ago! Customer service is rude and unhelpful. They do not respond to emails and the office is off site from the vassar apartments. Keep all of your records even if you pay in full and on time and dont expect help with any issues.

Leased a furnished one bedroom, leasing office was great and super responsive. Unit and complex is recently renovated, really nice and clean. (In the furnished unit, everything I can think of is here). Unit also came with superfast internet and cable. Complex and neighborhood is super quiet (i work from home so that was a must along with the internet and Shayla in the leasing office did not lead me astray). Gated and feels secure, as well.
Please stay away is my best advice. The customer service is an absolute zero and the management is awful. Don't let the look of it fool you because when an issue comes up you are greeted with an unpleasant and unprofessional response and you will be told it's your problem. Sadly they make it so it's so expensive you can't break your lease but they created a contract that they will let you go. Best we can do is just inform all to look somewhere else.
