Property Ratings at Quail Cove Apartments
There is nothing excellent about this place. Bathroom floors are squishy, closet doors come off hinges, dryers take two times to dry clothes, dish washer doesn’t even clean your dishes and leave water marks all over, three days after moving in the bathroom door handle fell off including the towel rack, WiFi cuts out a lot, heater needs to be relit, I requested for something to be fixed and it’s still broke, disposal broke three times, the office pounds on your door waking up sleeping children that are sick, the office people are rude on occasions when you call them for help or they are disrespectful, Pool or hot tub are closed a lot, hardly get anything shipped here cause the address is either wrong or people steal it, loud neighbors, my friends car was hit while visiting us, the office conplains about everything on your patio it doesn’t matter what it is, apartments are over priced, falling apart, hidden fees, and so much more. DONT MOVE HERE! Worst place I ever lived and I’ve lived in some pretty bad places. I do not recommend at all. Save your money.

I lived at Quail Cove for almost 2 years, good place to be! Very quiet around the apartments, my neighbors were all really cool and kind. The office has some wonderful people as well and their maintenance crew is awesome. I enjoyed living there!

We are so happy to have been able to provide you with such a great place to call home over your two years with us. We thank you for your time here and wish you the best going forward.
I have lived in Quail Cove for a year now, and I am so happy to say that I will be moving out soon! This was my first apartment living experience, and the way things have gone have been sour since the very start. There are so many hidden fees that didn’t get brought up upon lease initiation, and the management is terrible at complying with requests. I had to pay rent late one time, and I emailed the office in advance to let them know that I would be making my payment two days past the deadline. They emailed me back promptly letting me know it was not going to be a problem, but I woke up to an eviction notice taped to my front door stating that I had three days to pay or get out. I ended up having to pay well over $300 in late fees. Not to mention that NO ONE cleans up after their pets. There are dog stations with dog poop bags all over the complex, but I would still avoid walking through the grass at any cost. The sprinklers will never fail to spray right under the covered parking and will leave your vehicles with water spots. The dumpsters are ALWAYS full, and there are obnoxious neighbors that will blast their music or stomp around through any hour of the night. The Layton city police department are frequent visitors here as well. Also don’t even think about decorating your patio, you’ll get notices on your door and they’ll make you pay a fine for having anything out there. The apartments themselves are old and outdated, constantly needing to be repaired. Our door frames are uneven, closet doors come off hinges, and shower knobs are crooked and the temperature is either scalding hot or colder than the arctic sea. The washer and dryer that you have to rent in-unit are cheap, and it always takes AT LEAST three dryer cycles to get your clothes to even be damp. The one good thing I do have to say about this place is that the maintenance crew is phenomenal. They have always come to my house within 24 hours of any service requests being submitted and have always been very responsive and respectful. If you are looking for a nice apartment complex to call home, I would recommend looking elsewhere because that is not what you will find here.

Why schools are very SERCA is a clean, quiet place with many shops around and the people who attend the office, especially Miss Marta, are very kind and thoughtful, I am happy to live in this place

The staff is amazing. They were there to help us with any questions or concerns we had. They worked with us and made sure this place became our home. I really enjoyed living here with all the amazing perks that comes along with it.

What I thought was going to be the best year at an apartment complex turned into the worst. For starters, for the year I have been here the office staff has changed too many times to count. It’s pointless trying to remember anyone’s name. The maintenance crew is very responsive when you first move in but give it a few months and every service request will go ignored. My patio had a hole through the floor, the closet doors easily fall off the hinges... It’s pointless trying to take a shower if any of your neighbors are because you will have NO hot water. The bathroom mirrors are impossible to clean from old paint spray that was never cleaned off. There is animal waste EVERYWHERE and the jacuzzi hardly stays hot in the winter which makes it pointless to have. The apartments look very outdated (faucets, doors, appliances) and is overpriced for nearly nothing in return. Half of the gym equipment is broken and the front office doesn’t hold packages so good luck ordering anything big or important because it is likely to get stolen. DO NOT MOVE HERE
As far as apartment living goes, Quail Cove has a lot to offer. It's a nice "middle of the road" quality. The property is a little older so the sound proofing isn't the best. I live on the middle floor and hear my neighbors above and below all the time. That being said, I'm sure they can hear me too, even when I don't mean to be loud. It's an apartment. It's tight quarters. We're all human after all. We've lived in this community for 18 months and the only complaints I have are about some of the other residents. The office provides dog stations to make it easier to clean up after your dog, yet some people don't. You get a parking stall, but that doesn't mean that the person parked next to you knows how to park their monstrous vehicle well. The complex provides 2 playgrounds, pool, hot tub, gym, racquetball/basketball/soccer courts, bbq pits...some really nice amenities. But you will always have those people that don't know how to be respectful. The office staff does what they can and will always address any issue or situation that I bring to them. Maintenance is amazing. They always show up within hours of requesting service and it's always done within 24! The office will host activities to let neighbors meet and mingle and I've met some pretty great people that way. The property is within walking distance to all three schools and lots of commerce. Not far from the train station (for commuting) and a 5-10 minute drive to gorgeous mountain hiking trails. You owe it to yourself to at least give Quail Cove a chance.

We appreciate your positive feedback about Quail Cove! It makes us delighted to know you're enjoying the amenities and our dedicated staff. We strive to provide our residents with a great living experience. Thank you for choosing us as your home!
Everything about this apartment was terrible! My husband and I found this complex right after we were married and I really wish we had gone somewhere else. The construction itself looks like a kindergartner made it out of building blocks. The walls and doorways are not level, we were calling maintenance at least once a month for something else that fell apart, our door didn't securely lock for the first three months and when they finally did fix it, you pretty much had to break it down in order for it to open. Management is absolutely terrible. They never follow through with anything they claim and the tenant is the one that suffers for it. I called one day to have an issue resolved and instead of listening to a word I said, the girl screamed at me and then hung up on me. They are very unprofessional and don't care about their tenants whatsoever. They only care about money.
if you miss rent 1 day you owe 300$ in fees. If you have problems, it is like yanking teeth to get them to do anything for you. They are always looking for an excuse to charge you extra fees but never want to fix their own mistakes. STAY AWAY!!!
Property Manager at Quail Cove Apartments, Responded To This Review
We're really sorry that you had such a negative experience. We can assure you that our intention is not to inconvenience our tenants with excessive fees- the policy is implemented to maintain fairness and order. We appreciate your feedback as it provides us valuable insight to improve our services accordingly.
I lived here for 2 years and I loved it! The grounds were kept nice, the community is nice and clean, the maintenance is fast and professional. I had my dishwasher break and it was leaking all over the floor and maintenance was prompt and got everything cleaned and fixed very fast. Residents events were fun, Bingo was my favorite! The office staff is friendly and helpful. My kids loved playing basketball and racquetball. I would highly recommend this community! If I didn't have to relocate to Michigan I would have renewed my lease :(
Quail Cove Apts offers something great for all sizes and all ages. Single to family sizes. Wonderful outdoor sports court. There is an awesome Club house for relaxation, a computer room and exercise room downstairs. Laundry room and hookups in each unit. Shopping, public bus and hospital nearby. Beautiful mountain view. Outdoor swimming pool and hot tub. Some units have special wheelchair ramps and indoor hallways ready. Internet and cable in each unit. Fair pricing and great management!
There are a few things the managment is working on like fixing the jets in the hot tub and filling the pond and water fountains but the office staff do there best to show appreciation to there tenants we recently had a pool party where managment supplied cotton candy, food, drinks and prizes as well as great music and entertainment for everyone even the little kids who had a dance off for a new razor scooter. I like living here!
