Property Ratings at Quail Ridge Apartments
The recently renovated apartments are AMAZING!! The office staff is so extremely helpful, and maintenance is super fast at responding to our problems. The neighborhood is quiet and child friendly! I truly love it here!!!
These places are a joke I lived there for 3 years took care of my place and payed rent early every single time. We had to complain about our neighbors several times for allowing there children to climb and scratch our cars. Tim the supervisor at the time mind you he was the 3rd one since we had been there said he was evicting them. They still live there till this day. Our a/c wasn’t working and we called and called and called had to call Jeff in Raleigh. A/c was still never fixed. I have all this documented due to the fact I bought a house so I have a Realitor and lawyer. Now they want to send my parents a bill for the month of December and cleaning a stove that I never freaking used cause I worked all the time. And cleaning a fridge I take full responsibility for because I was rushed out and forgot the food in it. Now the supervisor Jerry was who was there when we moved in and the apartment was painted colors in the living room one of the bedrooms and the bathroom which I have the whole place on video proving it was when we moved in simple point there TRYING to charge us 200$ for having to paint the color to white. Why? We didn’t paint anything. Small claims lawsuit I smell coming there way. Also have pics of the a/c frozen up. And the fire ants that came in the house because of the way they treated it. Not to mention screen shots of our complaints. Rent went from 540-733 which didn’t hurt our pockets but we got an old apartment that wasn’t newly renovated like the others. So take pics of everything document everything. So you can be prepared when they try to screw you. My lease was up In November I did not sign a new one or anything I was just out by nov 31st. And you want to charge me for the month of dec. my closing on my house was Nov 26th. So just be careful they don’t appreciate anyone in those places and act like a burden when things break and they don’t fix them. We also have pics of the mess they made and the things they broke when they attempted to fix anything.

At the end of the original term of the lease it automatically goes month to month with a 30 day written notice requirement from either the Tenant or the Landlord to actually end the lease. We actually require our tenants to initial this clause in the lease to make sure their is no misunderstanding. You can't just show up give us the keys and have the lease end on the day you drop off the keys. You need to notify us in writing of when you plan to move out to start the notice period, or the start of your notice period will begin when you drop off the keys. You did initial on the lease that you understood this requirement. We include pictures showing any other items deducted from the deposit when we mail out the deposit reconciliation. Wonderful new management that makes sure that maintenance does their job. Every issue that we've had, has been fixed pretty quickly. Got a new washer and dishwasher. My kids love playing outside and I don't have to worry so much

The apartments are falling apart. They bandaid fix things. The maintenance is rude as well as walk in without knocking. There is trash all over the grounds. Cars have been broken into. Personal property gets damaged. The maintenance is friends with the property manager so when something is done wrong she turns the other cheek. Maintenance have also been caught smoking cigarettes in tenants apartments. Maintenance request go unchecked. The A/C only works half the time. I’ve gone weeks at a time before it gets fixed.
We have been here since August 2015, all the neighbors are great. When we first looked at the apartments some time ago they looked run down and people hanging out all over the place. Over the last 4 year it has come up a whole lot. That is why we decided to move here. They do like animals also. It is a great place to rise a family, everyone there now is family orientated. Since we have been here we call to get something fixed and they usually are right there to fix it. A couple of time on a minor fix, it took them two days, but they explain about a burst water pipe somewhere. even after hours you can even call the property manager. He welcomes you and tells you call him anytime, you also see him walking around the complex day and night and even on weekends. He does live on property, his wife is also very nice. They are great with the kids and everyone all around. He even speaks to you when he is in town at Walmart or where ever. We are glad to be a part of the community.
The maintenance workers do not seem to know how to do their jobs properly. Most of the apartment was assembled in a very cheap, haphazard manner. We have filed our apartment's issues to no avail and have since had to remedy said issues on our own with our own paychecks. I believe (since this housing offers no amenities) that we would have been better off renting in Greenville.
The apartments would really be nice if they were kept up and a better quailty of paint and other materials were used to fix them. Also the maintance people need to take and fix what is wrong instead of half doing it. I moved here last month and the apartment I live in was supposed to be ready for me to move in. These men worked on this apartment for 3months and still it is not fixed. The paint is so cheap it is coming off the walls. Tile up stairs is cracked in hall and bathroom. New cabinets in kitchen half done. Holidays in the paint on walls and cabinets. Everything is half done. The tiles in the floors down stairs are not even level. Paint and stain all over floors. I am being charged for a remolded apartment, I do not understand why that is, just because the people before me messed up the place don't charge me for their mess up. It states above that rent starts at $445.00 and goes to $460.00 Even with my two dogs I should not be paying $515.00 for a three bedroom.Something does not even make since. A four bedroom would not cost but $460.00 plus $50.00 for dogs would be $510.00 so why am I being charged $515.00??? My neighbors are all very nice and it is quite here. I know that Jerry is new at this and he has to learn,but that does not give no reason for me to be paying more than I should and there is no reason for things not to get done. I have been using my money for chaulking to fix places that were not chauked up and I fixed my own toliet that was not bolted to the floor to keep it from moving back and forth. I am cleaning the paint and stain off the floors on my knees. I am 64years old and I should not have to do these things. I like the idea that it is quite and I do not have to mow grass anymore. I do want you to straighten the amount of my rent out. If the apartment rents for $450.00 plus $50.00 for my dogs that should be only $$500.00. Jerry I like you as a person. I only have one thing to say and really this is none of my bussiness, but I sounded just like you before I quit smoking, please cut back or stop before you get down really sick. I would hate for that to happen to you. I will pray for you as I did for myself before I quit. It took the Lord to take the taste from me for me to quit. I think you will be a fine manger once you get the hang of all this stuff. You are hearing all of this from me and no one else. I am saying all of this to you instead of anyone else.
