Property Ratings at Quail Run
The apartments are nice, mostly clean and usually quiet. The big issues lie with the gate constantly being broken, people flying through the complex blaring music, and there not being assigned parking spots.
Its ok, a lot of people are not friendly and trash is thrown everywhere at times. Overall, it needs some improvement around other areas. Thank you
Well managed apartment. Management and maintenance teams are exceptional as they respond promptly to concerns. Grounds are clean and well maintained.
A ton of bugs and roaches come into my apartment when the weather is warm. My windows are painted shut. There is sticky stuff all over my floors upon move in that I was expected to clean up. The speed bumps on the main drive are so extreme that you need to slow down to 1-2 mph to go over them. Maintenance has been pretty responsive, rent is fairly cheap, and the staff have been nice. The apartments are definitely spacious.
It has been great being here. Staff is courteous. Apartment is well maintained. Gym and pool on site. Maintenance responds quickly to issues.

Awesome environment with a caring office and maintenance staff. They are always very responsive and helpful. The grounds are always clean and quiet. In my estimation, it is pretty safe and close to everything.
We’ve enjoyed Quail Run for the past year and few months. The staff is friendly, maintenance is prompt, the property is meticulously maintained, it feels safe. No issues with bugs inside, just pesky drain flies. The water pressure seems to all be connected. If I wash my hands in the bathroom sink while running a bath, the sink water pressure is just drips. The same when showering while running the dishwasher or washing clothes. The enclosed patio was patched up when we moved in but not 100% as debris, bugs get in through the cracks. They work hard to keep the gate in working order but the guest entry call box is not reliable. Also of note the office doesn’t accept ANY packages and when you move in you have to go request your mailbox key from USPS for $20-30. Also note that your living room probably won’t have ceiling light. Lastly, kitchen cabinets are small and won’t fit syrup bottles, etc. Overall, we still love Quail Run and plan to stay here until we purchase a home.
So far my experience is great! I love how quickly the leading office responds and assists with inquiries. The gate is a plus for sure! I was looking for a property that was similar to the one I left and it is surprisingly better.
I have enjoyed my time at Quail Run....from Office Staff to Maintenance Staff...everyone is very Courteous and swift on a Job well done!! Thanks for having me!! Been here a very long time!!

I don’t have any complaints on living here from the staff, to the maintenance and even my neighbors everyone is awesome. It’s quiet and well kept and management have rules in place that I love
Quiet community but it would nice to have a RCSD camera system in the complex. The neighbors are very friendly and management are constantly finding ways to make enjoyable for residents.
Best bang for your buck as far as apartment size, however Buildings are pretty old. Normally quiet and great for families. Love the fact that it's gated!
I have been very pleased with all aspects of living at Quail Run Apartments. The staff is pleasent and helpful at all times. The maintenance staff is very friendly and professional with handling maintenance requests and getting issues resolved in a timely fashion. Great green areas, pet friendly, and affordable rent and utilities. Cheapest option in the area for the people that are geo-bachelor and want to save up money.
Really nice neighborhood. Maintenance very helpful. The people in the office are very helpful and nice. Have not had an issue since I have been here.
Nice and Quiet. I haven't been here long but so far I have no problems. Whenever there are Maintenance issues, they are quick to coming whenever I need them.
Overall the neighborhood is a very peaceful setting. I love sitting outside and not being able to worry about any stress or loud noises. My only comeplaint is the pit of date appliances/ bathrooms

Great place to live. Not a lot of noise. The cutest animals and friendly neighbors. The price is reasonable and everyone is very nice. The lawn is kept up weekly as well as pest control.
It has been a Great experience so far. Just moved in this year & my husband & I haven’t had any problems. We would recommend these apartments.
Quail Runs is extremely quiet and safe. The staff is constantly riding around on golf carts to ensure the neighborhood is in good standings and are very often seen engaging with the residents here. The community is also very clean. Everyone participates in keeping the grounds tidy
I have been here almost 3 years and can still say Quail Run is a good place to live. I am lucky enough to have good neighbors which is a plus but the overall experience is great. The office staff maintenance and people responsible for the upkeep of the grounds are really great. The apartments are spacious and updated. They are not roach or rodent infested and are reasonably priced for today’s housing market. I give Quail run a 5 star rating.
Our two bed, two bath unit is spacious, with a large screened in balcony. The grounds are beautiful and well-kept, with plenty of space to walk our dog or have a picnic.
It’s a quiet neighborhood. Most residents are military, medical or state employed. Seniors reside out here as well. Very pet friendly. Great maintenance staff.
Not having a good experience Management is rude & doesnt want to help tenants. Im fighting to renew my lease as we speak. Ive been treated wrong since Ive moved out here. I love my apartment & my property but Management arent doing there job.
My experience here has been wonderful. If I need any assistance. The office staff are very professional. The maintenance guys are on point. The neighborhood is very friendly. It's an older apartments with great bones. The space it definitely a plus.
Quiet at times, the apartments are very roomy in the very comforts of home ?? living here about 4 years just to improve on maintenance and taking suggestions how to improve better.
I’m happy to be a long time resident of Quail Run Apartments. Having Heather as Property Manager and her well trained staff has made living here more enjoyable for me. I look forward to coming home after my daily routine. There’s a feeling of being in a community where you know as a resident you’re safe. The property (landscape) is well maintained. Maintenance is always available to help. I’m a quiet person and I like that Quail Run is a quiet community. When you go through the gates, I welcome the joy of peace.
The neighborhood is nice, the only thing is I hate having to keep making new requests for something to be fixed. When I move into an apartment I expect everything to be fixed and ready for me to move into. Luckily management is on top of it about coming as soon as possible and not days later so I love that. Overall I'm glad to be in a new neighborhood.
Very quiet neighborhood. Wish they had 4 bedrooms. Management is very nice and available for you when needed. Hate that someone keeps breaking the gate.

So far the people are very friendly and the area is beautiful . I love the location and the fact that they have a gym is a plus. Not too worried about the pool right now but I hope they will have it available by summer.

Not a bad community to be apart of. Pretty quiet, Just be mindful you will get charged for everything. I wished maintenance responded faster, or knew what to do instead of the problem being put off because they have to get a contractor.
I love the apartments, and the amenities. The rent is a little high, and I'm tired of people breaking the gate and getting away with it. Also I have seen many tenants subletting their apartments to noisy students who party all hours of the day and night.
The apartment is everything I could ask for. A lot of space for the kids to play, playground, pool, gym. The best thing about this place is the peace and quiet. Once and awhile you’ll have that noisy neighbor but other than that everything is a dream come true
I’ve loved it here so far! The staff has been extremely kind and very helpful. My apartment is very nice and I’m slowly making it a home. I can see myself possibly renewing my lease if I find myself still in Columbia after this year!
The community is peaceful and quiet. Well kept grounds and amenity areas such as fitness center and pool. Great service with maintenance issues.
Love living here! My apartment is so perfect for my kids and I. I love the amenities offered here, the front office staff is very responsive and very nice! And maintenance is great, I have had a few maintenance issues over the past 2 years and they have been promptly fixed with a smile. Lastly the location is great, right in the middle of everything and grocery stores and gas stations are less than 3 minutes away.
This place cost too much for the condition it’s in. I’ve too many problems since I I’ve been here and they keep raising the rent. I don’t recommend moving into this place.

Love the peaceful atmosphere apartment are very big and lots of space pet friendly and clean outdoors the local grocery stores and gas station are right around the corner.

This is our second time living here and we plan to stay for a couple of years this time due to the quality of the apartments. The quiet neighborhood and the nice pool making it comfortable for us and our dogs
PCSing to the area through the military was extremely stressful. For some reason there were multiple setbacks. After searching online for months and visiting in-person for a safe affordable community I finally found Quail Run. My leasing specialist and made this experience simple and stress free. She provided outstanding customer service and finding a home here has been such a relief from everything else.
