Property Ratings at Quakertowne Apartments
To start, I currently reside at Quakertowne and signed the lease sight unseen as I was moving here from Georgia. This is always a big risk, and just about everyone would advise against it. However, to my relief, everything exceeded expectations! My entire experience, from the application process, signing the lease (signed and mailed from Georgia), and finally moving in, was so easy and free of stress. The staff has been helpful, kind, and knowledgable through everything. The grounds/facilities and apartments are well maintained (parking lot and walkways are plowed, shoveled, and salted regularly during the winter) and up to date (glass stovetop, unlike the model apartment picture shown, and wired for high-speed internet and cable). The neighborhood is quiet and peaceful with friendly neighbors. I would highly recommend Quakertowne to anyone looking for a place to call home! Special recognition to Leah and Debbie in the office who have both made this entire experience easier than I ever thought it would be. Thank you so much!

We lived in Quakertowne Apartments for 2 years. We loved our stay. Property is well maintained. Leah was always helpful and quick to response. If there's any issue, they were always quick to address it. They were always quick to plow snow. It was only once that I can think of, I was late to work because there was a bit delay in clearing snow. Again, it snows a lot in Orchard Park and they do pretty good job with snow removal and salting. Laundry room is in premise and which is about right for us. Bonus, you get a small but spacious storage room next to laundry room. We moved out because we purchased our own home. The ONLY problem which could be really annoying is neighbors downstairs. We are a family of 3 with less than year old toddler. We don't party, we assure we did pretty good job keeping the noise level down. But still, neighbor downstairs used to bang our floor even if we move our dinning chair or dropped our keys mistakenly. Previous staff Mary Pat saw it for herself. She did talked to the neighbor downstairs and it stopped for few weeks but continued with her trend after few weeks. Leah always asked when she sees us but at some point, we had decided not to complain anymore. Except for that part, it was a memorable 2 years and was a huge transition moving from NYC to this place. We loved this place even more during spring and summer. Thanks again Quakertowne.
I will be moving next month but I have really enjoyed my time here. The office staff has always been very helpful including calling after a maintenance request was done to make sure I was happy with the work done. The maintenance staff is very nice and they usually show up the same day as a request is called in even on a holiday. They also check the fire alarms twice a year in all the apts and change the heater/AC filter once a year. The snow removal during the winter has been very good. There have only been 2 times that I can think of when they weren't out plowing as soon as a big snowfall occurred. They are very proactive salting the walkways (maybe a little to proactive as there is always a lot of salt on the walkways which gets tracked into the bldg) but it's better than not having any salt put down. My only complaints about the apt have been the really small kitchen (it's a galley kitchen) and the really small bathroom. My neighbors have been quiet for the most part even though there is a family with a toddler. The only other complaint I have is having a single hot water heater for the entire bldg. Although it's a big tank there have been a few times there was no hot water in the morning as one of the tenants likes to take 20 min showers which uses up a lot of water. Also the washer in the bldg was replaced with a washer that uses the weight of the clothes in the basket to determine how much water to use which leads to having not enough water to get the clothes clean IMO. I was forced to use the nearby commercial laundry once this happened. Also the 2 stackable dryers are really small. All in all I highly recommend this complex if the above issues don't matter to you. If things don't work out at my new apt complex I may move back here.

We have lived here for 8 months and it's very nice and the grounds are lovely.The staff and maintenance are great and fix things immediately. They are always making sure the grounds are kept clean. Chris in the front office is very friendly and genuinely cares about the tenants. Tri City rentals also does things for the residents such as breakfast from Panera's, a resident picnic and free Buffalo News on Kids Day. It's refreshing to see a company that cares. The only down side is there seems to be a lot of spiders and bugs and sometimes the sidewalks or driveway doesn't get shoveled/plowed as often as it should. ( For the most part they do a great job with salting sidewalks etc.)

My fiancee and I moved in almost 2 years ago and have enjoyed the nice and quietness of the apartment and surrounding area. The office staff is friendly and courteous. When we have needed to contact them they have been quick to respond and resolve our issue.
I have lived with Tri City Rental for the last 5 years and the service and living conditions are wonderful. You are moved into a spotless apartment and the staff is attentive and helpful. They keep the property clean and respond to work orders quickly and professionally. Heat is included in the price and that is a plus in Buffalo
