Property Ratings at Quality Hill Towers
This business does not factually represent their pet policies. They claim on here that there are no fees associated and yet that's the first thing they said when I called to ask. They also have size and breed restrictions. You cannot have a pet over 35 lb.
This is the number one most horrible place to live. They don’t fix your maintenance issues no matter how bad they are. I have been trying to get them to fix an issue they caused and they are totally ignoring me. The apartments are roach infested no matter how clean your apartment is staff is rude and like to talk over you when you are trying to address an issue. Save your money.
Management here is the worst. They cancel mantainence requests without ever doing the work. The pool is for show--it isn't actually open. And don't get me started on the bug problem. The rent is cheap, but you get what you pay for. STAY AWAY!
The buildings are falling apart. The elevators are constantly out and they never fix anything. The ladies in the office are very nice, except for the two managers who are never there and don't do anything that they say they will do. I am a 60 yr old Grandmother and I have never been treated with such disrespect. This property was seen numerous times on local tv because renters complained about repairs not being done. They have been reported to the city over and over again and management does NOTHING except continue to demand rent. Hands down the worst most unprofessional experience I have ever had in my life (and I have had a few). Save your money, health and sanity. DO NOT RENT HERE
I see that there haven't been any recent reviews, so I'll write one. I've lived here at QHT for a long time, and I really love my apartment. The layout is nice with a lot of room for my things and a lot of outlets for TV, computer, appliances, etc. I find that any living experience is going to have some problems, but if you commit to working them out you can have a good life wherever you are. Quality Hill Towers is under new management and they appear to be making improvements. I would say give the place a chance and keep your options open. Don't go into any choices blindly. I'll give the property four stars because it fits what I need as I continue to work toward my retirement goals.
For starters they show you a different apartment than what you will live in which is 10x better than what you actually get. Roaches everywhere, the apartments are not cleaned before move in, the building hasn’t been cleaned since probably 1900, don’t even think about submitting a maintenance request because it will never be fixed.

The only thing redeeming about this apartment is the location, otherwise it is not worth the money. Bugs and cockroaches every where, poor maintenance and super old appliances. The office staff is rude and very unhelpful. The maintenance team takes forever to respond to maintenance requests (even life threatening & emergency ones.) And sometimes, they don't even respond to maintenance requests at all. The halls smell horrible and all the community areas are disgusting and dirty. Additionally, mail is constantly being misdelivered and packages are stolen constantly. Not worth it! You would be better off paying a little more down the street. Don't waste your money on this horrible environment.

Downtown area but nothing else about this complex is worth renting. Parking vandals and lack of security. These reviews speak for themselves. If corporate cared they would have intervened and fixed these issues. All they care about is collecting $$$. Seriously out of touch

In response to bad reviews I must say I have no roaches in my apartment. Been here three and a half years and all is well. If something needs attention they are there for you to fix it. But its seldom. It's a peaceful and quiet neighborhood. Love the view of the west bottoms. Up here in the clouds and I have scene for miles.

The good- rent is cheap, the location is great & the overall look & feel of the apartments/neighborhood is ideal if you’re looking for a cozy vintage building with a great view. The bad- Literally everything else. I can handle the train & air traffic & street traffic noises (I chose to move downtown after all) but in addition to that noise there were also gunshots from the park across the street nightly, roaches covering every inch of the building, an incredibly rude & unpleasant assistant manager (if you have to talk to anyone in the office, try to talk to Edgar as he was the only kind and competent person there), and most importantly: ASBESTOS in all the walls & ceilings that unless you specifically ask about, they will not tell you about until you’ve already paid your $700 deposit & are signing your lease. This wouldn’t be a problem if the building wasn’t so prone to maintenance issues that either disturb the walls/ceilings on their own or require the disturbance of walls/ceilings in their fixing. I spent six months here & it was the most nerve-wracking six months of my life. Save yourself the peace of mind and rent somewhere else

Good-Nice location and close to downtown. Bad - roaches roaches roaches wanting to share kitchen and bedding's. They might as well pay some of the rent.

I have lived in many apartments in the last few years, and sadly this was my worst. There was an AWFUL roach infestation-- like you will see at least 3 daily coming out of your kitchen cabinet, ceilings, shower, bathroom, etc. Next, there were electrical issues and one of my fuses caught on fire. After that my apartment flooded. There is also definitely some VERY suspicious activity going on in and around that building as well. There are definitely some health code violations, and the pool would be shut down a few times due to the health department. The pipes also leak throughout the basement where you enter and exit and do laundry. Despite all the horrors, there are some pros. The apartment itself is so close to downtown, and many rooms have a wonderful view. The staff does what they can, and will treat you with respect if you have issues. Edgar handles most of the issues and he does a lot and was always a pleasure to work with as well as the rest of the staff. Sadly, it just seems that the building itself needs gutted. If you are looking for a short-term place this will get you by as there are limited places in the city.
I have lived in this community a very long time and myself and many long term residents are being kicked out in the very near future to do a remodel. These new apartments are priced out of our budgets, really sad since this place was built for the working class back in the 1940's! The Sentinel management is not good and is consistently very rude, especially the assistant manager of this property! We also have a very very bad roach problem! Also we have not had a working emergency or general phone contact for a long while, they do not care because it is still broken and only works from landlines!!! Finally, you will hear weekly gunshots from the park if you move here! Do yourself a favor and keep on looking.
I've lived here for three years and the first two were fine, aside from the building having a roach problem. The office staff was very friendly and anytime I had a maintenance issue, it was taken care of the same day and the office would call me to confirm that I was happy with the results. However, once Sentinel took over, they moved in an incredibly rude woman into the front office position and maintenance issues are not taken care of like they used to be. The last two times I have put in a maintenance request it has gone ignored for over a week before I have had to call and ask what the status is. The last time it happened, they "misplaced" my maintenance request that went in on Monday. On Friday, after calling and asking again, they assured me it would get done before the weekend. It did not. It finally got done on Saturday after I asked again, and they said they wouldn't do it on the weekend because it wasn't an emergency, eventually doing it begrudgingly because they had ignored me all week. In an effort to update the building, Sentinel has begun remodeling. On the surface this is a good thing, but they did not let me know this would be happening when they renewed my lease and then shortly thereafter began making an incredible racket every day, turning the water to the building on and off on a whim, tearing up carpet and leaving the hallways looking like a slum, even removing my outer door without notice. The gym was closed for renovations in early spring and was supposed to reopen in May. It is almost July and still isn't open. Nothing gets done anymore when they tell you it will get done and furthermore, the office staff seems to know nothing of what the contractors are doing to the building, so talking to them gets zero results. On top of it all, the walls are solid concrete, so have fun trying to decorate your apartment, much less put curtains up. The park across the street is crawling with sketchy homeless people, and not a very relaxing place to walk your dog. This place might be fairly nice once the remodeling is done, but in the meantime you're going to have to deal with the noise and other inconveniences that come along with the remodeling for probably the next few years to come. Furthermore, it doesn't seem like the new office staff is going to go away once the remodeling is done, so you'll have the pleasure of dealing with them and all of your "forgotten" maintenance requests.
I would not recommend this facility to anyone unless you like cock roaches and bed bugs parking can also be a problem. The water pressure in the shower will be a dribble and the train noise is very loud. I cant say much of anything good other than I'll be happy to get out of here.
I was pressed for time and this complex seemed perfect. It allowed my pets with minimal pet rent. The deposits weren't outrageous and they allowed me to move in very quickly. I was hard pressed for money at the time and had no where to go. The apartment is tiny, but exactly what I wanted and needed. It's right outside of the Power and Light district, if that's your type of scene. It was great for a few weeks, then I realized I had other things living in my apartment that weren't paying rent. Roaches. Every time they spray, rather than go away - the roaches seem to multiply. The managers don't seem to be that concerned with this terrible infestation and hide it from all future tenants. (Just look at their fb page) Unfortunately I will have to live with this disgusting infestation until my lease is up. Until then, the horrible apartment hunting is back on.
This is the perfect building if you want roaches in every aspect of your life. In the bathroom, closet, on your bed, on your couch, in your sink, in your fridge, well, pretty much everywhere. They rope you in with their low rent and then you realize you're stuck. If you try to break the lease you have to pay your entire lease amount. Unfortunately, leaving is not an option right now because I can't afford it. For all I know all their other buildings could be amazing. But DO NOT move into 817 Jefferson. The entire building is infested. Did you know roaches bite?
Love it here-I am not a fan of the Midwest,but there is actual culture in this neighborhood ! Nothing is beige-multi cultural,diverse,and a cool,retro,old school building with a view to die gotten.
My apartment may be small, but I have good neighbors and only having to pay electric is really nice. Not that long after I moved in, I lost my job and was on unemployment and had trouble paying my rent on time. The office worked with me for several months making arrangements to pay late so I could get caught up. I felt really bad about my situation, but the office was as supportive and kind as they could be. Parking isn't too bad. I just go with the free parking and sometimes I have to park a couple blocks down when I get home really late, but I still usually get a spot in the lot next to my building. The elevators have been so much better since they updated them. I used to have to take the stairs frequently, but a couple years ago they redid them and it's such an improvement. I like the area, too. There's the park across the street and there are several restaurants nearby and a corner convenience mart a couple blocks down. It's pretty easy to get around. Overall, I'd say this place as been a great place to live
I waited for a couple of months before I wanted to write a review. Pros - The price for the space is not bad considering what others are going for if you are looking for downtown. Almost everyone I have met here in the towers are very nice people, very helpful to people new to the city telling you where to go to get what is needed. I have not needed maintenance for anything but have heard they are very good about taking care of issues rather quickly. Office staff has been friendly each time I have had to deal with them. Cons - Noise from the trains are rather loud but it is what it is. MASSIVE!! MASSIVE!! roach problem and everyone that lives here knows it, they do not have a monthly service to deal with them apparently otherwise there is no way it could be so bad. I seen roaches on the first day before I even moved my stuff in and did not realize how bad it was till too late. I have now sprayed the entire apartment, every inch of the walls and carpet, sprayed every crack and corner there is and am hoping that will solve the problem. I have seen at least 50 roaches in the few months living here. Massive roach infestation is the only reason I will not renew my lease at the end of the year and when I said something to the office about roaches they blew it off unfortunately.
When I looked at these apartments they were very neat and show that the owners have pride in the space. The apartments are all brightly lit and have a good view. A few different size and style choices are available too. Laundry and a small exercise are available in the building. The staff was very helpful and polite and made at least a couple follow up calls. They have lots of parking available. The only disadvantage I could see is you have to be ready to live in a tower, which might be a problem if you're scared of heights.
