Boynton Beach, located about halfway between West Palm Beach and Boca Raton along South Florida's east coast, isn't quite as well-known as its famous neighbors, but this fantastic location provides everything you'd want from a tropical beachfront community: white-sand beaches, palm trees, dazzling lakes, and amazing wildlife. With beaches less than three miles away, residents of Quantum Park enjoy surfing, swimming, boating, fishing, and beachcombing.
Quantum Park is a lake-dotted neighborhood bordered on the east side by I-95, making this an ideal location to rent your apartment, especially if you commute. The C. Stanley Weaver Canal runs along the south side of the neighborhood. Quantum Town Center, a large shopping plaza, is on the north side of Quantum Park. Just southwest of the neighborhood, Boynton Beach Mall provides a terrific shopping destination, with anchor stores Macy's, Dillard's, JCPenney, and Sears.

The safety and maintenance is a problem. The office response is really non existance. If you feel it is important, do it in writing go to the office, keep copies. In the future I would not choose Olen Properties.

Only issue I have is the maintenance. My fridge and dishwasher have been broken for months. I have submitted 4+ service requests and it’s never been fixed. I just want these to work

Moved in to be closer to our family after having our baby. Moving out because it is not worth the costs. The A/C unit is crap, and after calling maintenance multiple times we were told to drop our set temp to make it cooler...(although it would be set for 72 and reading 77)....The washer and dryer unit is crap and with multiple tickets, nothing was done so I did laundry outside of the apartment. Our range broke a couple of times alongside the dishwasher machine.... so much for in-unit amenities. The trash compactor is always full and parking is slim to none. If you are going to move here BE AWARE and just get a garage unit because you can't find parking here.
Based on the reviews, I was initially leery about renting here. However, after being a tenant for two years I can honestly say that I had no complaints with the staff or maintenance. They were always attentive and fixed anything same day. There are some downsides to the complex (ie. parking is a bit of a mess at night), but otherwise the grounds were always well maintained. I was forced to move after my rent increased by $400, but that could be said for renting in any major city these days. Overall, my experience was much better than I was expecting based on the reviews.
As many others have noted, almost $800 rent increase (38%) and absolute unwillingness to consider negotiation despite 3 years here, always on-time payment, and never a complaint received about us. Yeah - I'm bitter. Zero interest in keeping us as tenants because why should reliability or humanity matter when they can make more money? Yet reliability is a two way street, Quantum - trash is indeed always overflowing, pool is often green or cloudy (nor heated the past two winters), parking difficult, old/basic/unreliable appliances. The little annoyances add up - like the 6" of standing water I currently have in buckets in my apartment because they didn't fix the roof leak I reported 2 weeks ago. So buyer beware - you're just a dollar here, nothing more.
Horrible choice to live at. Parking is horrendous, staff barley answers phone and never ever calls back when you leave a voicemail. Trash is always over flowing, it takes days if not over a week for maintenance to come fix something and when they do I’ve had to call multiple times or go to the office to every get a response. They raised the rent $100 even though when I moved in they said rent never goes up more the $20-$50 a month. This was in April as my wife had just lost her job from Covid and we were in hardship. Not all the staff is horrible but the overall feeling is that they do not care. I’ve lived at a lot of apartments and each has their own thing but this is by far the worst community I’ve lived in!!
If your finances aren't immaculate don't bother applying here! Took me 10 min and $99 dollars to find out I'm declined, no eviction, clean background, clean driving record Credit score 644-648, job, etc. I had some past collections but that's it. They make you pay the Admin fee (another $99) up front, which they say I will get back in a month. I called in a month and they gave me a runaround saying they have to send it to accounting then they will send it to the California main office "for processing" and "hopefully" I will get a check in 3 weeks ! That will be 2 month they are sitting on my money. Why are they waiting another month if I'm already declined? I am still in a process of looking for a place so I hope I am still here when the "check" comes. Arrogant Management is not on top of explaining the process. They are definitely sweet while you are a potential customer however when you get declined they act like you are bothering them with your request.
This community does not care about its residents or their living conditions. We just moved in two weeks ago to an apartment that was clearly not ready for us. We voiced our concerns about how maintenance requests would be managed and we were assured that they have excellent services. We had SEVERAL maintenance requests that we had to put in on move in day and only one minor one has been completed. Then on top of everything else our A/C broke so we put in an emergency maintenance request that night and no one responded to us or even picked up the phone so we had to go to a near by hotel just to sleep, as it is 88 degrees inside. Then we came back home in time to call the front office where they promised us that we were next in line for repairs. Two and a half hours go by and we heard nothing. So we had to walk down to the office to voice our concerns and only then did the maintenance man arrive. After looking at the unit for an hour he tells that he has to order a new part that will not arrive until Monday. So now we have to get yet another last minute hotel just to live in because in a community with 600+ apartments and townhomes they only have two portable units (which are both in use apparently). I understand that they are short staffed, especially on the weekends but the fact that they hold no accountability or any possible solutions is their downfall. We are miserable here and have to pay for a place that we can’t even live in.
Thank GOD my lease is almost up. I wouldn’t renew my lease if they offered to pay me to live here. Parking is only assigned if you live in 1 of the 3 new buildings. Otherwise good luck finding a space in any of the other 30+. Better be home by 9 pm or you’ll have to park over by Dunkin Donuts. The office staff is absolutely terrible. They don’t even pretend to care about whatever issue or concern you are having. Maintenance guys are super friendly and helpful but their manager is....not. The front office never communicates to them if you call something in. You’re better off flagging one of the guys down, or maybe sending a smoke signal. Ladies in the office have literally told me to go to snake my own drain, or clean out my own ac... seriously? It’s such a shame because the apartments are nice and the community is in an awesome location - there is a lot of potential here but it’s totally wasted. If you enjoy stepping in dog/cat/iguana poop, heroin needles, finding your car on bricks, having raccoons live in the ceiling, mold, and being treated like an ignoramus when you go to the office with a concern then DEFINITELY move to Quantum.
Management is awful. They do not take any problems brought to their attention seriously at all and just blow them off. No parking if you work late nights. I wouldn't recommend this place to my worst enemy.
I have been here close to a year and I lost track of how many times my AC has broken. It doesn’t matter how many times you call the office, they don’t answer. So be prepared to drive over to let them know and then wait and wait and wait for someone to come and tell you that it just needs Freon or a small leak, or a this, or a that. But it is always hot in here. It is Christmas Day and I have been waiting since yesterday for maintenance to come to fix the air again. They came 3 days ago but said it was “too windy” and would come back. You guessed it.. they didn’t come back. Must be all the snow outside! Talked to Jeffrey, the maintenance on call, and he literally laughed after I called. He told me he would be here “first thing this morning” and I called at noon and he said they would definitely be here by 6pm! Seriously ?? I thought first thing in the morning would at least be 10. The unit freezes in about 15 minutes. We turn on the heat and defrost it, water everywhere, and wait and hour to turn it back on and there is ice on the unit within 15 minutes. We have taken a ton of time stamped pics but we know it won’t matter. They could care less. He actually told me when I called at noon that there are 1100 units on this property and they are trying to get to everyone! Umm, are they all broke? And didn’t YOU Jeffrey, say “first thing this morning”. Man, this place is not where I wished I had chosen to move!!!
Where do I start... This is hands down the worst community I have ever lived in. I have had issues ranging from rats in the attic (unresolved for years), a broken A/C unit (took 2 years for them to replace), my vehicle was towed by them without reason and $2,000 of damage was caused in the process (unresolved). The parking situation is a nightmare. There are no assigned spots and no way of regulating the parking. Residents are forced to park blocks away from their apartment in any sliver of empty space they can find available. The complex requires you to sign liability waivers relinquishing every right you have as a tenant. They require you to put up your own hurricane shutters in the event of a storm. All of the buildings in the complex are multi-storied and require the use of a ladder to secure shutters to the upper story windows. Most of these windows have limited access, even from a ladder. This requires residents to carry heavy aluminum hurricane shutters up a ladder upwards of 10 feet from the ground, using their legs to grip the ladder while both hands are needed to secure the shutters to the building with bolts that are anchored to the building’s exterior. This is a major safety concern for the residents, especially considering that we are all just renters in the community. Making the situation extremely dangerous for the residents is the fact that the bolts that are used to secure the shutters to the building are all either missing, completely stripped, or have been painted over multiple times. The issue has been brought up to the management several times with no response. The managements level of concern for any resident complaints is completely non-existent. Absolutely awful experience here.
This property has the worst property management I've ever encountered in my whole life. There's absolutely NO parking whatsoever. There's literally no legal parking within 350 yards of my apartment when I get home at night (I'm a bartender, I work late nights). Then when you try to park somewhere out of the way, they'll tow you and leave you parking tickets. AVOID
We have been living here for almost three years. When we first moved in, the price for what you got was great. Office staff and maintenance staff were great and responded promptly to requests. They allowed my large dog which was wonderful. It is not so great now. After the first year our rent renewal rate was raised by over $350/month. That was so much we had to downsize. Since then we have had a rate increase each year (last increase approx. $100). Waiting to see what they want for the next lease. The cost for the same apartment is showing over $200 cheaper on the website than what we are paying now. No wonder the complex cannot keep the buildings full (overpriced). Oh and we have to warn you that the square footage includes the attached garages. The complex has also become a bit more lower end than what we would expect for the price. The tenants are getting that way as well (and we are not high maintenance). It seems that the office staff has to always ask management the answers to questions when asked. Don't dare try and ask for the property manager. Maintenance tasks take weeks to have done, if they ever get done. Several times we have set up appointments to have a simple task done, taken the time off from work, and nobody shows up. It took three days to get a couple of batteries for the smoke detectors dropped off on the porch. The doggie bag dispensers are never full and the doggie waste containers are always full. I blame much of this on poor management and owners being greedy. At this point I would not recommend this complex to anyone for more than a one year lease. Overall it's OK.
Pros: Location is great. ( main reason I moved here ) Quiet complex. Cons: The gym only has treadmills. (Not good for fitness people). There is no Media Center/Movie Theatre
Really like this apt, flexible layouts,high ceilings, large appliances, location, and amenities. Apt very clean, functional, well maintained, reasonably safe & a potentially really gracious place for the price. Downside: weekends & holidays can be pretty active by the pools & (cool temp yet strong jet) hot tubs, lots of pets, sometime strewn garbage litter the nice landscaping designs Most Tennant's & Staff are very nice and professional. Sometimes, tenant's/visitors are just a tad loud by pools. On-the -go, NYC 20/30 Something, living...convenience makes it work....Just watch out for extra parking fees & late fees. It isn't entirely key gated, however, it is completelyfenced with fast, easy access and security available.
Clean, well maintained complex. Friendly office and maintenance staff. Maintenance requests are fulfilled quickly and accurately. Neighborhood is nice and conveniently close to shops and the highway. Would definitely recommend to a friend!
I moved to Quantum October 2014. I transition was smooth and painless. The office staff was professional and extremely helpful. The location of the apartment/homes is superb. Stores, Restaurants, Gas Station, easy access to I-95. I love my residency at Quantum Lake. The landscaping is well manicured weekly. The maintenance staff was prompt when I called in a work order. The staff never fail to wave and say hello when the pass on the golf cart. I feel like a family member at Quantum. The best of all, I recently had a birthday and received a birthday card from Quantum. I have lived at several apartments and I had received recognition of my birthday. Thanks so much for that. Quantum is the best.
I have been here for a year and have no complaints. The staff have been wonderful with our family. If something needs to get fixed they take care of it right away. The neighborhood is quiet and close to everything. We have the Publix right across the street. I95 is a minute away, the mall and many restaurants are all close by. It is so convenient. The only thing is that rent went up so it is pricier than before.
I live in a nice complex where the maintenance is very responsive. Pros: Nice complex (clean and kept up) Good Location Close to the Tri-Rail station and shopping 2 pools and 2 gyms Cons: Expensive Very high density so everyone is on top of each other Not near enough parking Only 2 dumpsters which overflow and means a long walk New phase building have bugs that they cannot get rid of Summary: With so many people renting in South Florida, all apartments are over priced. This is an overall good complex that is definitely worth checking out.
I've lived here for around 8 yrs and I couldn't ask for a better location, (2 min from I-95, 5 min from the mall, restaurants at every corner and then sum), they have garages, attached, unattached, duel master bedrooms. but the section I live in is a little dated, tiny ants are always a problem even when you try to keep your home spotless. Our appliances are also outdated. They built a new section that is top of the line, but also top of the line rent. Rent tends to go up every year. All in all the neighbors are nice, they have monthly community functions, like movie night by the pool, breakfast service to you car, pizza party, Superbowl, etc., so it has it's moments.
The management is helpful and nice, but the community is starting to go down hill. I had problems when I moved in almost a year ago with the apartment being ready by my move-in date. The apartment hadn't been cleaned and they were still putting in new appliances. Also, they were supposed to put in new carpet, but all they did was vacuum the carpet that was already in the apartment. Recently, I've become less happy with the area. There is no security at all, especially since multiple cars have been broken into. They're also raising the rent to unreasonable prices that go above the value of the actual apartments. All in all, I would say that this complex is not worth living in. Currently. I am paying $1315/month. They want to raise my rent to almost $1500/month. I won't be staying another year.
We compared a few properties in this area prior to making the decision to move in here. Ultimately, we chose this property due to the size of the units and because they were large dog friendly. The rent when we moved in was slightly more than we liked, but now it is so high I could not recommend it to anyone. In addition to pet deposit and pet fee, they also charge pet rent (3 fees per animal). There are dog pickup station throughout; however, no fenced in dog area. The pools are heated; but there are no grills available like other communities. There is no car wash station like other communities. Strangely, there is no outdoor electrical hookup on our balcony or even a fixed light. Maintenance is easy to schedule, but they are very forgetful (still have a hole in the frame of my front door from when it was first reported and re-reported in March). There are fences and gates throughout the community; however, stay opened and unlocked 24/7. Do not let that fool you into thinking its a secure place.
This is the best apartment you will ever find. It's a liiitle bit more expensive than you might want to spend, but holy mother is it worth it. Big, spacious, cool; it's got it all. Lots of square footage, new carpets, lighting, and everything is right by your house. Tons of great bars and restaurants, shopping, and right by the freakin' beach. You can't beat it. No chance. Clean, friendly neighbors, you'll hate your life if you don't live here. LIVE HERE!
