Situated across the Tennessee River from the University of Tennessee campus, South Knoxville sits in a prime location that gives easy access to Knoxville proper to the north, Blount County to the south, and the Great Smokey Mountains and the Sevierville region to the west. The area, known for its low overall housing prices and average rents, makes a great place for students living on a budget.
The area’s close proximity to the University of Tennessee campus means students can easily drive or bike to their classes throughout the day. Non-students are within a short commute to Knoxville via the James White Parkway or Chapman Highway. Nestled along the south bank of the Tennessee River, Chapman Highway runs along the neighborhood’s western edge. Bordered by Island Home Park to the northeast, Vestal to the west and Old Sevier to the north, the neighborhood sits about three miles to the south of Downtown Knoxville.

Property Ratings at Quarry Trail - Historical Access
Living at Quarry Trail is great, I love being surrounded by UT students while not having to live on campus and deal with all the traffic since I can just catch a ride on the shuttle.

Thank you! We love hearing that you enjoy living with us, and we love that you are here at Quarry Trail!!
Quarry Trail is amazing! It's quiet and away from the crowds, but still close enough for convenience. The shuttle is amazing, and the people in the office are so nice. No complaints at all!

I had not had any troubles or complaints with Quarry Trail until someone tried to cut my catalytic converter off of my truck one night. I filed a police report and all but when I asked Quarry Trail what they were going to do to upgrade security so it would not happen again, their answer was that they were NOT going to do anything. This was extremely frustrating considering I had a friend that had his vehicle broken into once there too and they didn't respond then either. Safety was not a priority then and is still not now. If you were going to live at Quarry Trail and safety is a priority to you, I would tell you to look elsewhere. Quarry Trail obviously does not value safety and security.
The management is very nice and I love the community. The amenities are 24 hours too and I love how green the property is.
My son and his roommate chose an upgraded apt with. $100.00 extra fee every month which was fine until move in day and my sons bedroom had not been. We were told all of the carpet would be updated his was not. It is absolutely filthy and was covered in trash. He sent in a request was told no.I called and again was told no the carpet was not part of the upgrade. I explained we were told absolutely it was. So basically the just lied. That is false advertising for one thing and just dishonest. I had hoped they would stay there the rest of their years but not now.
The leadership and management of the complex in their infinite wisdom have LOST the books on previous years’ security deposits. We paid first and last months rent and the management lost the payment. Even after extensive proofing from me and my son- they denied the payment not any responsibility to return our security deposit. Shame in today’s world the shirking of responsibility. Tenants of Quarry trails - beware - you are about to get hosed when you leave. Might want to make preparations for that imminent hosing next summer upon lease end.

Quarry trail isn’t all that bad. The apartments look nicer in the pics than they actually are but it’s nothing to throw a fit about. Management is usually pretty quick about solving problems and I have yet to have a run in with them!

Thank you very much for sharing these comments and providing detailed feedback on Quarry Trail.
At first, I had a really great experience with Quarry Trails. It wasn't until the summertime that the issue arose. My air conditioning has broken 4-5 times so far this summer. The first couple of times the maintenance man came promptly and put a band-aid on the problem for it to happen again in about 1-2 weeks. This past time, I called the emergency line as it was 85 in my apartment. The maintenance man was away for the weekend and instructed me on how to fix it myself... I pay an absurd amount of money on rent and I had to fix it myself. Not to mention, what he told me to do didn't fully resolve the issue on it and it was still about 76-80 in my apartment for the entire weekend. So I went down to the office about the issue to see if I could get a more permanent fix to the issue and I was told that this is an issue in a lot of the units and that there wasn't anything more to do about it. I am extremely annoyed as I have a dog who has to sit in the hot apartment as I am work and do not find out that there is an issue until I get home from work that day. I really just wish that I could get out of my lease or there would be a way for them to fix the issue and not have it keep happening over and over. Again, I pay way to much for an apartment with AC that doesn't always work. There are better options out there for apartments near campus.

Please! Find another place to live. They overcharge you when you are moving out for things you don't even know you have in your apartment. Customer service is horrible. They only care about money!!! And taking advantage of young people. They charge you after you move out and have noway to despute their charges.
MOLD, FEES, NOISE, TRASH, CAR BREAK INS. I was overcharged for cleaning fees 3 months after move out. I was charged for dust accumulation and a couple of items my roommates left. The apartment wasn't even fully cleaned by their cleaning crew before I moved in. My roommate's boyfriend was on the cleaning team and our building was neglected in the cleaning cycle. My father is a landlord in another city and has been for 39 years also believes them to be unreasonable. Overall, my year living here was mediocre. People would throw trash on our porch, landscaping, and pipework was done outside late at night (distracting my studying). There was pet poop all over the landscape. Trash in the parking lot. MOLD in my shower.MOLD surrounding and underneath the shower frame and sink. MOLD in the laundry closet. So in summary, DO NOT LIVE HERE.YOU WILL SAVE MONEY LIVING SOMEWHERE MORE EXPENSIVE DUE TO ALL THE FEES QUARRY TRAIL WILL TRY AND MAKE YOU PAY.
I toured Quarry Trail yesterday after finding their listing on Apartments.com. The staff were quick to arrange a viewing after I alerted them that I was interested in a one-bedroom apartment. An appointment was made and confirmed two days in advance. When I arrived, it was clear that I had been forgotten or overlooked. The staff member who arranged the appointment, Julia, was occupied and seemed surprised that I was there to tour the property. She then referred me to her manager, Brandy, to lead the tour. While both staff members were polite, I got the sense that I was just “taking up their time.” Brandy seemed distracted, given that I had to reintroduce myself multiple times, remind her to collect my photo id (standard operating procedure), ask questions repeatedly. The tour took only a few minutes and included a look into the sample 3-bed apartment. When reminded that I was looking for a one-bed apartment, I was informed that none were available. A lot of time, frustration, and patience could use have been spared if that information was shared with me two days prior when I inquired and arranged the tour. While the property appeared well maintained, I would rather invest my time and money somewhere I felt appreciated and somewhere I received better communication upfront.
These are the worst apartment buildings I have ever lived in. They are disgusting, bugs everywhere, black mold in the ceilings and walls and not in a safe location. The customer service is the worst I have ever had in my life. A mccdonalds employee would probably do a better job than them. They don't answer the phone and they don't care about the people who live there. Live ANYWHERE else, I promise you need to save yourself some trouble and go somewhere else.
This complex has fantastic staff that are super helpful... until you sign the lease. There is constantly mold growing in all of the bathrooms/faucets/drains/showers that will not go away no matter how much scrubbing you do. When I brought this to the attention of staff, I was told to "just spray it with some hydrogen peroxide and it will go away. That's what my mom always does." It didn't go away and they never did anything. We have had to have our dishwasher fixed at least 3 times, and none of the fixes have worked. It has been flooded in there for 5 months. The wifi is spotty at best, and if Airwaves has to delete all of the accounts at Quarry Trail for some reason, you won't get an email explaining why you don't have an account. A lot of frustration could have been saved if Quarry Trail would have just communicated with the residents. The shuttle runs okay through the school year, but if you live here over the summer, it doesn't run. Walking/biking to campus is extremely dangerous so transportation is a necessity. They pull you in with the nice looking apartments, manicured grounds, and smiling staff. Do yourself a favor and don't sign here.
The customer service with the leasing office at Quarry Trail is absolutely terrible. Rude people who never respond in a timely manner to emails, and are hateful over the phone. I do not recommend these apartments to anyone.
To keep it short, quarry trail is only out to get as much money as they can from you. Their contracts are worded in a confusing manner that no 18-21 year old would understand, and you would be better off having a lawyer read over it. They use this confusing contract to lock you in to any fee they would like to charge at a whim. Management is rude and is never able to directly help you with concerns. Do not do not do not live here if you would like to have one less thing to be stressed about during school.
This apartment comes fully furnished and for s decent price! I have 3 other roommates that I LOVE. We share a kitchen and living room and I have my own private bedroom and bathroom! This complex is self is pretty organized and quiet which I really like for studying! All my untilities are included so it makes bills very easy! You should strongly consider Quarry Trail!
The apartment seems spacious and nice! I would love to live there in the near future I hope nobody takes it before I do!
