Property Ratings at Quarter Mill
Horrible management Never rent here. If u do I feel sorry for you I have never had a worse time then I have here. It’s because of the management team I don’t wanna live here, if u call them cause u need something fixed they will take a good month to even come check it out.

Not only is the management incompetent, they never answer the phone when you call, or return your calls when you leave a message, which shows they could care less about the residents. It takes forever to get a maintenance issue in your apartment fixed. And when they make a mistake they refuse to take responsibility!

Went by the leasing office three saturdays in a row no one was there. Even after I called and the woman in the office assured me someone would be there that upcoming Saturday. So I drove all the way there and low and behold again no one was there!!!!! I took it as a sign and needless to say decided to find an apartment somewhere else... Never got to see an apartment or talk to anyone about renting... work during the week when they are open so not sure exactly how anyone is supposed to inquire when no one is ever there on Saturday!! And now I look online and it's been changed to appointment only on Saturday...SMH!!!

Was only a resident here for one year and I would HIGHLY encourage others to look else where. Management is horrible, insulation is terrible. First 2 months were amazing. Staff seemed friendly and the overall neighborhood was nice. It wasnt until my upstairs neighbor moved it that it went down hill from there. For MONTHS I was forced to hear the creaky floor squeaking every move my neighbor made. She had kids so you could continuously hear them stomping and running around at all hours of the night. The only time I got peace in my own home was when she was gone. Fast forward to December, I was finally able to break my lease and the rental office made it everything but easy. I cleaned my apartment SPOTLESS and when I asked Gloria-the MANAGER of the office- should I shampoo the carpets she informed me that was not necessary and gave me a checklist of things to clean upon moving out, which I did. Looked on my account, never sent out a letter or any correspondence, and saw I owed a balance of $145. I Asked the rental office what for and they told me for the carpet to be REPLACED because of a small stain that was about the size of a quarter and they could not get out the color red. A couple of weeks went by after speaking with them about the disagreement the manager called and said they hired a professional to come clean the carpets were able to get the stain out well enough to rent it out. Question is why not get it professionally cleaned PRIOR to charging for the entire carpet to be replaced. Even spoke with someone at Amurcon and they agreed. Now here we are 2 months after I moved out and although they have agreed to refund me my security deposit, I still don't have the funds because the manager was so nasty that she sent the check to the wrong forwarding address after I verified it with her. Overall TERRIBLE experience and I would not recommend this trash apartment complex to a dog.

Management is very unprofessional! They will not fix things they say they will fix! I’ve been complaining about the people above me they ignore emails and will not answer the phone. They do not care about their residents at all!

Do not live here. Management is a nightmare, maintenance is a nightmare, and you will most likely get your car and/or apartment broken into (and management will not care). I keep to myself and I am quite, I work all day and watch TV when I get home and I have no friends that come over and are loud, so I was surprised when I walked outside to go to work and found that my brand new car had been keyed all over. There are sketchy people all over the place and obvious drug activity. I guess I should've known my new car wasn't going to be safe in that area. If you check Henrico County's police report site, you'll see the high amount of illegal activity that goes on here. From apartment and car break ins, assaults, disorderly conduct, noise violations, and domestic violence. And your walls and ceiling are paper thin so you get to hear every step your upstairs neighbor takes, every word the people below you speak (or if you're in my apartment, it's a child running and jumping off of furniture upstairs and a violent couple downstairs SCREAMING at each other and beating the crap out of each other all the time). Cops are in and out and banging on peoples' doors. Management is an absolute joke, Ski hides in a back room and avoids all conflict. Do yourself a favor and try to find somewhere better.

I just wanted information I spent all day yesterday searching for an apartment and I have to say that QUARTER MILL APARTMENTS was the WORST experience EVER !! The consultant who “helped” me was very pregnant but I was not told her name directly so I can not remember it . She DID NOT ask for any info such as when I was moving, what I was looking for or any general information that is normally asked when viewing apartments. What made is WORSE was that when I asked to tour an apartment the pregnant consultant who was helping me grabbed the key out of her desk and grabbed a map out her desk, she then walks me out side hands me the key and map and points far down the complex and said there’s the apartment and walked back inside! I understand that she was pregnant but that was completely unacceptable!! She gave me a key which I know is a violation and because she did not tour me and just pointed down the road I COULD NOT ask any questions at all! To make it all worse when I walked back inside from SHOWING MYSELF the apartment she then asks me if I wanted to sign a lease! ARE YOU KIDDING ME ?!?!!! I told her I’m good and walked out! This is ABSOLUTELY The worst experience I had ever and the apartment was okay Smh ! Don’t visit unless you plan on touring yourself and pulling teeth to get any information !!

I'm new here, moved from another country, its a nice place, it took almost a month for us to move here, the application process etc. The apartment its very comfortable, its very nice and the walking closet is a good feature. I'm in the first floor, don't have the vanity in my room, but the bathroom its huge, I love the bathroom. The only complaint I have, its the people smoking weed :(. I'm so so so sad about this situation. I have a 7 years old daughter, the building where I live have people smoking weed and the smell of this drug its very strong in the parking and the hall. I went out today and there was a guy walking and smoking like something very natural and normal, he sit in a car with the door open and the smell was all over the parking and in my patio. This is such a nice place, but this is a very uncomfortable situation, i planned to live here for as long as i could, but with this happening, I don't think this way anymore. I don't want my daughter near that kind of environment, i did not moved here for this. But i don't if I can make a complaint and this could stop?, since I'm knew, i really don't know what to do. But but as far as I know, marijuana is illegal.
Living in Quarter Mill has been one of the worst experiences of my life. The apartments are in horrid condition and the management is incredibly rude. When we moved in, nothing was cleaned. The carpet was thoroughly stained with rusty nails sticking out in the living room corner. Everything was old, broken and pretty much unfixable. Quarter Mill is filled with crime. You can expect regular car break-ins and the worst kind of people as your neighbors. But, nothing is as bad as the management. I've never seen such an unorganized and unprofessional office. The manager hides behind closed doors and refuses to deal with any tenant concerns. The assistant manager in particular is one of the rudest people I've ever had to deal with. Cars are being vandalized on a regular basis, and there are hordes of violent teenagers making noise day and night and damaging people's property. Neighbors blast music every night, all night, and management does nothing to address the issue. The walls are paper thin, and you can hear everything that goes on around you. Living here has been beyond terrible, and I wouldn't reside here even if rent was free. An absolutely abhorrent apartment complex.
These apartments are very nice and the leasing staff are amazing, professional and respectful. They treat you like family. The pool here is big and also the mantnice staff are very helpful and respectful. When me and my fiancé moved here in 2014. Because we had a brand new apartment the heating and air was not done right. We didn't have AC for almost 2 months. The mantnice super visor Bruce actually brought us a very heavy duty fan from Lowe's from his home. It was actually his fan. He brought it to us so we would not get over heated and would stay cool. After the apartment was fixed we tried to give it back and he said no its yours just remember me that I gave this as a gift from my heart to yall. Also anytime we need one of the mantnice guys to fix something they do it right away. We have lived at other apartments and these apartments by far are the best we have ever lived in. The leasing and mantnice staff cares about you and your family.
